How you pay for Sora

Sora is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise. Sora has been under construction since its launch, so some stages may already have passed; ask which, because those fall due soon after you sign.

More about Sora

About Sora

About 300 m of frontage along Jurong Lake Gardens. Four residential blocks angled towards the gardens, with cascading roof terraces on every block. A 50 m pool, family facilities and Sky 360 rooftop spaces. Homes from 1-bedroom + study to 5-bedroom. Here is why Sora is worth a close look.

What you're buying

Sora is a 440-home private condominium at 72, 74, 76 and 78 Yuan Ching Road, on a 99-year lease from 30 August 2023. The developer is Lakeside Residential Pte. Ltd., the joint venture bringing together CEL Development, Sing-Haiyi Pearl and TK 189 Development.

Sora occupies about 191,974 sq ft, or 17,834.8 sqm, on the former Park View Mansions land. Two blocks are 20 storeys high and two are 12 storeys. The home sizes run from 538 to 1,938 sq ft, across a mix of smaller homes, family layouts and larger 4- and 5-bedroom homes.

Sora launched on 6 July 2024. Prices at launch started from S$1,850 psf, with a 538 sq ft 1-bedroom + study starting at just under S$1 million. Over the launch weekend of 6 and 7 July 2024, 102 homes sold at an average of about S$2,160 psf.

Location

Jurong Lake Gardens along the frontage

Sora has about 300 m of frontage along the 90-hectare Jurong Lake Gardens, Singapore's first national gardens in the heartlands. For buyers who want a park-led address, the attraction starts at the boundary: Sora sits along the gardens, with an established national garden as part of the surrounding neighbourhood.

That makes the green space more than an amenity within the condominium. The gardens extend the outdoor offer beyond Sora's grounds, giving buyers a residential setting defined by a large public landscape as well as the facilities at home.

Lakeside Garden: 53 hectares on the western side

Lakeside Garden is the 53-hectare western section of Jurong Lake Gardens and opened in April 2019. It forms part of the established garden landscape beside Sora, bringing a substantial outdoor destination into the Yuan Ching Road location.

For buyers who value open space, that scale is the benefit. Sora's appeal draws on a garden district with room for outdoor recreation beyond the condominium boundary, alongside the pools, play spaces and gardens within Sora itself.

Forest Ramble: 13 adventure stations

Forest Ramble in Lakeside Garden is the largest nature playgarden in the heartlands, with 13 adventure stations. It adds a specific children's attraction to the garden setting, giving young families a named outdoor destination beyond Sora's own play facilities.

For a family choosing a home around the needs of younger children, Forest Ramble is a concrete reason to favour the location. The surrounding gardens offer more than scenery: they include an established nature playgarden designed around adventure and play.

Chinese and Japanese Gardens, reopened in September 2024

The Chinese and Japanese Gardens reopened on 8 September 2024, completing Jurong Lake Gardens. Together with Lakeside Garden, they give the 90-hectare gardens several distinct parts rather than one uniform park.

For Sora buyers, these are already part of the surrounding garden destination. The location offers established garden attractions across the wider Jurong Lake Gardens landscape, adding variety to the outdoor spaces around Yuan Ching Road.

Lakeside MRT about 1.4 km away

Sora is about 1.4 km from Lakeside MRT along the route from Sora's Yuan Ching Road frontage. Chinese Garden MRT is about 2.0 km away along the route through Jurong Lake Gardens. Both stations are on the East-West Line.

From Lakeside, Jurong East is two stops away and is the North-South Line interchange. Buona Vista, the Circle Line interchange, is five stops away. The same East-West Line runs directly to Raffles Place, 12 stops from Lakeside, giving Sora a rail connection to the CBD without a change of train.

For buyers working along the East-West Line, this links the garden-side address with established employment destinations. Jurong East and Buona Vista also give the route its interchange connections, extending the rail network beyond the direct East-West Line journey.

School

Lakeside Primary within 1 km

Lakeside Primary School is within 1 km of Sora, at about 0.93 km in a straight line. Primary 1 distance priority depends on each home's address, making the home-to-school distance part of the registration priority.

For families with a child already at Lakeside Primary School, Sora offers a new private-home option in the same school area. The attraction is continuity: a move into a new condominium while keeping an existing school connection.

Fuhua Primary and Shuqun Primary

Fuhua Primary School is about 1.21 km from Sora and Shuqun Primary School about 1.55 km, measured in a straight line. Both are in the 1 to 2 km distance band.

These add two more named primary schools to Sora's location. For households with existing ties to Fuhua Primary School or Shuqun Primary School, the address brings a new-home choice into the wider area around those schools.

Secondary schools on Yuan Ching Road and around the area

Jurong Secondary School and Yuan Ching Secondary School are on Yuan Ching Road. Yuhua Secondary School and River Valley High School are also in the area.

That gives families named school connections beyond the primary years. For households already rooted in the west, Sora combines a new private home with an area served by established primary and secondary schools.

Why this project?

Four blocks angled towards the gardens

Sora's four blocks are angled towards Jurong Lake Gardens. The pair of 20-storey towers and pair of 12-storey blocks bring two different building heights into the same residential plan.

The orientation ties the architecture to the garden setting. Sora's identity runs through both the location and the building arrangement, with the gardens forming a reference point for the residential design.

Five ground-level garden zones

Sora has 71 numbered facilities across five ground-level zones and four Sky 360 roof zones. The ground-level zones are Tranquility Garden, Rejuvenation Corridor, The Moonlight Atrium, Zen Court and Connection Cove.

These distribute the facilities across several named parts of Sora. The offer brings exercise, family recreation and shared social spaces into the residential grounds, with additional facilities above the blocks.

A 50 m Serenity Pool, family pool and children's pool

The Serenity Pool is 50 m long. Sora also has a family pool and a children's pool, giving the facilities plan separate swimming spaces for different uses.

For a household buying into condominium living, the distinction is practical. Lap swimming, family recreation and children's water play each have a place in the pool offering, alongside the tennis court, gymnasium and spa house.

Forest Adventure Play and bamboo forest camping

Sora's family facilities include Forest Adventure Play and bamboo forest camping. These extend the nature-led theme into the residential grounds, adding play and camping spaces to the pool facilities.

For buyers with younger children, the attraction is a home with several forms of recreation within Sora: swimming, adventure play and camping, alongside the public gardens beyond the condominium boundary.

Sky 360: shared space on the roofs

Each residential block is crowned by a roof terrace over three cascading levels. The four Sky 360 roof zones are Lagoon Observatory, Sunrise Dome, Moonrise Gazebo and Lakescape Lookout.

The rooftop facilities include a sky lounge, sky bar, sky dining and Vista Co Work. Sora therefore adds shared dining, social and co-working spaces above the ground-level facilities, giving residents another part of the condominium to use outside their own homes.

A home mix from 1-bedroom + study to 5-bedroom

Sora has 36 1-bedroom + study homes, 60 2-bedroom Deluxe homes and 138 2-bedroom Deluxe + study homes. The 3-bedroom mix includes 22 Deluxe, 64 Premium and 84 Premium + study homes. There are also 18 4-bedroom Luxury and 18 5-bedroom Luxury homes.

The range gives Sora more than one buyer audience. Smaller households have 1-bedroom + study and 2-bedroom formats, while families have several 3-bedroom categories and larger 4- and 5-bedroom homes. Study variants give the home mix an additional category for buyers who want a designated study area.

Fittings and smart-home functions

Sora's specifications include Geberit, Grohe and Duravit sanitary ware, with Electrolux kitchen appliances. The smart-home package includes a gateway, digital lockset, facility booking, remote air-con control and audio-video telephony.

These are named fittings and functions within the home offer. The smart-home features connect entry, communication, air-con control and facility bookings, adding practical controls alongside the kitchen and bathroom specifications.

The neighbours

The LakeGarden Residences: 306 homes by Wing Tai

The LakeGarden Residences is next door to Sora. The 306-home Wing Tai project launched in August 2023 at an average of about S$2,120 psf over its launch weekend.

Psf means price per square foot of a home's floor area. The LakeGarden Residences gives the Yuan Ching Road garden-side location a named launch-price reference, with a smaller home count than Sora's 440.

J'den: 368 homes in Jurong East

J'den is a 368-home project by CapitaLand in Jurong East. At its launch on 11 November 2023, J'den achieved an average of about S$2,451 psf.

J'den adds a Jurong East project to the wider Jurong Lake District new-home picture. Sora's position is along Jurong Lake Gardens on Yuan Ching Road, giving the district more than one kind of residential address.

Lucerne Grand: next to Lakeside MRT

Lucerne Grand is a 570-home CDL project on Lakeside Drive, next to Lakeside MRT. Its launch weekend to 4 October 2026 achieved an average of about S$2,480 psf. At preview, a 3-bedroom of 883 sq ft started from S$1.988 million.

That gives the Lakeside area a newer station-side launch reference. Sora's July 2024 launch-weekend average was about S$320 psf lower than Lucerne Grand's October 2026 launch-weekend average. These are historical averages from two different launch periods.

The location distinction is clear: Lucerne Grand is next to Lakeside MRT, while Sora fronts Jurong Lake Gardens. Both belong to the wider Lakeside housing market, with different immediate settings.

Who's building it

Lakeside Residential Pte. Ltd.

The developer company is Lakeside Residential Pte. Ltd. The land-buying joint venture comprises CEL Development with 40%, Sing-Haiyi Pearl with 30%, and TK 189 Development with 30%.

CEL Development is the property arm of Chip Eng Seng. Sing-Haiyi Pearl is a 50:50 venture between SingHaiyi Group and Haiyi Holdings. TK 189 Development brings together Kim Seng Heng Realty, associated with KSH Holdings, and Ho Lee Group.

The S$260 million Park View Mansions purchase

Park View Mansions sold en bloc for S$260 million, with the award on 28 July 2022. The land rate was about S$1,023 psf per plot ratio, including the estimated differential premium and lease top-up to a fresh 99 years.

Psf per plot ratio measures land cost against allowable floor area. The S$260 million acquisition marks Sora's origin as the redevelopment of Park View Mansions, followed by the new lease that began on 30 August 2023.

SingHaiyi's western residential record

SingHaiyi developed Parc Clematis in Clementi, a 1,468-home project and its largest project. SingHaiyi's other projects include The Vales and City Suites.

For Sora buyers, Parc Clematis gives the SingHaiyi name a substantial residential project in the west. Sora brings that developer connection to Yuan Ching Road, at a smaller home count and with Jurong Lake Gardens as its immediate setting.

ADDP Architects and Nakano Singapore

Sora is designed by ADDP Architects, with Nakano Singapore as the main contractor. Sora is SingHaiyi's first project with Nakano Singapore.

The design and construction teams are named alongside the developer. Sora's four-block arrangement, roof terraces and facilities plan therefore come with identified architectural and building teams behind the residential project.

Future

2028: target vacant possession

Sora's target vacant possession date is 31 October 2028, with legal completion targeted for 31 October 2031. The vacant-possession milestone puts Sora's move-in timetable within the wider sequence of planned changes around Jurong Lake District.

Around 2027: the new Science Centre target

The new Science Centre in Jurong Lake District has a target opening around 2027. It adds a planned science and learning destination to a district already anchored by Jurong Lake Gardens.

For families attracted to Sora's gardens and play facilities, the planned Science Centre adds another dimension to the area: a destination focused on science and technology alongside outdoor recreation.

2032: Jurong Lake District station on the Cross Island Line

Jurong Lake District station, CR19, is planned as the western end of Cross Island Line Phase 2, with a target opening in 2032. The planned station adds another rail line to the district's longer-term transport story.

For buyers choosing Sora as a longer-term home in the west, the Cross Island Line forms part of the district's next transport chapter, alongside the existing East-West Line connections.

Jurong Lake District: a larger mixed-use business district

Jurong Lake District is planned as the largest mixed-use business district outside the city centre. That gives Sora a wider setting than the garden frontage alone: a residential address within a district planned around business and other uses as well as homes.

The appeal brings together an established garden landscape and a longer-term district plan. Sora offers the private home and facilities, Jurong Lake Gardens supplies the outdoor setting, and the planned Science Centre and Cross Island Line add further layers to the area.

Who it suits

Families who want Jurong Lake Gardens as part of their address

You want outdoor space to be a reason for choosing your next home. Sora puts the gardens along the frontage, with family pools and play facilities within the condominium. The combination gives your home choice a clear focus on gardens and recreation.

Households with existing school connections in the west

You already have ties to Lakeside Primary, Fuhua Primary, Shuqun Primary or the secondary schools around Yuan Ching Road. Sora offers a new private-home option in that wider school area, with several family-sized home categories in the mix.

Smaller households who want a study format

You want a smaller home with a study in the layout category. Sora includes 1-bedroom + study and 2-bedroom Deluxe + study homes, alongside shared facilities such as Vista Co Work and the rooftop social spaces.

HDB upgraders rooted in the west

Your HDB MOP has ended and you want to move into a private condominium while staying in the west. Sora brings a new home, pools, sports facilities and larger bedroom formats to the Jurong Lake Gardens address.

Buyers planning a longer-term home in Jurong Lake District

You want an established garden setting with a wider district plan around it. Sora combines its Yuan Ching Road location with the planned business district, Science Centre and Cross Island Line, giving the address both an existing outdoor attraction and a future district story.
