The price list isn't out yet, so a fair comparison with River Green and River Modern will only be possible once it is. We'll send it with the floor plans so you can compare.

River Modern (Parcel B, GuocoLand), 455 homesMarch 2026Over 90% sold on the launch weekend, average about S$3,266 psf

By mid-June 2026 River Green was about 94% sold and River Modern about 93%. These are other launches, not this one's prices.

The land behind this launch cost the most of the three. The site went for about S$1,730 psf per plot ratio after four bids in June 2026, 21.8% above Parcel B's S$1,420. Land cost isn't a selling price, but expect this launch to be judged against River Modern's.

How you pay for River Valley Green Parcel C

River Valley Green Parcel C will be bought while it is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about River Valley Green Parcel C

About River Valley Green Parcel C

Great World MRT next door. Orchard one stop away. River Valley Primary School beside home. River Valley Green Parcel C brings a new 99-year private condominium to the last of the three River Valley Green parcels, with more than 500 homes planned in two 36-storey towers. Here is why this launch is worth a close look.

What you're buying

River Valley Green Parcel C is on River Valley Green in District 9, within the Core Central Region. SMCL Haven 3 Pte. Ltd., the Sunway MCL tendering entity, and CSC Land Group (Singapore) Pte. Ltd. are the joint developers. River Valley Green Parcel C occupies 11,516 sqm of land, with a maximum gross floor area of 40,306 sqm.

The attraction is a new home in an established central neighbourhood. Great World, River Valley Primary School and the surrounding residential addresses already give River Valley Green Parcel C a clear place in River Valley. You are buying into a location with its main anchors in place.

Location

About 206 m from Great World MRT

River Valley Green Parcel C is about 206 m from Great World MRT on the Thomson-East Coast Line. One stop north is Orchard, putting Orchard Road shopping and the North-South Line interchange on the same direct rail route. That is a strong combination for a River Valley address: local amenities around Great World, with Orchard one stop beyond.

Southbound, the Thomson-East Coast Line serves the CBD at Shenton Way and Marina Bay. For someone working around those stations, River Valley Green Parcel C puts home and work on the same line. The journey starts at Great World, rather than with a transfer to reach the line serving the office.

Outram Park connects the Thomson-East Coast Line to the East-West and North East lines. Marina Bay adds the Circle Line, while Stevens connects to the Downtown Line. Those interchanges extend the usefulness of the Great World connection beyond the immediate Orchard-CBD corridor, giving River Valley Green Parcel C access to several parts of the rail network through named interchange stations.

Great World mall for groceries, food and family amenities

Great World MRT has an underground linkway to Great World mall. Meidi-Ya Supermarket Great World is about 352 m from River Valley Green Parcel C, and Cold Storage Great World City is about 376 m away. Two named supermarkets close to home give the location an everyday role alongside its prime-district address.

The underground station-to-mall link brings rail travel and shopping together. For buyers who want central living to work for household errands as well as the commute, Great World gives River Valley Green Parcel C a practical local anchor. Orchard Road adds the larger shopping destination without replacing that neighbourhood convenience.

Great World also has Great World Playland and the train-themed Food Junction. Children's play and a food court broaden the mall's appeal for families. The appeal of River Valley Green Parcel C extends beyond being close to shops: Great World brings several family uses into the same destination.

Robertson Quay and Clarke Quay

Robertson Quay and Clarke Quay are within easy reach of River Valley Green Parcel C. The two quays add a riverside dining destination to the shopping around Great World and Orchard Road. For buyers drawn to River Valley's central setting, that gives the address another dimension beyond the office journey.

River Valley sits between Orchard Road and the Singapore River. River Valley Green Parcel C belongs to that central residential setting, with access to both the shopping belt and the quays. The appeal is the range of named destinations around home, rather than dependence on one commercial centre.

Kim Seng Park and Alexandra Park Connector

Kim Seng Park is about 149 m from River Valley Green Parcel C and has a playground. For families, this adds an outdoor play option alongside Great World Playland. Green space becomes part of the immediate location proposition, rather than a feature mentioned only at the wider district level.

Alexandra Park Connector is about 482 m away. Together, Kim Seng Park and Alexandra Park Connector give River Valley Green Parcel C two distinct outdoor amenities: a park with children's play and a park connector. That balance matters for buyers who want a central address with more than malls around it.

A school and a new residential neighbour

River Valley Primary School is next to River Valley Green Parcel C, and River Modern occupies the neighbouring Parcel B. These immediate neighbours make the setting specific: a primary school beside home and another new condominium on the same River Valley Green sequence.

Great World was once the Great World Amusement Park, a 1950s nightlife hotspot. The familiar name gives the area a history that predates the new condominiums. River Valley Green Parcel C adds a new residential chapter around an established Singapore landmark.

School

River Valley Primary School next door

River Valley Primary School is the nearest named primary-school anchor for River Valley Green Parcel C. For a family focused on this school, proximity is a central reason to buy here. The school relationship is direct and specific, rather than a broad promise about access to schools across District 9.

For a child already attending River Valley Primary School, a home close to the same school supports continuity. The value lies in keeping the existing school, friendships and familiar routines while moving into a new home. River Valley Green Parcel C's next-door position makes that continuity part of the family proposition.

Primary 1 priority by distance

Primary 1 registration gives priority by home-to-school distance. For River Valley Green Parcel C, the distance band follows the final block address once released. River Valley Primary School's next-door position puts school proximity at the centre of the location's appeal for families approaching Primary 1 registration.

Pre-schools close to home

Prodigy La Petite Academy is about 251 m from River Valley Green Parcel C, and The Schoolhouse by Busy Bees (River Valley) is about 358 m away. For households with younger children, these add named pre-school options to the school-led address. The family appeal begins before primary school, with early-years options in the same neighbourhood.

Why this project?

The final River Valley Green parcel

River Valley Green Parcel C is the last of three River Valley Green parcels. Parcel A became River Green and Parcel B became River Modern. For buyers who specifically want a new home on River Valley Green, Parcel C completes that three-parcel sequence.

That gives River Valley Green Parcel C a distinct position among central launches. The draw is a particular street and a particular cluster around Great World, rather than the District 9 label alone. River Green and River Modern have already established the first two parts of that new-home cluster; River Valley Green Parcel C is the final part.

Two 36-storey towers planned

More than 500 homes are planned in two 36-storey towers at River Valley Green Parcel C. The planned scale places River Valley Green Parcel C alongside River Green's 524 homes and River Modern's 455 homes as a substantial condominium community, rather than a boutique collection.

For buyers seeking a new high-rise home around Great World, the two-tower plan is a clear part of the proposition. River Valley Green Parcel C combines that planned building form with a central residential address, giving the launch an identity beyond its position as the final parcel.

The numbers behind the building scale

River Valley Green Parcel C has a plot ratio of 3.5. Its maximum gross floor area of 40,306 sqm is three and a half times the 11,516 sqm land area. Plot ratio expresses how much gross floor area is permitted relative to the land beneath it.

Those figures explain the scale behind the two-tower plan. River Valley Green Parcel C brings several hundred planned homes onto a defined River Valley land parcel, concentrating the new housing around the Great World location. The land area, allowable floor area and planned towers describe the overall form of the launch.

The neighbours

River Green on Parcel A

River Green is Wing Tai's 524-home condominium on River Valley Green Parcel A. At its August 2025 launch weekend, River Green sold 88% of its homes. That result records a strong opening for the first of the three River Valley Green parcels.

For River Valley Green Parcel C, River Green gives the street a completed launch history rather than an untested new-home proposition. Buyers have already committed to a new condominium address around Great World in substantial numbers, with the first parcel establishing the start of the sequence.

River Modern on Parcel B

River Modern is GuocoLand's 455-home condominium on the neighbouring Parcel B. At its March 2026 launch weekend, River Modern sold over 90% of its homes at an average of about S$3,266 psf. The second River Valley Green launch therefore followed the first with another strong opening.

Psf means price per square foot of a home's floor area: the purchase price divided by the floor area. River Modern's launch average gives a dated price reference from the neighbouring parcel. It connects the River Valley Green address with a real launch price, rather than a forecast for River Valley Green Parcel C.

Riviere and Irwell Hill Residences

In 2026 year-to-date figures reported in June 2026, Riviere recorded a resale median of about S$2,842 psf across six deals. Irwell Hill Residences recorded about S$3,010 psf across 12 deals over the same period. These figures add resale price references to River Modern's launch record.

The surrounding market therefore includes both new-launch activity and resale transactions at named condominiums. River Valley Green Parcel C enters a residential area with an existing price history, alongside the new River Valley Green cluster. That makes the address more tangible than a district-wide average alone.

Who's building it

Sunway MCL's Singapore portfolio

SMCL Haven 3 Pte. Ltd. represents Sunway MCL in the River Valley Green Parcel C tender. Sunway MCL is the Singapore arm of Sunway Property, part of the Bursa-listed Sunway Group. The business brings a Singapore residential portfolio to the partnership behind River Valley Green Parcel C.

Sunway MCL's projects include Tembusu Grand, Piccadilly Grand, Leedon Green, Parc Esta, Nava Grove, The Continuum, Terra Hill and Pinery Residences. These named projects give the Sunway MCL role substance: River Valley Green Parcel C joins a wider collection of Singapore homes, rather than standing as an isolated project under an unfamiliar name.

CSC Land Group's construction background

CSC Land Group (Singapore) Pte. Ltd. is backed by China State Construction Engineering Corporation and has built in Singapore since 1992. CSC Land Group's projects include Grand Dunman, Lentor Central Residences and Parc Greenwich. That background adds a long Singapore building history to the River Valley Green Parcel C partnership.

The two partners bring different corporate backgrounds to River Valley Green Parcel C: Sunway MCL through Sunway Property and Sunway Group, and CSC Land Group through China State Construction Engineering Corporation. Both also have named Singapore residential projects behind them. The appeal is an established local track record on each side of the joint venture.

A S$750.6 million winning bid

River Valley Green Parcel C was awarded on 23 June 2026 for S$750,569,199, about S$750.6 million. The tender opened on 9 April 2026 and closed on 18 June 2026, drawing four bids. Sunway MCL and CSC Land Group secured River Valley Green Parcel C with the highest offer.

The winning land rate was about S$1,730 psf per plot ratio. The other bids were about S$1,661 from COLI, S$1,650 from Hong Leong, GuocoLand and TID, and S$1,626 from Kingsford, on the same basis. Four competing offers give the acquisition a clear tender context, with the joint venture bidding above three other groups.

Psf per plot ratio measures the land price against allowable floor area. Here, about S$1,730 psf per plot ratio is the land acquisition rate. River Modern's S$3,266 psf launch average measures the selling price of homes. The two terms describe different parts of bringing a new condominium to market.

A joint partnership already building ELTA

Sunway MCL and CSC Land Group first partnered on ELTA, a 501-home project at Clementi Avenue 1. ELTA launched in February 2025 and topped out on 16 September 2026. At that September milestone, ELTA was about 84% sold.

River Valley Green Parcel C therefore follows an existing collaboration between the same partners. ELTA gives the partnership a shared residential project beyond the separate company portfolios. For buyers who value experience working together, that is a more specific strength than two established names appearing on a new launch for the first time.

Future

Second half of 2027: the preview target

River Valley Green Parcel C has a preview target of the second half of 2027. The floor plans and price list, once released, will add the individual homes to the location and developer story. The next chapter is the launch itself, on the final parcel of the River Valley Green sequence.

Who it suits

Families centred on River Valley Primary School

You want your next home to stay focused on River Valley Primary School. River Valley Green Parcel C offers the school-next-door setting, with local pre-schools, Kim Seng Park and Great World extending the family appeal beyond primary education. The attraction is a new condominium in a neighbourhood with several named family anchors already around it.

Professionals who want a Great World address

You want River Valley as home and the Thomson-East Coast Line as your connection to work. River Valley Green Parcel C brings that combination together, with the quays adding another reason to choose this part of central Singapore. The address serves the practical office journey and the wider appeal of living around Great World.

Upgraders from Queenstown and the city fringe

You want a new private condominium in District 9 while retaining a central Singapore base. River Valley Green Parcel C offers that move into River Valley, with an established school, mall and station shaping the address. For an upgrader drawn to this part of Singapore, the location brings the premium-district appeal down to specific places around home.

Buyers following the River Valley Green launches

You want a new home in the River Valley Green cluster. River Valley Green Parcel C is the final parcel after River Green and River Modern, backed by a partnership already working together on ELTA. The appeal is a new opportunity on the same street, with its own two-tower plan and a Great World setting already established by the earlier launches.
