Dairy Farm Walk Residences price list and prices nearby

No price list has been released, so there is no price to quote yet. The prices come with the developer's preview.

For context only: Narra Residences next door launched in January 2026 at an average of about S$2,180 psf, and this site's land cost was about 5.7% lower per square foot of floor area. The Botany at Dairy Farm sold 48% of its homes on its launch weekend in March 2023 and is fully sold. Final prices depend on the developer.

The land cost less than Narra's. This site went for about S$962 psf per plot ratio in January 2026 after five bids, with the top two within about 0.4%; the Narra site went for S$1,020 a year earlier. Land cost isn't a selling price, but it's a fair starting point when you compare the two.

How you pay for Dairy Farm Walk Residences

Dairy Farm Walk Residences will be bought while it is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about Dairy Farm Walk Residences

About Dairy Farm Walk Residences

Up to six storeys. A lower plot ratio than the four earlier Dairy Farm land parcels. Chestnut landed homes to the north, with Dairy Farm Nature Park and Bukit Timah Nature Reserve around the neighbourhood. Dairy Farm Walk Residences brings a low-rise private condo to the junction of Dairy Farm Walk and Dairy Farm Heights. Here is why this launch is worth a close look.

What you're buying

Dairy Farm Walk Residences is a new 99-year leasehold private condominium of about 480 homes in District 23. The land spans 29,444.2 sqm, or about 317,000 sq ft. This is the fifth residential government land sale in Dairy Farm since 2012, adding another new condo to an area that already includes Dairy Farm Residences, The Botany at Dairy Farm and Narra Residences.

The developer consortium comprises ABR Holdings Limited, LWH Holdings Pte. Ltd., Macly Capital Pte Ltd and RP Ventures Pte Ltd. RP Ventures is a Roxy-Pacific Holdings subsidiary, with Roxy-Pacific managing the project. Three of the partners have worked together before, bringing their earlier Hill House partnership to Dairy Farm Walk.

Location

A green pocket beside the Chestnut landed estate

Dairy Farm Walk Residences occupies the junction of Dairy Farm Walk and Dairy Farm Heights, in the Bukit Panjang and Upper Bukit Timah area. Chestnut landed homes form the northern neighbour. Chestnut Close Park, Dairy Farm Nature Park and Bukit Timah Nature Reserve place several named green spaces around the neighbourhood.

That combination gives Dairy Farm Walk Residences a residential setting shaped by parks and landed streets. For buyers who want to stay in the west while living close to nature, the attraction starts with the surroundings beyond the condo grounds.

Hillview MRT: direct to Bugis, Chinatown and Downtown

Hillview MRT on the Downtown Line is the nearest station to Dairy Farm Walk Residences. HillV2 and The Rail Mall are near Hillview MRT, putting restaurants, cafes and shops around the station area. Downtown Line trains run direct from Hillview to Bugis, Chinatown and Downtown, so those destinations come without a change of train.

For people working along that stretch of the Downtown Line, Hillview provides the city connection behind the nature-led address. The parks are the reason to live in Dairy Farm; the direct train to Bugis, Chinatown and Downtown makes the location relevant to work as well.

Upper Bukit Timah Road, the BKE and PIE

Upper Bukit Timah Road and the Bukit Timah Expressway serve the Dairy Farm area, with the PIE nearby. These road connections sit alongside the Downtown Line, giving households at Dairy Farm Walk Residences a road network as well as rail access for journeys beyond the neighbourhood.

Dairy Farm Mall for everyday needs

Dairy Farm Mall is at 4 Dairy Farm Lane, within the Dairy Farm neighbourhood, with a FairPrice Finest for the weekly shop. Having a named shopping address within the estate adds a practical counterpoint to the nature parks: Dairy Farm Walk Residences brings the green setting together with an existing local mall.

HillV2 and The Rail Mall for meals out

HillV2 on Hillview Rise has restaurants and cafes. The Rail Mall on Upper Bukit Timah Road offers a row of single-storey shops. These are two distinct places for food and shopping around Hillview, adding dining choices beyond Dairy Farm Mall.

The Rail Mall also carries the low-rise character into the retail surroundings. Its single-storey row gives the Hillview area a different physical feel from shopping centred entirely on a large enclosed mall.

Bukit Panjang Hawker Centre and Market

Bukit Panjang Hawker Centre and Market is at 2 Bukit Panjang Ring Road. For Dairy Farm Walk Residences households, the wider Bukit Panjang area adds a hawker centre and market to the cafes and restaurants around Hillview. Food options extend across both neighbourhoods, with named destinations for hawker fare as well as meals out.

Dairy Farm Nature Park: trails, a quarry lake and 75 hectares

Dairy Farm Nature Park covers 75 hectares on land once used as a dairy farm. The Wallace Trail, Singapore Quarry lake and Wallace Education Centre give the park three distinct attractions. For a family drawn to nature, Dairy Farm Walk Residences places a substantial park in the surrounding neighbourhood, with more to explore than a landscaped garden.

The Wallace Trail extends 2.2 km from Hillview MRT to Wallace Education Centre. That gives the nature setting a defined trail and destination, linking the Hillview station area with one of Dairy Farm Nature Park's named landmarks.

Chestnut Nature Park: hiking and mountain biking

Chestnut Nature Park covers 81 hectares and supports hiking, mountain biking and birdwatching. It broadens the outdoor appeal around Dairy Farm Walk Residences beyond the Wallace Trail and Singapore Quarry lake, with activities for buyers who want more than a conventional neighbourhood park.

Bukit Timah Nature Reserve adds another established nature destination nearby. Together, Dairy Farm Nature Park, Chestnut Nature Park and Bukit Timah Nature Reserve make outdoor recreation a central reason to choose this part of the west.

Dairy Farm Park Connector and the cycling network

The 2.1 km Dairy Farm Park Connector runs through the estate to Dairy Farm Road, opposite Hillview MRT. It brings a named green route through the residential area itself, alongside the larger nature parks around Dairy Farm Walk Residences.

Bukit Panjang has about 16 km of cycling paths and park connectors following an 8.5 km expansion. The wider network adds cycling infrastructure to the nature-led setting, giving the area appeal for households that already make walking and cycling part of their routine.

School

Bukit Panjang Primary School and CHIJ Our Lady Queen of Peace

Bukit Panjang Primary School and CHIJ Our Lady Queen of Peace are the nearest primary schools named around Dairy Farm Walk Residences. CHIJ Our Lady Queen of Peace is at 4 Chestnut Drive, placing an established primary school within the Chestnut neighbourhood beside the Dairy Farm area.

For families with children already attending these schools, staying in the same area supports continuity through a home upgrade. The value is keeping the school community alongside a move into a new private home, rather than making a change of neighbourhood part of the same decision.

For Primary 1 registration, home-to-school distance affects priority. Distance is tied to the individual block address, so the relevant school distance follows the home chosen at Dairy Farm Walk Residences.

Secondary schools in the area

Assumption English School and Assumption Pathway School are in the area. Their presence adds secondary education options to the primary schools around Dairy Farm Walk Residences, giving families named schools within the wider neighbourhood as their children grow.

German European School Singapore and The Perse School

German European School Singapore and The Perse School are across from Dairy Farm Walk Residences. German European School Singapore is at 2 Dairy Farm Lane. For households already using either school, that location is a direct link between the home address and an existing education choice.

Why this project?

A plot ratio of 1.4, against 2.1 on earlier Dairy Farm parcels

Dairy Farm Walk Residences has a gross plot ratio of 1.4, compared with 2.1 on the four earlier Dairy Farm government land sale parcels. Its maximum gross floor area is 41,222 sqm. The lower planning ratio is the defining numerical difference between this new launch and those earlier land parcels.

Plot ratio relates allowable gross floor area to land area. At 1.4, the permitted floor area is 1.4 times the land area. A plot ratio of 1.4 is one-third lower than 2.1, giving Dairy Farm Walk Residences a clear lower-density distinction within the same Dairy Farm neighbourhood.

Six-storey blocks, stepping down to four

Blocks at Dairy Farm Walk Residences are planned at up to six storeys, with four storeys along the canal and landed housing boundary. The land slopes towards the Chestnut landed enclave. The height limits bring the planned building scale down along that edge.

For landed-home owners who prefer lower buildings, the four-storey boundary is a particularly relevant detail. Dairy Farm Walk Residences carries its low-rise character through the planning rules, giving buyers a concrete reason to choose this launch for its physical scale.

About 480 homes among neighbours of different sizes

Dairy Farm Walk Residences has about 480 homes, compared with 540 at Narra Residences, 460 at Dairy Farm Residences and 386 at The Botany at Dairy Farm. By home count, Dairy Farm Walk Residences sits between Narra Residences and the two smaller neighbours.

The appeal is a low-rise format at a larger scale than a small boutique condo. About 480 homes puts Dairy Farm Walk Residences within the range of established condo sizes in Dairy Farm, while the lower plot ratio and height limits give the new launch its own identity.

A new lease without leaving Dairy Farm

A new 99-year lease gives existing Dairy Farm and Upper Bukit Timah condo owners a reason to move within the neighbourhood. Dairy Farm Walk Residences brings a new private-home option to buyers who already know the parks, schools and Hillview area and want to remain close to them.

The neighbours

Narra Residences: the January 2026 launch next door

Narra Residences sits next door to Dairy Farm Walk Residences and includes four shops. Its launch on 31 January 2026 averaged about S$2,180 psf, with 135 homes sold on the launch weekend. That provides a recent new-launch price reference within Dairy Farm Walk itself.

Narra Residences launched a 517 sq ft 1-bedroom-plus-study from S$998,000. Starting prices were S$1.176 million for a 2-bedroom, S$1.63 million for a 3-bedroom and S$2.596 million for a 4-bedroom. The range gives buyers a dated picture of entry prices across several home types in the immediate neighbourhood.

The Botany at Dairy Farm: the March 2023 launch

The Botany at Dairy Farm launched in March 2023 at an average of about S$2,070 psf and sold 48% of its homes on the launch weekend. The Botany at Dairy Farm is fully sold. It provides an earlier launch benchmark in the same Dairy Farm area, before the January 2026 launch of Narra Residences.

Dairy Farm Residences: a completed condo benchmark

Dairy Farm Residences was completed in 2023 and recorded a 2025 resale median of S$1,830 psf. For buyers already living in Dairy Farm, that is a completed private-condo reference alongside the newer launch prices at Narra Residences and The Botany at Dairy Farm.

Tree House, Foresque Residences, Eco Sanctuary and The Skywoods

Tree House, Foresque Residences, Eco Sanctuary and The Skywoods recorded 2025 resale medians ranging from S$1,539 to S$1,689 psf. These older condos establish another price reference within Dairy Farm and Upper Bukit Timah, below the cited launch averages of Narra Residences and The Botany at Dairy Farm.

Psf means price per square foot: the price of a home divided by its floor area. The neighbourhood figures span older resale condos, the completed Dairy Farm Residences and newer launches. Dairy Farm Walk Residences adds the low-rise option to that local housing range.

Who's building it

ABR Holdings and the returning Hill House partners

ABR Holdings is an SGX-listed food-and-beverage and property investment group founded in 1979, best known for Swensen's. Dairy Farm Walk Residences marks ABR Holdings' first government land sale win, alongside partners with an existing residential collaboration.

Roxy-Pacific, Macly Group and LWH Holdings jointly launched Hill House in November 2022. Hill House is a 72-home freehold project in District 9. The partnership gives the Dairy Farm Walk Residences team a named earlier project together, rather than bringing every partner together for the first time.

Roxy-Pacific's residential portfolio also includes Mori, with 137 homes, and Straits Mansions, with 25 homes. Dairy Farm Walk Residences takes that residential experience into a larger planned project in the west.

A S$427 million winning bid

The land tender for Dairy Farm Walk Residences opened on 26 November 2025 and closed on 22 January 2026. Five bidders competed. The winning bid of S$427,000,268 was about 0.4% above the second-highest offer, and the award followed on 28 January 2026.

Other bids included S$410,875,000 from an SNC3 Realty consortium, S$377,250,000 from Kingsford Huray and S$372,500,000 from Sim Lian. The winning consortium secured Dairy Farm Walk Residences through a five-bid tender, with a narrow gap at the top.

Land cost below the neighbouring Narra parcel

The Dairy Farm Walk Residences land rate was about S$962 psf ppr. The neighbouring Narra Residences parcel sold in January 2025 at S$1,020 psf ppr. Dairy Farm Walk Residences therefore carries a land rate about 5.7% lower than that neighbouring transaction.

Psf ppr means land price per square foot of allowable floor area. The two Dairy Farm Walk transactions put a specific figure behind the land-cost difference, adding another point of distinction alongside the lower plot ratio.

Future

2032: Cross Island Line at King Albert Park

Cross Island Line Phase 2 is under construction and due by 2032, with King Albert Park as an interchange with the Downtown Line. For Dairy Farm Walk Residences, the planned connection adds a second rail line through an interchange on the same line as Hillview MRT.

2029: Bukit Timah Market and Food Centre reopens

Bukit Timah Market and Food Centre is closed for redevelopment and set to reopen in 2029. The project adds a future food-centre renewal to the wider Bukit Timah area, alongside the planned rail connection at King Albert Park.

Who it suits

HDB upgraders in Bukit Panjang, Bukit Batok and Choa Chu Kang

You have completed your HDB MOP and want a new private home while remaining in the west. Dairy Farm Walk Residences keeps the move within the wider area you know, with a low-rise format and the Dairy Farm nature belt as the reasons to move here.

Families who value trails and nature parks

You want outdoor space beyond condo landscaping. The combination of forest trails, a quarry lake and mountain-biking facilities gives the Dairy Farm address a clear purpose for your family. Dairy Farm Walk Residences puts that setting at the centre of the home choice.

Landed-home owners in Chestnut and Cashew

You want to right-size while staying close to the neighbourhood you know. Dairy Farm Walk Residences offers a condo option with lower blocks, beside the Chestnut landed estate. The planned scale speaks directly to buyers who prefer a lower-rise home as they move on from landed ownership.

Existing Dairy Farm and Upper Bukit Timah condo owners

You already live around Tree House, Foresque Residences, Eco Sanctuary or The Skywoods and want a newer home in the same part of Singapore. Dairy Farm Walk Residences combines a new lease with a different building format, letting the next move stay local.

Downtown Line commuters and international-school households

Your work takes you to Bugis, Chinatown or Downtown, or your children attend German European School Singapore or The Perse School. Dairy Farm Walk Residences ties those specific destinations to a nature-led residential address, giving your household a practical reason to make Dairy Farm home.
