How to compare once prices are out
- Compare the total price of the bedroom type you want, not the average psf, since smaller homes always show a higher psf
- Put it beside the resale condos and other new launches you're looking at, for the same bedroom type and floor
- Check the layout: how much of the floor area is living space, and which way the stack faces
- Add the stamp duty and your loan limit, which the Payment tab sets out, before deciding what you can afford

Send Me The Price ListHow you pay for Telok Blangah Road Residences
Telok Blangah Road Residences will be bought while it is still being built, so you don't pay the whole price at once. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about Telok Blangah Road Residences
About Telok Blangah Road Residences
The first private residential land sold in the Greater Southern Waterfront. Mount Faber Park across the road. HarbourFront and VivoCity one MRT stop from Telok Blangah, with a direct Circle Line connection to Marina Bay. A new 99-year lease on part of the former Keppel Club grounds. Here is why this launch is worth a close look.
What you're buying
Telok Blangah Road Residences is a new 99-year leasehold private condominium by Kingsford Huray Development Pte Ltd, part of Kingsford Group. About 745 homes are planned along Telok Blangah Road in Berlayar, the new neighbourhood taking shape on the former Keppel Club grounds.
The land was awarded to Kingsford on 20 November 2025. Telok Blangah Road Residences occupies 13,689.3 sqm, with a maximum permissible gross floor area of 64,340 sqm and a gross plot ratio of 4.7.
For buyers who want a new private home on the south side, the proposition brings two things together: established Telok Blangah connections and a place in the new Berlayar neighbourhood. You get the Circle Line, Mount Faber and HarbourFront as part of the location today, with the wider estate planned around the former Keppel Club land.
Location
Mount Faber Park across Telok Blangah Road
Mount Faber Park sits across the road from Telok Blangah Road Residences. That gives the address a specific outdoor attraction at its immediate edge: a hill park connected to the Southern Ridges, with public outdoor space beyond the condominium boundary.
For buyers who want parks to be part of their choice of home, this is the strongest starting point. Telok Blangah Road Residences places a new private condominium opposite an established park, with a wider network of trails beyond Mount Faber.
Telok Blangah MRT: one stop to HarbourFront, one train to Marina Bay
Telok Blangah Road Residences is near Telok Blangah MRT on the Circle Line. HarbourFront is one stop away, bringing VivoCity, HarbourFront Centre and the North East Line interchange into the same rail connection.
Circle Line Stage 6 opened on 12 July 2026, linking HarbourFront to Marina Bay through Keppel, Cantonment and Prince Edward Road. Telok Blangah to Marina Bay is now one train, saving around 10 minutes over the previous route with transfers.
For buyers travelling towards Marina Bay, the improvement is already in place. The direct connection removes the transfers from that journey. HarbourFront also provides the North East Line interchange, so the station next to Telok Blangah serves both a major shopping destination and another rail line.
West Coast Highway and the AYE
West Coast Highway and the Ayer Rajah Expressway are close to Telok Blangah Road Residences. These road connections add to the Circle Line location, giving households rail and driving options from the same southern address.
HarbourFront, Mapletree Business City and Pasir Panjang for work
HarbourFront, Mapletree Business City and the Pasir Panjang employment nodes are close to Telok Blangah Road Residences. Mapletree Business City is a 2.9 million sq ft integrated office, business-park and retail campus in the Alexandra precinct.
For professionals based in these employment areas, the attraction is a home on the same side of Singapore as work. Telok Blangah Road Residences combines those southern employment connections with the parks around Mount Faber, giving the address a reason to appeal beyond the Marina Bay rail link alone.
VivoCity and HarbourFront Centre
VivoCity and HarbourFront Centre are one MRT stop from Telok Blangah. That puts two named shopping destinations at the next station, alongside the HarbourFront interchange.
The benefit is the concentration of shopping at one destination. Telok Blangah Road Residences draws on HarbourFront for the larger mall trip while keeping its own address beside Mount Faber and the new Berlayar neighbourhood. You get the shopping connection without needing to live above the mall.
Telok Blangah Drive for groceries and hawker food
Telok Blangah Drive has a market, supermarket and hawker centre. These are established amenities around Telok Blangah Road Residences, supplying a different layer of convenience from VivoCity and HarbourFront Centre.
The market and supermarket cover grocery shopping; the hawker centre adds prepared food. Together, they give the location an everyday shopping and food base alongside the HarbourFront malls. The appeal is a new home with existing Telok Blangah amenities around it, as Berlayar adds another residential chapter.
The Southern Ridges: about 10 km of linked parks
The Southern Ridges link Mount Faber Park, Telok Blangah Hill Park, Kent Ridge Park, HortPark and Labrador Nature Reserve. Route A is about 10 km long.
That makes Mount Faber more than a single park opposite Telok Blangah Road Residences. Mount Faber connects into a network of named parks and nature destinations. For buyers who value walking routes and outdoor exercise, the address brings that larger network into the location offer.
Henderson Waves and the Forest Walk
Henderson Waves is a 274 m bridge in Telok Blangah Hill Park and Singapore's tallest pedestrian bridge. The Forest Walk is an elevated walkway of about 1.3 km through the forest canopy in Telok Blangah Hill Park.
These give the Southern Ridges a distinctive character: a landmark pedestrian bridge and a route through the treetops, alongside the linked parks. The outdoor attraction around Telok Blangah Road Residences is an established network with recognisable destinations, rather than an unnamed patch of green.
School
Preschools in the Berlayar neighbourhood plan
Berlayar is planned with preschools as part of its neighbourhood amenities. For families buying at Telok Blangah Road Residences, early-years provision forms part of the wider residential plan, alongside the homes and community spaces being added around the former Keppel Club grounds.
Why this project?
The first private residential land sold in the Greater Southern Waterfront
Telok Blangah Road Residences comes from the first private residential land sale in the Greater Southern Waterfront. That gives the launch a defined place in the area's transformation: the first private residential land award in a much larger waterfront programme.
For a buyer drawn to Berlayar, the attraction is the opportunity to buy into the neighbourhood's first private residential chapter. Telok Blangah Road Residences combines that position with a new lease and the existing Telok Blangah location.
A private land-sale opportunity after a decades-long gap
The previous government land sale for private homes nearby was at Telok Blangah Drive in April 1990. That award became Harbour View Towers, a 154-home condominium completed in 1994.
The gap is about 35 years between that April 1990 sale and the November 2025 award for Telok Blangah Road Residences. For buyers who want a new private condominium in this part of Telok Blangah, the launch represents a return of government land-sale housing after decades.
A larger planned community than Berlayar Drive
Telok Blangah Road Residences has about 745 homes planned. The separate Berlayar Drive parcel is planned for about 415 homes, with a five-storey height limit. Harbour View Towers has 154 homes.
By home count, Telok Blangah Road Residences is larger than both Berlayar Drive and Harbour View Towers. That places the launch at a different scale from the smaller nearby projects, giving buyers who favour a larger condominium community a new option in Telok Blangah.
What a plot ratio of 4.7 means
A gross plot ratio of 4.7 means the permitted gross floor area is 4.7 times the land area. At Telok Blangah Road Residences, the 13,689.3 sqm land parcel allows up to 64,340 sqm of gross floor area.
Those figures explain the scale of the residential plan. Telok Blangah Road Residences brings a substantial new condominium to the former Keppel Club grounds, adding private homes to the wider mix planned for Berlayar.
The neighbours
Harbour View Towers: an established Telok Blangah neighbour
Harbour View Towers has 154 homes and was completed in 1994. Its origins lie in the April 1990 Telok Blangah Drive land sale, linking the existing private residential neighbourhood with the new launch at Telok Blangah Road Residences.
That history gives the address an established private-housing backdrop as well as a new-estate story. Telok Blangah Road Residences joins a part of the south that already has private homes, parks, local food and the Circle Line.
Reflections at Keppel Bay, Caribbean at Keppel Bay and Avenue South Residence
Reflections at Keppel Bay, Caribbean at Keppel Bay and Avenue South Residence are completed 99-year leasehold projects. These are named private residential projects in the wider southern housing market around the new launch.
Telok Blangah Road Residences adds a new-build choice within that southern market, with Berlayar as its immediate neighbourhood. The location proposition centres on the former Keppel Club grounds, Mount Faber and Telok Blangah rather than the address of any one existing condominium.
The Reef at King's Dock: a dated southern launch reference
The Reef at King's Dock launched in February 2021 at an average of S$2,330 psf. Psf means price per square foot of a home's floor area, putting the price of space on a common area basis.
The S$2,330 psf figure gives a historical launch reference in the southern private-home market. Its February 2021 date is part of that price context, alongside the newer land awards around Berlayar.
Berlayar Drive: another private residential parcel
The Berlayar Drive tender drew a sole bid of S$576.78 million from Hong Leong Holdings and GuocoLand in August 2026. The bid equated to about S$1,515 psf per plot ratio, for a parcel planned for about 415 homes under a five-storey height limit.
Psf per plot ratio describes the land price per square foot of allowable floor area. It is the developer's land cost, distinct from the price per square foot of a completed home. Berlayar Drive adds another private residential parcel to the emerging neighbourhood around Telok Blangah Road Residences.
Berlayar Residences: the first BTO launch
Berlayar's first BTO project, Berlayar Residences, launched in October 2025 with 870 sale flats and 200 rental flats. That launch began the public-housing component of the new neighbourhood, alongside the private residential land being released around Berlayar.
For Telok Blangah Road Residences, this means a place within a wider residential estate. The Berlayar plan brings public and private housing into the former Keppel Club grounds, with neighbourhood amenities and green space planned around that mix.
Who's building it
Kingsford Huray Development Pte Ltd
Kingsford Huray Development Pte Ltd, part of Kingsford Group, won Telok Blangah Road Residences. Kingsford Development was incorporated in Singapore in 2011 and has projects in China, Singapore and Australia.
Kingsford's Singapore portfolio includes Normanton Park, Kingsford Waterbay, Kingsford Hillview Peak, The Hill @ One-North, Chuan Park and One Marina Gardens. Kingsford Huray is also the developer behind Normanton Park.
A S$918.3 million winning bid
The Telok Blangah Road tender launched on 24 June 2025 and closed on 4 November 2025, drawing three bids. Kingsford won with S$918,300,400. GuocoLand and Hong Leong submitted S$880 million, while Frasers, Metro and Soilbuild submitted S$863.26 million. The land award followed on 20 November 2025.
Kingsford's winning land rate was about S$1,326 psf per plot ratio. The S$918.3 million bid describes the investment in the land for Telok Blangah Road Residences. It is separate from the prices of the individual homes.
Experience across large and smaller condominiums
Normanton Park has 1,862 homes. Chuan Park has 916 homes, and One Marina Gardens has 937. The Hill @ One-North has 142 homes and launched in April 2024. Lentor Gardens Residences has 502 homes and previewed in July 2026.
The range gives Kingsford experience with projects both larger and smaller than the approximately 745 homes planned at Telok Blangah Road Residences. Normanton Park, Chuan Park and One Marina Gardens sit above that home count, while The Hill @ One-North and Lentor Gardens Residences sit below it.
Chuan Park and One Marina Gardens launch prices
Chuan Park launched in November 2024 at an average of S$2,579 psf. One Marina Gardens launched in April 2025 at an average of S$2,953 psf. These are dated launch prices for other Kingsford projects, adding named examples to the group's Singapore residential record.
Future
September 2025 Berlayar plan: about 10,000 homes
The September 2025 Berlayar plan provides for about 10,000 homes on the former Keppel Club grounds, with about 7,000 public homes. Berlayar covers 48 hectares.
For buyers at Telok Blangah Road Residences, that places the condominium within the creation of a whole residential neighbourhood. The planned scale brings homes, community spaces and local services into the same estate, rather than a standalone private project on its own.
September 2025 green-space plan: up to 10 hectares
Berlayar is planned with up to 10 hectares of green space, about one fifth of the estate. A 60 m-wide central corridor and park anchors the plan, with green corridors planned to link the Southern Ridges and Labrador Nature Reserve.
This gives the future neighbourhood a defined green structure: a central corridor, a park and connections between named nature destinations. For buyers attracted to Mount Faber today, the Berlayar plan carries that green emphasis into the new estate.
September 2025 neighbourhood plan: car-lite routes and local amenities
Berlayar is designed to be car-lite, with walking and cycling paths. Planned amenities include supermarkets, eating houses, clinics and community spaces.
Those plans add everyday functions to the new housing. For Telok Blangah Road Residences, the future neighbourhood offer includes groceries, food, healthcare provision and shared community space, as well as routes designed for travel on foot and by bicycle.
The Greater Southern Waterfront: the longer-term setting
The Greater Southern Waterfront covers about 2,000 hectares along about 30 km of coastline, from Gardens by the Bay East to Pasir Panjang. Telok Blangah Road Residences forms part of this wider southern transformation through the Berlayar neighbourhood.
The 2019 port relocation plan set out the move of Tanjong Pagar, Keppel and Brani terminals to Tuas by 2027, and Pasir Panjang by 2040. That dated plan places the waterfront transformation across different phases and locations.
The appeal for a buyer is a new private home within a long-term waterfront transformation, with established transport and park connections already around Telok Blangah. Berlayar supplies the immediate neighbourhood story; the Greater Southern Waterfront supplies the wider setting.
