More about The Collective at One Sophia
About The Collective at One Sophia
A District 9 address on Sophia Road. Three MRT lines at Dhoby Ghaut, with Orchard and Raffles Place two stops from the interchange. Homes, offices and retail within One Sophia. Studios through to 3-bedroom homes, with a November 2024 preview average of about S$2,750 psf. Here is why The Collective at One Sophia is worth a close look.
What you're buying
The Collective at One Sophia is the 367-home residential component of One Sophia, at 1A and 1B Sophia Road. The homes occupy levels 3 to 19 of two residential blocks, on a 99-year lease from 6 December 2023.
The developers are Sophia Residential Pte. Ltd. and Sophia Commercial Pte. Ltd. The project brings together SingHaiyi Group and Ultra Infinity in a joint venture, with ADDP Architects and Studio Milou as the architects.
The Collective at One Sophia stands on the former Peace Centre and Peace Mansion land. The residential preview began on 6 November 2024, and 35 homes sold during the preview at an average of S$2,750 psf. The offer brings a new private-home choice into an established central neighbourhood, alongside the office and retail components of One Sophia.
Location
Bencoolen, Rochor, Dhoby Ghaut and Bras Basah MRT
Bencoolen, Rochor, Dhoby Ghaut and Bras Basah are nearby MRT stations serving The Collective at One Sophia. Bencoolen and Rochor are on the Downtown Line. Dhoby Ghaut is the interchange for the North-South, North East and Circle lines, while Bras Basah is on the Circle Line.
From Dhoby Ghaut, Orchard is two stops on the North-South Line. Raffles Place is also two stops, and Marina Bay is three stops. The same station gives you a direct train towards both Orchard and the CBD, alongside its North East and Circle line connections.
For buyers whose regular destinations lie in the central area, this is the main transport benefit: several named stations around the address, with three lines at Dhoby Ghaut. The connection serves different directions from the same neighbourhood rather than depending on a single line alone.
Sophia Road, between Mount Sophia and the central city
The Collective at One Sophia is in District 9, in the Rochor and Mount Sophia area. Its 1A and 1B Sophia Road addresses place the residential blocks on the former Peace Centre and Peace Mansion land.
For buyers who want a home in this part of central Singapore, the attraction is an established address with a new residential format. The Collective at One Sophia adds private homes to a location already associated with the Peace Centre and Peace Mansion landmark.
Albert Centre Market and Food Centre
Albert Centre Market and Food Centre is at 270 Queen Street. It has more than 80 cooked-food stalls and over 100 market stalls, and reopened after renovation in 2025.
The scale brings both prepared food and market shopping into one named destination in the surrounding central area. For buyers at The Collective at One Sophia, Albert Centre adds an established hawker and market option alongside the retail planned within One Sophia.
About 90,000 sq ft of retail within One Sophia
One Sophia includes about 90,000 sq ft of retail in its podium. That gives the wider project a commercial component at the same address as The Collective at One Sophia, adding retail space to the residential and office uses.
For a buyer drawn to mixed-use living, the scale is concrete. Retail is part of the One Sophia plan itself, giving the address a role beyond homes and bringing a substantial retail component into the wider project.
Eleven storeys of offices
One Sophia includes 11 storeys of offices on levels 3 to 13, totalling about 220,000 sq ft. The offices form a separate component of the wider mixed development alongside the homes and retail podium.
That combination gives The Collective at One Sophia a different setting from a purely residential condominium. The wider address brings residential, workplace and retail uses together, giving the home a place within a broader city-centre project.
School
Anglo-Chinese School (Junior) and St. Margaret's School (Primary)
Anglo-Chinese School (Junior) and St. Margaret's School (Primary) are in the area around The Collective at One Sophia. These are named primary schools forming part of the central neighbourhood's education landscape.
For a family whose child already attends either school, a new home in the same wider area offers continuity around an existing school connection. The Collective at One Sophia adds a new private-home option to that location choice.
Primary 1 registration and home-to-school distance
Primary 1 admission works through registration phases and the distance between the home and school. Distance is part of the registration priority, tying the school application to the particular home address.
SMU, SOTA, NAFA, LASALLE and UAS
SMU, SOTA, NAFA, LASALLE and UAS are also in the area. Together, these named institutions add to the education setting around The Collective at One Sophia, beyond the primary-school years.
For households already connected to those institutions, the location brings a new private-home option into the same wider central area. Education forms part of the address's appeal alongside its rail connections, offices and retail.
Why this project?
A District 9 studio launch price of S$1.141 million
At the November 2024 launch, 431 sq ft studios sold from S$1.141 million, or S$2,650 psf. The studio format gave The Collective at One Sophia a smaller-home entry point within District 9.
For buyers who want a central home without a family-sized layout, that is a distinct part of the offer. The studio category places a compact private home within the same residential project as the larger bedroom types and shared facilities.
Launch prices across the bedroom types
At launch in November 2024, 1-bedroom homes sold from S$1.35 million and 2-bedroom homes from S$1.71 million. The 3-bedroom homes were priced from S$2.85 million to S$3.69 million.
That range gives The Collective at One Sophia several different purchase sizes within one address. Singles and couples have studio and 1-bedroom formats, while households wanting more bedrooms have 2- and 3-bedroom categories within the same residential project.
367 homes across four home categories
The home mix comprises 68 studios, 107 1-bedroom homes, 158 2-bedroom homes and 34 3-bedroom homes. Studios range from 40 to 42 sqm, 1-bedroom homes from 45 to 51 sqm, 2-bedroom homes from 60 to 71 sqm, and 3-bedroom homes from 95 to 116 sqm.
The stated areas include the balcony or private enclosed space and air-con ledge. Level 3 homes with the -P designation have a private enclosed space instead of a balcony.
The largest home category by count is the 2-bedroom, with 158 of the 367 homes. That gives the residential mix a clear emphasis on smaller household formats, while retaining 34 larger 3-bedroom homes for buyers who want more bedrooms in the same central location.
Azure Pool, Azure Spa and the fitness facilities
The residents' facilities include the Azure Pool, Azure Spa, Gymnasium and The Fitness Zone. The facilities place swimming, spa and exercise spaces within The Collective at One Sophia, adding private residential recreation to the mixed-use address.
For buyers choosing a compact city home, these shared spaces extend what the home offers beyond the apartment itself. Exercise and swimming are part of the residential facilities, alongside the offices and retail that give One Sophia its wider role.
The SOcial Club, Games Room and outdoor shared spaces
The SOcial Club and Games Room add indoor shared spaces to the residential facilities. The Lounge Deck, The Patio and The Playpen provide additional places within the residents' facilities plan.
The range gives The Collective at One Sophia more than one form of shared recreation. The residential offer brings together exercise, games, social spaces and a play area, supporting different uses within a project whose homes span studios through to 3-bedrooms.
Sky Alcoves and One SOcial on level 19
Sky Alcoves are arranged on levels 5, 7, 9, 12, 14 and 19. One SOcial is on level 19, adding another shared residential space higher in the building.
These facilities extend the shared-space plan beyond the main residents' deck. The Collective at One Sophia distributes communal spaces through several levels, adding places to use outside the apartment at different heights in the residential blocks.
Bicycle parks and end-of-trip facilities
The Collective at One Sophia includes bicycle parks and end-of-trip facilities, alongside a residential drop-off and three basement car-park levels, B1 to B3.
These are practical parts of the residential plan around the home itself. Bicycle parking, end-of-trip provision and a designated residential arrival point add everyday functions to the pool, fitness and social facilities.
The neighbours
Sophia Hills: an established Mount Sophia resale reference
Sophia Hills has 493 homes on a 99-year lease and obtained TOP in 2018. Its 12-month average recorded in the October 2026 reference was about S$2,138 psf, with a range of S$1,918 to S$2,270 psf.
Psf means price per square foot of a home's floor area. Sophia Hills adds an established resale project to the Mount Sophia housing picture, alongside the new homes at The Collective at One Sophia.
Upperhouse at Orchard Boulevard
Upperhouse at Orchard Boulevard is a 301-home, 99-year leasehold project. Its 2026 launch prices ranged from about S$2,950 to S$3,876 psf, with an average near S$3,400 psf.
The Collective at One Sophia's November 2024 preview average of about S$2,750 psf was around S$650 psf below that Upperhouse launch average. These are launch-period figures from different projects and different years, placing the Sophia Road launch within the wider central-area price picture.
River Modern at River Valley Green
River Modern has 455 homes at River Valley Green and launched on 7 March 2026 at an average of S$3,266 psf. That adds another named central-area new launch to the residential market around Orchard and the city.
The Collective at One Sophia offers its own Sophia Road setting within that wider market, with its homes forming part of One Sophia's office and retail address. The mixed-use format is a defining part of its residential proposition.
The Serra Residences: an October 2026 launch
The Serra Residences launched on 16 October 2026 at an average of about S$3,460 psf. Together with Upperhouse at Orchard Boulevard and River Modern, it provides a dated new-launch reference around the wider central residential market.
Who's building it
Sophia Residential Pte. Ltd. and Sophia Commercial Pte. Ltd.
The developers are Sophia Residential Pte. Ltd. and Sophia Commercial Pte. Ltd. The Collective at One Sophia is a joint venture of SingHaiyi Group and Ultra Infinity.
Ultra Infinity is owned in equal thirds by a KSH Holdings subsidiary, SLB Development and Ho Lee Group. On the SingHaiyi side, Sing-Haiyi Crystal brings together a SingHaiyi subsidiary and a vehicle linked to Gordon and Celine Tang, the controlling shareholders of Chip Eng Seng.
The S$650 million Peace Centre and Peace Mansion purchase
The S$650 million collective-sale offer for Peace Centre and Peace Mansion was accepted on 3 December 2021. The purchase brought the former landmark into the redevelopment that became One Sophia.
For buyers of The Collective at One Sophia, that is the origin of the new residential address. The project replaces the former Peace Centre and Peace Mansion with a mixed development whose components include the two residential blocks, office floors and retail podium.
SingHaiyi projects and the Sora connection
SingHaiyi launched Grand Dunman and TMW Maxwell in 2023. The same group of firms involved in the One Sophia partnership also bought Park View Mansions for S$260 million in 2022; that purchase became Sora.
These named projects give the partnership a wider Singapore residential record. The Collective at One Sophia brings those developer connections to Sophia Road, with a mixed-use plan centred on homes, offices and retail.
ADDP Architects and Studio Milou
ADDP Architects and Studio Milou are the architects for One Sophia. The residential blocks and the wider mixed-use project therefore have named design teams behind the new Sophia Road address.
Future
2029: target vacant possession
The target vacant-possession date for The Collective at One Sophia is 31 December 2029. That places the new homes within a defined future handover timetable for the Sophia Road address.
The residential project brings 367 homes to the former Peace Centre and Peace Mansion land. Its future is tied to the completion of One Sophia as a mixed address, with the homes forming one component alongside the office and retail space.
2032: target legal completion
Legal completion is targeted for 31 December 2032. The vacant-possession and legal-completion dates mark different milestones in the project timetable.
Payments in stages as construction progresses
The payment structure for the uncompleted homes begins with 5% at booking and a further 15% at the sale and purchase agreement, followed by payments in construction stages.
For buyers of The Collective at One Sophia, the purchase price is paid through the construction schedule. The payment structure follows the build, matching the new-home purchase to the project's delivery stages.
