How One Marina Gardens has sold
The launch weekend average was S$2,953 psf, and about 83% of those buyers were Singaporeans. Most early sales were 1- and 2-bedroom homes, and all 240 of the 1-bedroom homes have now been sold.
That leaves the 2-, 3- and 4-bedroom homes, so the choice is now among the larger homes. Ask for the latest list of units left before you visit.

More about One Marina Gardens
About One Marina Gardens
The first residential project in Marina South. Gardens by the Bay beside the address. Two towers with sky gardens, a 50 m pool and shops at ground level. One Marina Gardens brings 937 homes to a new waterfront district, with a future Marina South MRT entrance built into the ground floor. Here is why this launch is worth a close look.
What you're buying
One Marina Gardens is a private condominium on Marina Gardens Lane in Marina South, District 1, by Kingsford Marina Development Pte Ltd, part of Kingsford Group. The lease runs for 99 years from 9 October 2023. The two towers rise to 31 and 45 storeys, with homes and shared spaces arranged across both buildings.
One Marina Gardens has a one- to four-bedroom mix. The two-bedroom homes are 646 to 732 sq ft; three-bedroom homes are 904 to 1,012 sq ft; three-bedroom premium homes are 1,066 to 1,238 sq ft; and four-bedroom premium homes are 1,647 sq ft. That range gives couples and families distinct formats within the same address, from a two-bedroom home to a larger premium residence.
The homes include fittings by Smeg, Häfele and Kohler, with smart home features including a digital lock. Those named fittings add detail to the offer beyond the district and the towers. One Marina Gardens brings together a new-home specification and a location at the beginning of Marina South's residential story.
The launch and sales record
Booking opened on 12 April 2025. By 5 pm on 13 April, One Marina Gardens had sold 353 homes, or 38% of the collection, at an average of S$2,953 psf. About 83% of launch buyers were Singaporeans. The first weekend gave Marina South's first residential project a substantial base of local buyers.
By 30 June 2026, 640 homes, or 68%, had sold at an average of about S$2,966 psf. All 240 one-bedroom homes had sold, leaving the two-, three- and four-bedroom categories in the remaining mix at that reporting point. The sales record extends beyond the opening weekend, with purchases continuing into 2026.
Psf means price per square foot: the home's purchase price divided by its floor area. In June 2026, a 1,647 sq ft home at One Marina Gardens sold at S$3,290 psf. That transaction gives a specific price reference for a larger home alongside the overall average recorded to the end of June.
Location
Bayfront and Gardens by the Bay MRT
One Marina Gardens is about 1.15 km from Bayfront MRT by the measured pedestrian route. Bayfront connects the Downtown and Circle lines and serves The Shoppes at Marina Bay Sands. The station brings two rail lines and a major shopping destination into the same connection from One Marina Gardens.
Gardens by the Bay MRT is about 1.48 km away by the measured pedestrian route, on the Thomson-East Coast Line. Marina Bay is one stop away, where the Thomson-East Coast, North-South and Circle lines meet. That interchange is the key connection for reaching different parts of the network from the Gardens by the Bay station.
For CBD journeys, Shenton Way is two stops and Maxwell three stops from Gardens by the Bay, with no change of train. Orchard is on the same line, while Marine Parade is four stops in the other direction. The direct route links One Marina Gardens' waterfront setting with business districts, Orchard shopping and the east of Singapore.
The Shoppes at Marina Bay Sands
The Shoppes at Marina Bay Sands is the nearest large mall to One Marina Gardens, by Bayfront MRT. It gives the Marina Bay side of the address a named shopping destination. For buyers drawn to a bay-area home, the connection is specific: Bayfront combines the mall and the Downtown and Circle lines in one place.
Gardens by the Bay beside home
One Marina Gardens stands beside Gardens by the Bay, with the Flower Dome, Cloud Forest and Supertrees part of the surrounding destination. The garden setting is a central reason to choose Marina South. The appeal extends beyond a city postcode to a home beside one of the bay area's defining green spaces.
For families, that setting gives the location an outdoor emphasis alongside the shared facilities within One Marina Gardens. Gardens by the Bay provides the larger landscape around home, while the condominium's own pools and gardens bring recreation into the residential grounds. The two scales of green space are part of the same address.
Marina Barrage and the waterfront setting
The Marina Barrage green roof is open to the public for kite-flying and picnics. It adds a named open-air destination to Gardens by the Bay, giving families another reason to value this part of Marina South. The attraction is a public lawn by the water, rather than another indoor amenity.
Marina South lies between Marina Bay, Gardens by the Bay and the Marina Barrage. Those three names define the setting around One Marina Gardens: bay, gardens and waterfront infrastructure. For buyers whose priorities include open space as well as proximity to the city, that combination gives Marina South a distinct identity.
Shops, a restaurant and childcare at ground level
The ground floor of One Marina Gardens includes shops, a restaurant and a childcare centre. This brings everyday uses into the residential address itself. For a household choosing a home in a new district, having these uses within One Marina Gardens gives the project a practical role beyond providing the homes above.
A public bus shelter and taxi stand are also part of the ground-floor plan. Together with the commercial uses, these give the base of One Marina Gardens a transport and neighbourhood function. The address combines residential towers with services at street level, rather than treating the ground floor only as an entrance to the homes.
School
Cantonment Primary School and the nearest primary schools
Cantonment Primary School is the nearest primary school to One Marina Gardens, about 2.55 km away in a straight line. River Valley Primary School and St. Margaret's School (Primary) are each about 3.65 km away in a straight line. These are the named primary schools around the Marina South address, with distances stated on the same basis.
Primary 1 priority by distance
Primary 1 registration gives priority by home-to-school distance. For a family already attending Cantonment Primary School, River Valley Primary School or St. Margaret's School (Primary), continuity means keeping the same school, friendships and established routines while moving to a new home. One Marina Gardens offers a new residential base for that next stage of family life.
Childcare within One Marina Gardens
For younger children, the ground-floor childcare centre brings an early-years use directly into One Marina Gardens. It joins a family offer that includes different three-bedroom formats, four-bedroom premium homes and children's facilities within the grounds. The combination gives households with young children several reasons to value the residential plan.
Why this project?
The first residential address in Marina South
One Marina Gardens is the first residential project in Marina South. That position gives buyers a place at the beginning of the district's residential growth. The appeal is entry into a new neighbourhood beside established destinations such as Gardens by the Bay, rather than waiting for a new district's main landmark to arrive.
Marina South's first homes and the established gardens play different roles in the proposition. One Marina Gardens introduces the residential community; Gardens by the Bay gives the surrounding location an identity already known beyond the neighbourhood. For buyers drawn to new districts, that combination is the strongest part of the first-mover story.
A 50 m pool and a family landscape deck
The second-level landscape deck at One Marina Gardens includes a 50 m pool, a family pool and a kids' pool. These give the shared grounds separate swimming options, from a full-length pool to spaces focused on families and children. Swimming is a substantial part of the facility offer, rather than a single pool serving every purpose.
The same landscape deck includes a grand lawn, party deck and sauna. The mix adds open-air gathering space and relaxation to the swimming facilities. For buyers seeking a condominium with a broad recreation offer, the deck brings several different uses into one residential level.
The clubhouse has three function rooms, a kids' room and a games room. These indoor spaces extend the family offer beyond the pools. Gatherings, children's activities and games have named spaces within One Marina Gardens, supporting a home search centred on both the private residence and the shared facilities around it.
Sky terraces on levels 14 and 34
Block 5 has sky terraces on levels 14 and 34, with a reading lounge, sky dining, an outdoor gym and a yoga terrace across the terrace facilities. One Marina Gardens takes shared recreation above the landscape deck, placing places to read, dine and exercise within the taller tower.
For buyers drawn to high-rise living, those shared levels broaden the appeal beyond the floor of the individual home. The tower contains communal destinations as well as residences, giving the building a role in recreation and relaxation. The combination of a landscape deck and sky terraces is a defining part of the One Marina Gardens facility plan.
Sky gardens at the top of both towers
Block 5 has a sky garden on level 45, with a sky gym and viewing deck. Block 3 has a sky garden on level 31, with function rooms and a dining lounge. Both towers therefore carry shared facilities at their uppermost levels, adding a separate set of destinations above the homes.
The two sky gardens serve different uses. Exercise and a viewing deck feature in Block 5, while dining and function spaces feature in Block 3. Together, they give One Marina Gardens a facility offer distributed across several levels, with more than the ground and landscape decks contributing to residential life.
Different home sizes for different family needs
One Marina Gardens offers both three-bedroom and three-bedroom premium formats. Within the same bedroom count, buyers have a meaningful difference in floor area. That gives families who need three bedrooms a choice of accommodation within the same address, with the larger premium format serving households seeking additional space.
The original collection includes 40 four-bedroom premium homes. For families needing a fourth bedroom, it provides a distinct larger-home option within One Marina Gardens. The range extends the project beyond its smaller-home component to households seeking more accommodation in Marina South.
The neighbours
W Residences Marina View
W Residences Marina View is a 683-home project on Marina View, with public sales opening in October 2025. It is another named new-home address in the wider Marina Bay area. One Marina Gardens brings a different location emphasis to that wider residential picture, on Marina Gardens Lane beside Gardens by the Bay.
The distinction is the part of the bay area each address occupies. One Marina Gardens centres its proposition on Marina South's first residential project and the garden setting. That gives the launch an identifiable place within the wider central residential market, rather than relying on the Marina name alone.
The next Marina Gardens Lane parcel
The neighbouring Marina Gardens Lane parcel is about 64,700 sq ft. Its tender closed on 15 October 2026 with a sole bid from EL Development of S$450.1 million, equivalent to S$1,243 psf per plot ratio. The bid remained pending award at that reporting date.
Psf per plot ratio measures the land bid against allowable floor area. The October tender adds a dated land-market event beside One Marina Gardens, as the Marina South residential sequence continues. The S$1,243 figure is a land bid rate, while One Marina Gardens' transaction figures measure the selling prices of homes.
Who's building it
Kingsford Marina Development Pte Ltd
Kingsford Marina Development Pte Ltd is the developer of One Marina Gardens. Kingsford Group led the consortium that acquired the Marina Gardens Lane land with Obsidian Development and Polarix Cultural & Science Park Investment. The land was awarded in July 2023 after a four-bid tender.
The winning bid was S$1,034,480,000, equivalent to S$1,402 psf per plot ratio. That acquisition secured the land for Marina South's first residential project. The size of the commitment and the subsequent 937-home launch put One Marina Gardens among Kingsford's large residential projects in Singapore.
Normanton Park: 1,862 homes sold
Kingsford's Normanton Park sold all 1,862 homes within about 18 months of its January 2021 launch. That gives the group a named example of a large Singapore residential project taken from launch to full sales. For buyers following the developer behind One Marina Gardens, Normanton Park is a substantial part of the portfolio.
Chuan Park and Lentor Gardens Residences
Chuan Park sold 696 of its 916 homes on launch day, 10 November 2024. Lentor Gardens Residences sold 270 of its 499 homes on launch day, 18 July 2026, at an average of S$2,350 psf. These dated results add two more named residential launches to Kingsford's recent Singapore record.
Together, Normanton Park, Chuan Park and Lentor Gardens Residences show experience selling projects with hundreds of homes. One Marina Gardens brings that large-project background to a different setting: the first residential launch in Marina South. The developer story is therefore grounded in named Singapore projects as well as the Marina South land acquisition.
Future
The 2025 plan: about 10,000 homes in Marina South
Marina South covers about 45 hectares and is planned for about 10,000 new private and public homes under the 2025 draft plan. One Marina Gardens begins the residential sequence within that wider precinct. For long-term owners, the attraction is a first address within a planned neighbourhood of much greater scale.
Marina South is planned as a car-lite precinct. The wider direction is a neighbourhood shaped around walking and cycling. That gives the district a clear planning identity alongside its position by the gardens and the water, with One Marina Gardens forming the first residential part of the plan.
Once Marina South MRT opens
An entrance to Marina South MRT is built into the ground floor of One Marina Gardens. Once Marina South MRT opens, that entrance will bring station access into the residential address itself. The future connection is a distinct part of the One Marina Gardens proposition, alongside the open stations serving the surrounding area.
Who it suits
Professionals working in Marina Bay and Shenton Way
You want a new home in the bay area with a rail route into the CBD. One Marina Gardens combines that central connection with gardens, pools and sky-level shared spaces at home. The appeal is a residential setting with its own recreation offer alongside access to the business districts.
Families who value gardens and shared facilities
You want outdoor destinations around home and facilities within the condominium. One Marina Gardens brings Gardens by the Bay and Marina Barrage into the location story, with swimming, children's rooms and shared lawns in the residential grounds. The family appeal operates at both the neighbourhood and condominium level.
Couples buying a two-bedroom home
You want a new Marina South address without moving straight to a larger family format. One Marina Gardens includes a two-bedroom range alongside the three- and four-bedroom homes. The shared gardens, pools and sky facilities add a broader residential offer around that smaller private home.
Long-term owners drawn to a new district
You want a place in Marina South's first residential project. One Marina Gardens offers that position with a wider precinct plan around it and established Gardens by the Bay beside it. The attraction is ownership at the start of the residential sequence, with the identity of the gardens and waterfront already part of the address.
