You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise. Amber House has been under construction since its launch, so some stages may already have passed; ask which, because those fall due soon after you sign.

More about Amber House
About Amber House
Freehold ownership. One residential tower. Private lifts for the premium homes and a 35 m lap pool on the roof. Amber House brings a boutique condominium to 30 Amber Gardens, with homes from 2-bedroom to 4-bedroom premium. Here is why Amber House is worth a close look.
What you're buying
Amber House is a freehold private condominium by Urban Park Pte Ltd, part of Far East Organization. Amber House has 105 homes in one 16-storey tower, on 3,801.4 sqm of land, or about 40,918 sq ft. The address is 30 Amber Gardens, Singapore 439964.
Amber House launched on 28 June 2025, with levels 2 to 11 released in the first phase, and is under construction. Prices at the June 2025 launch started from about S$2,900 psf. The offer brings together freehold tenure, a single-building format and a defined collection of family-sized home types.
Location
Tanjong Katong MRT and the Thomson-East Coast Line
Tanjong Katong MRT, TE25, serves Amber House on the operating Thomson-East Coast Line. From Tanjong Katong, the same line runs to Gardens by the Bay, Marina Bay, Shenton Way, Outram Park and Orchard. For a home in the Amber enclave, that brings business districts and central shopping destinations onto one direct rail corridor.
Marina Bay and Shenton Way are particularly relevant for buyers working in the city. Both have a direct Thomson-East Coast Line connection from Tanjong Katong, so the train journey stays on one line. Orchard adds a different reason to use the same service: a direct connection to the central shopping district.
Marine Parade is a secondary station option on the Thomson-East Coast Line. The section serving Tanjong Katong and Marine Parade opened on 23 June 2024, before Amber House launched. The rail connection is already part of the location, alongside the new home taking shape at Amber Gardens.
School
Family continuity and Primary 1 registration
For families moving within the East Coast, a new home is also a way to stay close to the school community they already know. Staying with the same school preserves friendships and familiar routines while the family moves into a new apartment. That continuity is part of the appeal of an Amber Gardens home for an established local household.
Primary 1 registration includes home-to-school distance priority, based on the residential address. School admission follows the registration rules for the child and the address. Amber House's family proposition also rests on the homes themselves, with separate study layouts and larger premium types for different household needs.
Why this project?
Freehold tenure for a long-term home
Amber House is freehold, with no fixed lease term running down. For a household buying with a long ownership period in mind, the tenure is a lasting part of the purchase. It puts the emphasis on owning a home for the years ahead, alongside the space and layout your family needs today.
A single tower with seven homes per floor
Amber House has seven homes on each residential floor from levels 2 to 16. All the residences belong to one tower, giving Amber House a boutique scale and a straightforward residential identity. For buyers who favour a smaller condominium community, the whole project centres on one building.
The original mix has 15 homes of each of seven types. That repetition gives every type a place throughout the residential floors, from the 2-bedroom B1 to the 4-bedroom premium D1. Amber House's choice comes through distinct apartment formats within the same building.
A 635 sq ft 2-bedroom
The B1 2-bedroom at Amber House measures 635 sq ft. It is the smallest home type in the original mix, providing a two-bedroom entry into the same freehold address and shared facilities. For couples and right-sizers, that offers a smaller apartment within the full Amber House setting.
As at 28 October 2026, 2-bedroom homes at Amber House were listed from S$2.1 million. That gives the two-bedroom offer a dated total-price starting point, with the freehold tenure and boutique building forming part of the purchase at this end of the range.
Two study layouts in the 2-bedroom range
Amber House's B2 and B3 types are 2-bedroom with study homes of 732 sq ft and 753 sq ft. The study adds a separate named space to the two-bedroom format, broadening the original mix for households that want more than bedrooms and a living area. Both 2-bedroom with study types were fully sold as at 28 October 2026.
A 980 sq ft 3-bedroom
The C1 3-bedroom at Amber House measures 980 sq ft. It brings a third bedroom into the range before the larger study and premium formats. For a household whose priority is three bedrooms in a freehold condominium, C1 is the direct expression of that requirement within Amber House.
As at 28 October 2026, 3-bedroom homes were listed from S$3.08 million. Amber House therefore has a dated starting price attached to the standard three-bedroom category, distinct from the larger three-bedroom types and the four-bedroom premium home.
A 1,216 sq ft 3-bedroom with study
The C2 3-bedroom with study at Amber House is 1,216 sq ft, with listed prices from S$3.73 million as at 28 October 2026. This format keeps three bedrooms and adds a study within the home. For a family that needs a dedicated place for work or study, the additional space has a clear purpose beyond the bedroom count.
Private lifts in the premium homes
The C3 3-bedroom premium at Amber House is 1,238 sq ft and has a private lift. The D1 4-bedroom premium is 1,744 sq ft, also with a private lift. The private-lift entrance is a defining feature of the premium collection, giving the arrival into the home a more private character.
The 3-bedroom premium type was fully sold as at 28 October 2026. On the same date, 4-bedroom premium homes were listed from S$5.33 million. D1 brings together the largest floor area in the original mix, four bedrooms and private-lift access for buyers seeking the most space within Amber House.
A 35 m lap pool at the Sky Verandah
The rooftop Sky Verandah at Amber House includes a 35 m Lap Pool, Spa Pool and Sun Deck. The lap pool gives the rooftop a substantial swimming facility, while the spa pool adds a separate place to unwind. Swimming is a defined part of the Amber House offer, with the pool length stated in the plans.
The Sky Pavilion provides another shared rooftop space. Together, these facilities place swimming, relaxation and a pavilion on the same level, giving the roof a role beyond the top of the residential tower. The Sky Verandah becomes a shared extension of the home.
Fitness spaces on the roof
The Sky Verandah also contains a Fitness Deck and Fitness Room. These add both a deck and a dedicated room to the rooftop facilities, putting exercise space within Amber House itself. For residents who value having fitness provision in their condominium, it is part of the same rooftop collection as the pools.
Garden spaces, living and dining rooms
The Upper Grounds at Amber House include a Garden Pavilion, The Green and a Garden Lounge. The named garden spaces give the building shared areas beyond the rooftop, spreading the facilities across more than one part of Amber House.
The Living Room and Dining Room add communal spaces for spending time together beyond the apartment. For households drawn to a smaller condominium, those rooms bring a social element to the shared facilities, alongside the garden areas and swimming provision.
A separate wading pool
Amber House's Wading Pool is on the Upper Grounds, separate from the rooftop lap pool. That gives the swimming provision two different settings within the building: the garden level and the Sky Verandah. Families get a wading pool as part of the facilities collection, alongside the longer pool on the roof.
Bicycle Park, Pets Corner and arrival spaces
The Lower Grounds at Amber House contain the Arrival Bay, Guard Room, Bicycle Park and Pets Corner. These bring practical arrival and resident spaces into the same level. The Bicycle Park and Pets Corner add specific provisions beyond the pools, fitness and garden rooms.
108 parking spaces
Amber House has 105 standard parking lots and three accessible lots. Across a project of 105 homes, that is 108 parking spaces in total. For car-owning households, parking provision is a tangible part of the building's practical offer alongside the residential and shared spaces.
The neighbours
The Amber enclave between Tanjong Katong and Marine Parade
Amber House belongs to the established private-residential pocket between Tanjong Katong and Marine Parade. The surrounding neighbourhood is part of the proposition for East Coast owners who want a newer home while remaining in their preferred area. Amber Gardens gives that move a specific address within the enclave.
Recorded Amber House prices
Psf means price per square foot of a home's floor area: the price divided by the size. A 980 sq ft Amber House home recorded S$3,296 psf in July 2026. A 1,744 sq ft home recorded S$3,125 psf on 1 August 2026. These are dated transactions within Amber House, covering two different home sizes.
A separate 1,744 sq ft transaction in May 2026 recorded a total price of S$5.408 million. Together, the recorded transactions give the Amber House sales story both a rate per square foot and a total-price reference for the larger home format.
Who's building it
Urban Park Pte Ltd and Far East Organization
Urban Park Pte Ltd is the legal developer of Amber House, under Far East Organization, with developer licence C1329. Far East Organization is a long-established Singapore developer with multiple East Coast projects. Amber House adds another residential address to that East Coast presence.
ADDP Architects and Tinderbox
ADDP Architects is the architect for Amber House, and Tinderbox is the landscape architect. The design brings the residences into one tower, with facilities arranged across the Lower Grounds, Upper Grounds and rooftop Sky Verandah. Those three areas give the shared spaces distinct roles within the building.
Future
End-2026: Long Island preparatory works
Long Island preparatory works start progressively from end-2026, with the first phase offshore west of Bedok Jetty. Beaches stay accessible. The programme forms part of the wider East Coast's long-term coastal works, adding a new chapter to the coastal area associated with the Amber House location.
Who it suits
East Coast families buying for the long term
You want your next family home to keep you in the East Coast, with freehold tenure at the heart of the purchase. Amber House brings standard three-bedroom, study and larger premium formats to one Amber Gardens address. The choice centres on the space your household wants and the kind of home you intend to own for years.
Local owners moving into a newer home
You already have reasons to stay around Tanjong Katong and Marine Parade. Amber House gives you a new freehold condominium within the same wider area, so the move is about the next home while keeping your preferred part of Singapore.
Couples and right-sizers
You want a smaller home in a boutique building, with swimming and fitness facilities beyond the apartment. Amber House brings those shared spaces into a single-tower setting. The appeal is a home with a manageable footprint and a fuller collection of spaces around it.
Buyers who value a private-lift entrance
You want a more private arrival and a larger premium home. Amber House's premium collection places private-lift access alongside the larger layouts, with D1 at the top of the original size range. That makes the entrance experience part of the home you are buying.
