More about Bayshore Drive Residences
About Bayshore Drive Residences
A new private home integrated with Bedok South MRT. A bus interchange and a mall planned within the same address. Bayshore's only mixed-use parcel under Master Plan 2025. Bayshore Drive Residences brings up to about 1,280 homes to the planned town centre of a new East-side neighbourhood. Here is why this launch is worth a close look.
What you're buying
Bayshore Drive Residences is a new 99-year leasehold private condominium within a mixed-use project led by Frasers Property, with Frasers Centrepoint Trust, Sunway MCL, Sekisui House and Lum Chang. The land was awarded to Gemini Residential Pte. Ltd. and Gemini Trustee Pte. Ltd., as trustee-manager of Gemini Mall Trust, on 20 July 2026.
Bayshore Drive Residences occupies 57,460.6 sqm, or about 5.7 hectares, bounded by Upper East Coast Road, Bayshore Avenue and Bayshore Drive. The address is in Bedok, District 16, within the Outside Central Region. Bayshore Drive Residences is a working name until the developer names the project.
The planned mix brings residential, retail and public transport together. For buyers who want a new home in the East, that makes the connection between the apartment and the services around it a central part of the offer. The attraction reaches beyond a condominium near a mall: the mall and transport hub are planned as part of the same project.
Location
Integrated with Bedok South MRT
Bayshore Drive Residences is planned to be integrated with Bedok South MRT, TE30, on the Thomson-East Coast Line. The station is at Upper East Coast Road near Bedok South Road. The connection is part of the project itself, placing rail access at the centre of the Bayshore Drive Residences proposition.
The Thomson-East Coast Line runs directly to Marina Bay and Orchard. For commuters, the planned Bedok South integration brings that city-bound line into the home address. Marina Bay serves one set of work destinations, while Orchard adds a central shopping destination on the same line.
A new bus interchange in the same project
A bus interchange is planned within Bayshore Drive Residences, replacing Upper East Coast Bus Terminal. That adds bus transport to the planned MRT connection at the same address. For households with different destinations, the transport offer extends beyond the rail line alone.
Upper East Coast Road and East Coast Parkway
Road access to Bayshore Drive Residences is via East Coast Parkway, Upper East Coast Road and Bayshore Drive. Those named roads connect the planned integrated address with the wider East Coast road network. The offer accommodates households that use a car as well as those drawn to the MRT and bus connections.
School
Temasek Primary and Temasek Secondary
Temasek Primary School and Temasek Secondary School are near Bayshore Drive Residences. For families who want a new home around Bedok and the East Coast, those school names form part of the local appeal. The address brings the new-home option into an area where families already have reasons to stay.
For parents whose children already attend school in the East, continuity is part of the move. The same school community and familiar friendships have value alongside a new apartment. Bayshore Drive Residences suits families whose next home is about upgrading within their preferred part of Singapore.
Primary 1 priority by residential address
Home-to-school distance forms part of Primary 1 registration priority. The distance band is based on the residential address, with admission following the applicable registration rules. For families buying in Bayshore, school proximity is one part of the address's appeal alongside the planned transport and retail connections.
Why this project?
Bayshore's only mixed-use parcel
Bayshore Drive Residences occupies the only mixed-use parcel in the Bayshore waterfront precinct under Master Plan 2025. That gives the project a distinct position in the neighbourhood: the homes are planned together with the mall and transport interchange, rather than as a solely residential address.
For a buyer who prioritises integrated living, that distinction is the strongest reason to favour Bayshore Drive Residences within the precinct. The purchase belongs to the planned centre of Bayshore, with the connections and services around the home forming part of the same larger project.
A planned mall of about 22,100 sqm
Bayshore Drive Residences includes about 22,500 sqm of commercial space, with a mall of about 22,100 sqm gross floor area planned within it. The mall gives the integrated offer a defined scale. Retail space is a substantial component of the address, alongside the residential homes and transport facilities.
For residents, the appeal is having a retail destination within the same project as home. The planned mall brings shopping space into the residential address itself, giving the integrated format a practical meaning beyond the label.
A town centre serving Bayshore, Bedok and the East Coast
The mall is planned as Bayshore's new town centre and transport hub, also serving Bedok and the East Coast. That role gives Bayshore Drive Residences a wider neighbourhood purpose. The retail component is intended to serve the surrounding area as well as the homes above it.
For an owner-occupier, the appeal is a home at the planned centre of local activity. Bayshore Drive Residences combines private living with an address that has a role in the new precinct, bringing residential ownership into the place intended to anchor the neighbourhood.
A large parcel with a defined mixed-use scale
The maximum gross floor area for Bayshore Drive Residences is 149,398 sqm, with a gross plot ratio of 2.6. Plot ratio relates allowable gross floor area to land area. Here, the planning accommodates homes and commercial uses across the same parcel, supporting the combined residential and town-centre role.
Up to about 1,280 homes are planned within Bayshore Drive Residences. That scale puts a substantial residential community around the mall and transport hub. The homes, shops and transport functions are planned together, giving the new address several roles within Bayshore.
The neighbours
Vela Bay on Bayshore Road
Vela Bay is a 515-home, 99-year leasehold condominium on Bayshore Road. Vela Bay launched on 25 April 2026 and sold 371 homes, or 72%, on launch day, at an average price of S$2,886 psf. It provides an actual launch result from the new Bayshore private-home market.
At the Vela Bay launch, 2-bedroom homes started from S$1.4 million and 3-bedroom homes from S$2.2 million. Those dated starting prices give the neighbourhood's new-home story both a total-price reference and an average rate per square foot.
Psf means price per square foot: a home's price divided by its floor area. Vela Bay's launch figures describe that April 2026 release. Bayshore Drive Residences brings a different proposition to the same wider precinct, with homes integrated with the planned town centre and transport hub.
Bayshore Palms and Bayshore Vista
Bayshore Palms and Bayshore Vista are Bayshore's first BTO projects. They form part of the new public-housing neighbourhood alongside the private-home launches. Bayshore Drive Residences belongs to that wider community, with its mall planned to serve the precinct around it.
Who's building it
The residential and retail partners
Frasers Property, Sunway MCL, Sekisui House and Lum Chang will jointly develop the residential component of Bayshore Drive Residences. Frasers Centrepoint Trust, Sunway MCL and Sekisui House will develop and own the retail component. The partnership therefore brings both residential developers and a major mall owner into the integrated project.
Frasers Property: over 23,000 Singapore homes
Frasers Property has developed over 23,000 homes in Singapore. That gives the lead partner a substantial local residential track record behind the new Bayshore address. The home-building experience sits alongside the consortium's retail component, giving the project expertise on both sides of the mixed-use plan.
Frasers Centrepoint Trust and its mall portfolio
Frasers Centrepoint Trust's malls include Causeway Point, Northpoint City, Waterway Point, Tampines 1 and White Sands. Its portfolio also includes Century Square, Hougang Mall, NEX and Tiong Bahru Plaza. These named malls give the retail partner a concrete Singapore shopping-centre background.
For buyers attracted by the mall within Bayshore Drive Residences, that background is particularly relevant. Retail ownership is represented within the consortium itself, connecting the planned Bayshore town centre with a partner already associated with established suburban malls.
Sunway MCL: East Coast and wider Singapore projects
Sunway MCL's Singapore projects include Tembusu Grand, The Continuum, Leedon Green and Parc Esta. Other projects include ELTA, Nava Grove, Piccadilly Grand and Terra Hills. The portfolio gives the residential team named references across Singapore, including the East Coast market.
Sekisui House and Lum Chang
Sekisui House has sold over 2.7 million homes worldwide since 1960. Lum Chang is a BCA Grade A1 contractor. Together, they add an international home-building background and a Singapore construction-industry presence to the Bayshore Drive Residences consortium.
Three bids and a S$2.128 billion land award
The land tender opened on 30 March 2026 and closed on 15 July 2026 with three bids. The Frasers Property-led consortium won with S$2.128 billion, about 5.8% above the second-highest offer. The land was awarded on 20 July 2026.
The second bid was S$2,010,799,000 from City Developments, Hong Leong Holdings, Hong Realty and TID. The winning land rate was about S$1,323 psf per plot ratio. That rate expresses the land purchase cost relative to allowable floor area, while the residential price is the price of an individual home.
An 84-month completion period
The tender conditions set a completion period of 84 months for Bayshore Drive Residences. The period covers a mixed-use project bringing homes, commercial space and transport integration together. The tender framework gives the integrated plan a defined project-completion requirement.
Future
Master Plan 2025: a new Bayshore neighbourhood
Bayshore is planned for about 10,000 public and private homes over time. The precinct spans about 60 hectares between East Coast Parkway and Upper East Coast Road. For Bayshore Drive Residences, that places the integrated address within a wider new residential neighbourhood, with its town-centre role serving more than the condominium alone.
January 2026: the mixed-use planning approval
The January 2026 Master Plan amendment approved the mixed-use zoning and plot ratio for Bayshore Drive Residences. That makes the combination of residential and commercial uses part of the planning framework. The integrated address grows from an approved mixed-use parcel within the new precinct.
Planned green spaces and a community loop
The wider Bayshore plan includes a central park, a school, a community loop and a transit-priority corridor. Bayshore is planned as a car-lite, walkable neighbourhood with green spaces and pedestrian and cycling networks. These planned elements extend the convenience story from the integrated building into the streets and public spaces around it.
A planned 400 m bus-only corridor
A 400 m bus-only section is planned on Bayshore Drive, with cycling paths and sheltered pavements. That puts public transport, walking and cycling into the neighbourhood's planned street network. For households drawn to a car-lite address, the design intent extends beyond the MRT and interchange to the routes through Bayshore.
Who it suits
East-side HDB upgraders
Your HDB flat has passed its MOP, and you want a new private home while staying near Bedok and the East Coast. Bayshore Drive Residences brings the upgrade into your preferred part of Singapore, with integrated convenience as the reason to choose this particular address.
Households that rely on public transport
You want your next home organised around the train and bus network. Bayshore Drive Residences is planned around the station and interchange, making public transport central to the address rather than an extra journey beyond it.
Families who value an integrated address
You want a new condominium with more of the neighbourhood's services in the same place. Bayshore Drive Residences brings homes, retail and transport into one mixed-use plan, with the wider Bayshore community growing around it.
East Coast owners moving to a newer home
You want to keep the East as home while moving into a new private condominium. Bayshore Drive Residences offers a different format for that next stage: a residential address within the planned centre of Bayshore, backed by a team with named home-building and retail experience.
