How you pay for The Island Residence

The Island Residence will be bought while it is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

The Island Residence location: Keppel Island

The site is on Keppel Island in Keppel Bay, District 4. The island was once called Pulau Hantu and was used for shipbuilding and ship repair until 2000. Today it holds the Marina at Keppel Bay, and the cable-stayed Keppel Bay Bridge, about 250 m long and opened in 2008, links it to Keppel Bay Drive and the mainland.

Getting around

HarbourFront MRT is an interchange on the North East and Circle Lines, with buses and the ferry terminal, and Telok Blangah on the Circle Line is also nearby. Since Circle Line Stage 6 opened on 12 July 2026, the line runs straight from HarbourFront to Marina Bay. Walking times will be stated once block addresses are known and measured.

Schools in the area

Several primary schools are in the Telok Blangah area. Distances depend on the final address, which is not out yet, and no purchase guarantees a place.

Food and daily needs

VivoCity covers the supermarket run, the cinema and the shops. Seah Im Food Centre, connected to HarbourFront MRT and the bus interchange, is known for affordable hawker food. On the island, the Marina at Keppel Bay has waterfront restaurants such as Privé Grill.

Parks and nature

Sentosa's beaches are across the water. The Southern Ridges link Mount Faber, Telok Blangah Hill and Kent Ridge parks, HortPark and Labrador Nature Reserve on a route of about 10 km, crossing Henderson Waves, Singapore's tallest pedestrian bridge.

What's planned for the area

  • HarbourFront Centre's redevelopment by Mapletree into a 33-storey tower with an elevated park, expected in the first half of 2031
  • Berlayar, on the former Keppel Club grounds, planned for about 10,000 homes
  • The Greater Southern Waterfront, about 2,000 hectares along about 30 km of coastline, long term
  • City port terminals moving to Tuas over time, freeing waterfront land

Who this location suits

Buyers who want a quiet waterfront address without giving up the city, and professionals who want the Circle Line and the North East Line a bridge away.

The developer: Keppel Land

Keppel Land is the property arm of Keppel, and Keppel Bay is its waterfront precinct. Caribbean at Keppel Bay (969 homes, completed 2004) and Corals at Keppel Bay (366 homes, 2016) were developed by Keppel Bay Pte Ltd. Reflections at Keppel Bay, 1,129 homes designed by Daniel Libeskind, was completed in 2011. The Reef at King's Dock, with Mapletree, sold about 65% of its 429 homes at its January 2021 launch.

Questions worth asking at the preview

  • The developer entity, lease start date and expected TOP in the sales documents
  • The bedroom mix, sizes and facilities
  • Which units face the marina, and what the site plan shows
  • The expected maintenance fees for the home type you want

More about The Island Residence

About The Island Residence

An address on Keppel Island. About 86 homes by Keppel Land. An established Keppel Bay neighbourhood shaped by Caribbean at Keppel Bay, Reflections at Keppel Bay and Corals at Keppel Bay. The Island Residence brings a smaller residential offering to this waterfront precinct, with the completed Circle Line connection adding a new chapter to HarbourFront. Here is why this upcoming launch is worth a close look.

What you're buying

The Island Residence is the working name for Keppel Bay Plot 6, a new 99-year leasehold condominium on Keppel Island in District 4, within the Rest of Central Region. Keppel Land is the developer, with about 86 homes. The island location is the defining feature: The Island Residence puts the residential address on Keppel Island itself.

The Island Residence joins a precinct with completed homes, a marina and established residential names. For buyers drawn to Keppel Bay, this is a new residential chapter within an existing waterfront neighbourhood, with a markedly smaller home count than the earlier Keppel Bay condominiums.

Location

Keppel Island and the marina setting

The Island Residence is on Keppel Island. Marina at Keppel Bay gives the island a named waterfront destination, while Privé Grill is at 2 Keppel Bay Vista. The appeal starts with the address itself: an island home in a precinct whose identity is tied to the bay and marina.

Privé Grill at Marina at Keppel Bay

Privé Grill is a modern European steakhouse with a Josper grill at Marina at Keppel Bay. It adds a specific dining destination to the island setting. For The Island Residence, that makes the marina more than a name on the map: it is also a place to dine within the Keppel Island location story.

HarbourFront and the completed Circle Line

HarbourFront MRT is an interchange on the North East and Circle Lines. VivoCity is in the HarbourFront area, giving the wider precinct a major shopping destination alongside the rail interchange. The Island Residence sits within a Keppel Bay setting connected to this established HarbourFront network.

Circle Line Stage 6 opened on 12 July 2026, linking HarbourFront to Marina Bay through Keppel, Cantonment and Prince Edward Road. Marina Bay is now one Circle Line train from HarbourFront. For buyers with a connection to Marina Bay, the new link makes the rail network around Keppel Bay more useful.

The wider change is visible in the Telok Blangah to Marina Bay journey: a trip that previously required transfers across three lines now takes one train, saving about 10 minutes. That is a change to the rail network serving the surrounding area, adding a direct connection across the southern part of the city.

VivoCity in HarbourFront

VivoCity brings an established shopping destination to the HarbourFront side of the location. The Island Residence combines its Keppel Island address with a wider precinct that already has a substantial retail anchor. Island location and access to an established shopping district form two distinct parts of the appeal.

The Southern Ridges

The Southern Ridges link Mount Faber, Telok Blangah Hill, Kent Ridge, HortPark and Labrador Nature Reserve. Route A is about 10 km. This gives the wider southern neighbourhood an outdoor network spanning several named parks, rather than a single green space.

Henderson Waves is 274 m long and is Singapore's tallest pedestrian bridge. As part of the Southern Ridges landscape, Henderson Waves adds a distinctive destination to the parks around the southern waterfront. The Island Residence's wider setting brings together the bay, marina and this established network of elevated green spaces.

Labrador Nature Reserve

Labrador Nature Reserve is a 22-hectare coastal nature reserve. It adds a coastal landscape to the Southern Ridges destinations, giving the wider Keppel Bay area both hill parks and a nature reserve by the coast. For buyers drawn to the south for its outdoor spaces, those named places give the location its depth.

Mapletree Business City

Mapletree Business City is a nearby office and business-park node. For households connected to that business district, The Island Residence adds an island residential option within the wider southern area. The location appeal extends beyond recreation to a named employment destination.

School

Primary 1 registration

Primary 1 admission follows the school registration process, with home-to-school distance forming part of registration priority. A home purchase and a school place are separate decisions.

Why this project?

A smaller residential offering in Keppel Bay

The Island Residence has about 86 homes. Caribbean at Keppel Bay has 969 homes, Reflections at Keppel Bay has 1,129 and Corals at Keppel Bay has 366. The Island Residence is smaller by home count than all three, giving buyers a different residential scale within the same wider waterfront precinct.

That smaller scale is a central part of the positioning. The Island Residence offers a new Keppel Bay address without repeating the home count of the earlier residential projects. For buyers who want a smaller community in an established waterfront neighbourhood, the distinction is clear.

An island address within an established precinct

The Island Residence places the home on Keppel Island, while the wider Keppel Bay neighbourhood already contains completed condominiums. The combination brings a distinct residential location into a precinct with an established history. The attraction is both the island address and the surrounding Keppel Bay identity.

A developer with completed Keppel Bay homes

Keppel Land brings direct experience in the surrounding residential precinct. Caribbean at Keppel Bay, Reflections at Keppel Bay and Corals at Keppel Bay are completed projects within that history. The Island Residence extends a local residential story rather than introducing a developer to Keppel Bay for the first time.

The neighbours

Caribbean at Keppel Bay

Caribbean at Keppel Bay contains 969 homes and was completed in 2004. The average resale price over the 12 months to October 2026 was about S$1,916 psf, with a high of S$2,170 psf in June 2026. Psf means price per square foot of a home's floor area.

Caribbean at Keppel Bay represents the earlier residential chapter of the precinct. Its completion date and home count show the depth of the existing neighbourhood, while the dated resale figures put actual market activity behind the Keppel Bay address.

Reflections at Keppel Bay

Reflections at Keppel Bay has 1,129 homes, was completed in 2011 and has a 99-year lease from 2006. The average resale price over the 12 months to October 2026 was about S$1,751 psf. Reflections at Keppel Bay brings another substantial completed residential community into the surrounding precinct.

Corals at Keppel Bay

Corals at Keppel Bay has 366 homes, was completed in 2016 and has a 99-year lease from 2007. The average resale price over the 12 months to October 2026 was about S$2,080 psf. A 2,992 sq ft home recorded S$3,008 psf in October 2022, a specific historical transaction within Corals at Keppel Bay.

Together, Caribbean at Keppel Bay, Reflections at Keppel Bay and Corals at Keppel Bay show a neighbourhood with several completed residential generations. The Island Residence adds a new and smaller offering to that established collection.

The Reef at King's Dock

The Reef at King's Dock is a 429-home project by Mapletree and Keppel Land. At its January 2021 launch, 280 of the 300 released homes sold, at an average of S$2,330 psf. That is a dated launch reference from the surrounding waterfront market and another residential collaboration involving Keppel Land.

Who's building it

Keppel Land

Keppel Land is the property arm of Keppel and the developer of Keppel Bay Plot 6. The Island Residence sits within a long-running Keppel Bay residential programme. Caribbean at Keppel Bay, Reflections at Keppel Bay and Corals at Keppel Bay were developed through Keppel Bay Pte Ltd.

The completed local work gives the developer story substance. Keppel's involvement spans several residential projects in the same waterfront precinct, with The Reef at King's Dock adding a partnership with Mapletree. The Island Residence carries that connection onto Keppel Island.

Keppel Island in the residential programme

Keppel's Keppel Bay residential programme included a remaining plot on Keppel Island for future development. Keppel Bay Plot 6 was listed as 100% owned by Keppel in 2019. The Island Residence is therefore rooted in an existing landholding within the wider precinct.

Future

July 2026: HarbourFront Centre redevelopment begins

HarbourFront Centre closed on 27 July 2026 for redevelopment. The replacement is a 33-storey building with 26 office floors and a five-storey retail podium, totalling about 123,000 sq m. The plans bring office and retail uses together in a new building at HarbourFront.

For The Island Residence, this adds a new commercial chapter to the surrounding waterfront. The replacement places retail and employment space within the HarbourFront story, extending the area's role beyond its existing shopping and transport destinations.

July 2026: ferry operations move to HarbourFront Avenue

The Singapore Cruise Centre moved to 5 HarbourFront Avenue from 15 July 2026, with ferry routes unchanged. The relocation forms part of the HarbourFront transition while retaining the ferry connections serving the precinct.

September 2025: Berlayar plans outlined

Plans outlined in September 2025 put about 10,000 homes at Berlayar on the former Keppel Club grounds, including about 7,000 public homes. Planned green corridors link the Southern Ridges and Labrador Nature Reserve. The housing and green connections extend the residential and outdoor network across the wider southern area.

November 2025: Telok Blangah Road land award

The Telok Blangah Road residential land parcel was awarded to Kingsford Huray Development in November 2025, with about 745 homes. It was the first private residential land parcel sold in the Greater Southern Waterfront. The award adds another named residential project to the southern area's next chapter.

Who it suits

You work in the wider southern area or have regular commitments around HarbourFront, Mapletree Business City or Marina Bay. The Island Residence brings an island address into that location story, with the completed Circle Line adding a direct HarbourFront to Marina Bay connection.

You value the bay and the southern parks

You want the waterfront to be part of your residential location, with the Southern Ridges and Labrador Nature Reserve adding outdoor destinations across the wider area. The Island Residence brings those interests together in the Keppel Bay neighbourhood.
