How Narra Residences has sold
The preview opened on 17 January 2026 and drew more than 3,500 visitors over its first weekend. Over the launch weekend of 31 January and 1 February, 2- and 3-bedroom homes made up about 90% of sales, and all three 1-bedroom + study homes were taken. The larger homes sold more slowly: 4 of the 61 4-bedroom homes went that weekend.
About 90% of the launch buyers were Singaporeans and about 10% PRs, with a good share coming from HDB flats nearby. So the estate you buy into is mostly people who plan to live in it.
Homes keep selling one by one, so what is left in each type changes from week to week. Ask for the latest list before you choose.

More about Narra Residences
About Narra Residences
540 homes in seven blocks of 6 to 16 storeys. About two-thirds of the grounds landscaped, with blocks spaced up to 63 m apart. Dairy Farm Mall across the road and Dairy Farm Nature Park to the south. Narra Residences brings a substantial landscape setting to a new private condo on Dairy Farm Walk, with 2-bedroom homes priced from S$1.176 million at launch. Here is why this launch is worth a close look.
What you're buying
Narra Residences is a private condominium by Dairy Farm Walk JV Development Pte. Ltd., offering 540 homes and four shops at 50 to 64 Dairy Farm Walk in District 23. The 99-year lease runs from 1 July 2025. P&T Consultants designed Narra Residences on 21,881.1 sq m of land, or about 235,538 sq ft.
The full home mix runs from a 517 sq ft 1-bedroom + study to 5-bedroom homes of up to 1,679 sq ft. Between those sizes are 2-, 3- and 4-bedroom layouts, giving Narra Residences a range that serves smaller households through to larger families. The larger 5-bedroom homes include a private lift.
Narra Residences launched on 31 January 2026. Launch-weekend starting prices were S$1.176 million for a 2-bedroom, S$1.63 million for a 3-bedroom and S$2.596 million for a 4-bedroom. Those figures put a total purchase price against three distinct family-home sizes, rather than leaving the price story at a psf headline.
Location
Dairy Farm Walk, with nature to the south
Narra Residences has Dairy Farm Walk along the southern boundary and Petir Road, with a canal, along the eastern boundary. Dairy Farm Mall and German European School Singapore are across the road. The Chestnut landed estate lies to the north-west, with Dairy Farm Nature Park to the south and the Bukit Timah Expressway to the east.
The setting brings established residential streets, shops, a school and nature parkland into the same Dairy Farm pocket. For a buyer drawn to the western nature belt, the address comes with practical amenities as well as the parks that give Dairy Farm its identity.
Hillview MRT and a direct Downtown Line connection
Hillview MRT on the Downtown Line is the nearest station to Narra Residences. Bukit Panjang MRT, beside Hillion Mall, is two stops from Hillview. In the other direction, Beauty World is two stops away. Newton is eight stops from Hillview, Bugis eleven and Downtown fourteen, all without changing trains.
That direct line serves both the shopping and business destinations named above. For a household with regular journeys to Newton, Bugis or Downtown, Narra Residences offers a Dairy Farm address with those destinations on the same rail line. Hillion Mall adds a shopping destination in the opposite direction, rather than requiring every trip to head towards town.
Upper Bukit Timah Road, BKE and PIE
Upper Bukit Timah Road, the Bukit Timah Expressway and the PIE are close to Narra Residences. The immediate boundaries are Dairy Farm Walk and Petir Road, placing the address within a road network that complements the Downtown Line. Buyers who use both a car and the train have both forms of transport in the location story.
Dairy Farm Mall across the road
Dairy Farm Mall at 4 Dairy Farm Lane includes FairPrice Finest, a family clinic and enrichment tenants. Its position across the road from Narra Residences puts groceries, routine healthcare and children's enrichment in one named destination. The strongest everyday convenience here is already in place.
FairPrice Finest gives the address a specific supermarket, while the clinic and enrichment businesses broaden the reason to use Dairy Farm Mall beyond groceries. For families buying into Dairy Farm for its nature setting, the retail provision supports the practical side of the move as well.
HillV2 and The Rail Mall for more dining choices
HillV2 on Hillview Rise has restaurants and cafes. The Rail Mall is a row of shops on Upper Bukit Timah Road. Together, they broaden the retail and dining options beyond Dairy Farm Mall, giving Narra Residences buyers several established places within the wider Hillview and Dairy Farm area.
There is a useful spread in that mix: a supermarket-led destination across the road, restaurants and cafes at HillV2, and the shopfronts of The Rail Mall along Upper Bukit Timah Road. Narra Residences draws on more than one retail cluster.
Dairy Farm Nature Park: 75 hectares
Dairy Farm Nature Park covers 75 hectares and includes the Wallace Trail, Singapore Quarry lake and Wallace Education Centre. The Wallace Trail runs 2.2 km from Hillview MRT to Wallace Education Centre. These are established outdoor destinations, with a named trail and places of interest beyond the landscaped grounds of Narra Residences.
For buyers who want nature to be part of the address, that is the central attraction. Dairy Farm Nature Park offers more than a green outlook: the Wallace Trail, quarry lake and education centre give the park specific destinations for recreation and exploration.
Chestnut Nature Park and Bukit Timah Nature Reserve
Chestnut Nature Park covers 81 hectares, with hiking, mountain biking and birdwatching among its activities. Bukit Timah Nature Reserve is also nearby. The appeal extends beyond one park, with different outdoor destinations serving different interests in the surrounding nature belt.
Chestnut Nature Park adds mountain biking to the outdoor offer, while Dairy Farm Nature Park brings the Wallace Trail and Singapore Quarry lake. For a household that values several forms of outdoor recreation, the variety is part of what distinguishes the Dairy Farm location.
Dairy Farm Park Connector through the estate
The 2.1 km Dairy Farm Park Connector runs through the estate to Dairy Farm Road, opposite Hillview MRT. It adds a connected outdoor route through Dairy Farm alongside the larger nature destinations. Narra Residences therefore sits within an estate with both parkland and a named park connector.
School
Bukit Panjang Primary and CHIJ Our Lady Queen of Peace
Bukit Panjang Primary School and CHIJ Our Lady Queen of Peace are nearby primary schools, with a within-1 km indication that depends on each home's address. Zhenghua Primary School is about 1.35 km away in a straight line. These place established primary-school options within the Narra Residences location story.
Primary 1 registration gives priority by home-to-school distance. The applicable distance is tied to the individual home's address. Admission remains governed by the Primary 1 registration process.
For families already connected to these schools, a move within the wider neighbourhood supports continuity in their children's education. Keeping the same school preserves familiar classmates and teachers while the family moves into a new home. The appeal is especially direct for parents who want more space without starting again in a different part of Singapore.
Secondary schools and German European School Singapore
Assumption English School, Assumption Pathway School and Greenridge Secondary School are within 2 km of Narra Residences. That gives the area named secondary-school options alongside the primary schools, extending the education picture beyond a single stage of a child's schooling.
German European School Singapore is at 2 Dairy Farm Lane, across the road. For households whose children attend German European School Singapore, that places the school and Narra Residences in the same immediate Dairy Farm neighbourhood.
Why this project?
About two-thirds of the grounds landscaped
Narra Residences dedicates about two-thirds of the grounds to landscaping, with blocks spaced up to 63 m apart. This gives the landscape a substantial role in the overall layout, rather than making greenery a small decorative feature around the residential blocks.
The combination of landscaped grounds and block separation is the main design distinction. For buyers who put space around the home high on their list, Narra Residences carries that idea into the plan as well as the Dairy Farm location. The outdoor setting is part of the residential design itself.
A choice of six-, thirteen- and sixteen-storey blocks
Blocks 50, 52 and 54 have 6 storeys. Blocks 56 and 58 have 13 storeys, while Blocks 60 and 62 have 16 storeys. The seven-block arrangement gives Narra Residences a mix of building heights within one address, including three six-storey blocks for buyers drawn to a lower-rise home setting.
That variety creates a different choice from a project composed entirely of towers of the same height. The lower-rise blocks and taller blocks are part of the same residential plan, with the landscaped grounds linking the overall arrangement.
A 50 m lap pool within a 42-facility plan
Narra Residences has 42 facilities identified on the plan, including a 50 m lap pool, gym, function room, kids' playroom, pavilions and jogging track. The named facilities cover swimming, exercise, children's play and gatherings, giving the grounds several practical uses alongside the landscaping.
For swimmers, the 50 m lap pool is the headline feature. The gym and jogging track extend the exercise choices, while the function room and pavilions provide shared spaces for gatherings. The kids' playroom adds a facility specifically for younger residents. Each serves a different reason for choosing condo living.
2-bedroom homes from 560 to 721 sq ft
The full Narra Residences mix includes 265 2-bedroom homes, ranging from 560 to 721 sq ft. That range offers more than one scale of 2-bedroom home within the same project, from the 560 sq ft B1 to the 721 sq ft B7H-S and B8S layouts.
For smaller households, the appeal is access to the Dairy Farm setting and the shared facilities without moving into a larger bedroom category. The size range also provides different floor-area options while retaining two bedrooms.
3-bedroom homes from 818 to 1,173 sq ft
Narra Residences includes 185 3-bedroom homes, with sizes from 818 to 1,173 sq ft. The range includes 872 sq ft, 990 sq ft, 1,001 sq ft, 1,012 sq ft and 1,023 sq ft layouts, as well as the larger 1,152 sq ft and 1,173 sq ft options.
For families seeking three bedrooms, the breadth of sizes is a selling point in its own right. Narra Residences offers several steps in floor area within that category, rather than making a fourth bedroom the only route to a larger home.
4-bedroom homes and private-lift 5-bedroom layouts
The 61 4-bedroom homes come in two sizes: 1,152 sq ft and 1,378 sq ft. The 26 5-bedroom homes are in Block 56, with 1,658 sq ft and 1,679 sq ft layouts and private-lift homes. These bring larger family accommodation into the same project as the smaller layouts.
For a larger household or a landed downsizer, the upper end of the range is the draw. Five bedrooms and the private-lift arrangement offer a distinct home type within Narra Residences, while the two 4-bedroom sizes provide another route into family-sized accommodation.
Four shops within Narra Residences
Narra Residences includes four shops in addition to the 540 homes. Commercial space is therefore part of the project itself, alongside the established Dairy Farm Mall across the road. The residential offering combines landscaped grounds and shared facilities with a small retail component at the same address.
The neighbours
The Botany at Dairy Farm: a March 2023 launch
The Botany at Dairy Farm has 386 homes and launched in March 2023 at an average of about S$2,070 psf. Narra Residences recorded a launch-weekend average of about S$2,180 psf in January 2026. These are two dated launch benchmarks within Dairy Farm.
Psf means price per square foot of a home's floor area. The figures give the Narra Residences launch a clear position alongside another named private-condo launch in the same area, with each benchmark attached to its own launch date.
Dairy Farm Residences: completed in 2023
Dairy Farm Residences has 460 homes and was completed in 2023. Its 2025 resale median was S$1,830 psf. Together with The Botany at Dairy Farm, Dairy Farm Residences shows an established private-condo neighbourhood around the newer Narra Residences offering.
Tree House, Foresque Residences, Eco Sanctuary and The Skywoods
Tree House, Foresque Residences, Eco Sanctuary and The Skywoods had 2025 resale medians ranging from S$1,539 to S$1,689 psf. The four named neighbours add further price context to the Dairy Farm residential market, alongside the newer launches and Dairy Farm Residences.
Hillhaven: January 2024 starting prices
Hillhaven, with about 341 homes, launched in January 2024 from about S$1,907 psf. That starting price adds a dated Hillview launch benchmark to the surrounding price picture. Narra Residences joins a neighbourhood with both completed resale condos and recent private-condo launches.
Who's building it
The consortium behind Narra Residences
Dairy Farm Walk JV Development Pte. Ltd. is the developer of Narra Residences. The consortium is led by Santarli Realty and Apex Asia Development. The land award names SNC2 Realty Pte. Ltd., Apex Asia Alpha Investment Two Pte. Ltd., Soon Li Heng Civil Engineering Pte Ltd and Kay Lim Realty Pte. Ltd.
Santarli: construction roots dating to 1983
Santarli started in 1983 as a general contractor and developed Sant Ritz on Pheng Geck Avenue. The business brings a construction background as well as a named condominium project to the consortium behind Narra Residences.
Apex Asia Development and Artisan 8
Apex Asia Development was founded in 2023 by Li Jun, formerly chairman of Qingjian Realty. Its first project, Artisan 8, launched on 21 August 2025. The company combines a newer corporate history with a founder whose previous role was in residential development.
A S$504.515 million winning land bid
The consortium won the Narra Residences land in January 2025 with a bid of S$504,515,000, or about S$1,020 psf ppr. Two bids were submitted. Sim Lian Land and Sim Lian Development bid S$410 million, about S$829 psf ppr, with the winning bid 23.1% higher.
Psf ppr means land price per square foot of allowable floor area. The Narra Residences award gives a specific land-cost benchmark and a named competing consortium behind the tender result.
Future
Narra Residences: January 2030 possession target
Narra Residences has a vacant possession target of 20 January 2030 and a legal completion target of 20 January 2033. The possession target places the new-home timeline in January 2030, alongside the existing Dairy Farm shops, schools and nature destinations that already form the neighbourhood.
Cross Island Line Phase 2: 2032 target
Cross Island Line Phase 2 has a 2032 target, with King Albert Park planned as an interchange with the Downtown Line. The future interchange adds a second rail line to the wider transport story for Narra Residences, building on the existing Downtown Line connection at Hillview MRT.
The next Dairy Farm Walk land award: January 2026
A Roxy-Pacific-led consortium bought the next Dairy Farm Walk residential land parcel in January 2026 at about S$962 psf ppr. That was 5.7% below the Narra Residences land benchmark. The award adds another residential project to the next chapter of the Dairy Farm neighbourhood.
Who it suits
You want the Dairy Farm nature setting
If established nature destinations are a central reason for your move, Narra Residences puts you in the Dairy Farm pocket with a substantial landscape plan of its own. You get the location's outdoor appeal alongside the facilities and home-size choices of a new private condominium.
You want to upgrade while staying in the west
If your family is rooted in Bukit Panjang, Bukit Batok or Choa Chu Kang, Narra Residences gives you a new-home option within the wider west. You can pursue a different home size and condo facilities while retaining a western address and the connections that brought you to this part of Singapore.
You need a larger family home or a landed-downsizing option
If four or five bedrooms are central to your brief, Narra Residences includes those layouts within a landscaped condo setting. You have both 4-bedroom sizes and the Block 56 private-lift 5-bedroom homes within the full project mix, bringing larger-home choices together with shared recreation facilities.
Your regular destinations are on the Downtown Line
If your journeys centre on Newton, Bugis or Downtown, Narra Residences combines a Dairy Farm home with a direct rail connection from Hillview MRT. You retain the nature-belt location while placing those destinations on the same train line.
