You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about Kallang Close Residences
About Kallang Close Residences
About 470 new homes fronting the Kallang River. A planned riverfront promenade and childcare centre. Kallang MRT and Bendemeer MRT nearby, with Raffles Place four stops from Kallang. Kallang Close Residences brings a new 99-year private condo to a riverfront neighbourhood after a 12-year gap in government land releases. Here is why this launch is worth a close look.
What you're buying
Kallang Close Residences is a new private condominium by Frasers Property Phoenix Pte. Ltd. and MJR Investment Pte. Ltd., the joint venture of Frasers Property and Mitsubishi Estate. The address is in the Kallang planning area, District 12, within the Rest of Central Region. The land carries a 99-year lease.
Kallang Close Residences occupies 11,456.3 sqm, or about 123,320 sq ft, with a maximum permissible gross floor area of 40,098 sqm. About 470 private homes and a childcare centre are planned. The river frontage gives the residential project a defined setting along the Kallang River.
Location
Fronting the Kallang River
Kallang Close Residences fronts the Kallang River, Singapore's longest river. The river runs for about 10 km from Lower Peirce Reservoir to the Kallang Basin. For buyers drawn to waterfront housing, the location offers a specific physical feature at the address: the river itself forms the frontage.
A publicly accessible riverfront promenade is planned with Kallang Close Residences. The promenade brings the waterfront into the residential plan as a place to move along the river. The public connection is part of the address, extending the riverfront appeal beyond the private home.
Kallang MRT for the East-West Line
Kallang MRT is nearby on the East-West Line. Bugis and City Hall provide interchanges on the direct route towards Raffles Place, which is four stops from Kallang. The East-West Line also reaches Paya Lebar Central, giving the rail connection a second named employment destination beyond the CBD.
For buyers working around Raffles Place, the four-stop connection is the clearest commute benefit. Kallang Close Residences combines that direct city link with a riverfront residential setting, bringing the work destination and the waterfront into the same housing proposition.
Bendemeer MRT for the Downtown Line
Bendemeer MRT is also nearby, providing a separate Downtown Line connection. Direct trains serve Chinatown and Downtown. Two operating lines give Kallang Close Residences different city-bound routes, with the East-West Line serving Raffles Place and the Downtown Line serving Downtown.
That choice matters for households whose workplaces differ. The rail proposition is based on two existing stations on two existing lines, giving the address relevance to more than one city commute. Kallang and Bendemeer each contribute a distinct route to the location appeal.
PIE, CTE and KPE road access
Road access is via the PIE, CTE and KPE. The expressway connections add a driving option alongside the two rail lines. For households using both a car and public transport, Kallang Close Residences brings several forms of connectivity into the location choice.
Aperia Mall and Boon Keng Market & Food Centre
Aperia Mall and Boon Keng Market & Food Centre serve the area. The named destinations give the neighbourhood both a mall and a market-and-food-centre offering, extending the address beyond its transport and waterfront features. These are established local amenities around the new homes.
Kallang Wave Mall, Bugis Junction and Old Airport Road Food Centre
Kallang Wave Mall, Bugis Junction and Old Airport Road Food Centre are among the nearby retail and food destinations. Kallang Wave Mall adds shopping at the Sports Hub, while Bugis Junction and Old Airport Road Food Centre broaden the named options in the wider surrounding area.
The Kallang and the stadiums
The Kallang, the Singapore Sports Hub, is nearby, with the National Stadium and Indoor Stadium. The sports precinct adds a major event and recreation destination to the surroundings of Kallang Close Residences. For buyers who value sport as part of their location choice, these are substantial named facilities in the area.
Kallang Park Connector along the river
The Kallang Park Connector runs 7.87 km from Bishan Road to Sims Avenue along the Kallang River. The route passes Bendemeer, Upper Boon Keng and Kallang, linking Bishan-Ang Mo Kio Park at one end and Kallang Riverside Park at the other. Kallang Close Residences sits near this established green connection.
For running and cycling, the attraction is a route that extends beyond one park. The river gives the connector its direction, while the linked parks give the route named destinations. Kallang Close Residences brings that outdoor connection into a city-fringe home search.
Kallang Riverside Park
Kallang Riverside Park is near Kallang Close Residences, at the southern end of the park-connector route. The park adds a named green destination by the water, complementing the promenade planned with the new homes. The waterfront setting includes both an existing park and planned public space at the residential address.
School
Hong Wen, Geylang Methodist and Farrer Park Primary
Hong Wen School, Geylang Methodist and Farrer Park Primary School are among the schools in the surrounding area. These named school connections bring an education dimension to the Kallang Close Residences address, alongside the city commute and riverfront setting.
Bendemeer Primary and Bendemeer Secondary
Bendemeer Primary School and Bendemeer Secondary School also serve the surrounding school neighbourhood. The two names extend the family relevance across primary and secondary education. For households already connected to Bendemeer, Kallang Close Residences brings a new private-home option into the same wider area.
Keeping the school community through a home upgrade
For families already rooted in schools around Kallang, Bendemeer or Boon Keng, a local move supports continuity. The home changes while the school community remains an anchor. Kallang Close Residences is relevant to parents who want a private-housing upgrade while staying connected to that part of Singapore.
Primary 1 distance priority
Primary 1 priority follows home-to-school distance and the applicable registration rules. For Kallang Close Residences, the final registered home address determines the distance band. Admission follows the Primary 1 registration process, with the home address forming part of the priority framework.
Why this project?
The first land release across these precincts in 12 years
The Kallang Close land release was the first government residential land sale launched in the Boon Keng, Kallang Bahru and Kampong Bugis precincts in 12 years. Kallang Riverside's 2014 launch was the last private residential launch in the Kallang Avenue area. Kallang Close Residences adds a new-build choice after that long interval.
River frontage with a promenade in the plan
The distinction is the combination of new private homes and publicly accessible riverfront space in the same project. For buyers who want the Kallang River to be part of their address, Kallang Close Residences puts the water at the centre of the location proposition, with a promenade planned alongside the homes.
A childcare centre within Kallang Close Residences
A childcare centre is planned within Kallang Close Residences, with at least 500 sqm of childcare space required. For households with young children, the planned provision brings childcare into the residential project itself. The family offering therefore begins with a named use within the plan, alongside the surrounding primary and secondary schools.
A larger home count than two named projects
Kallang Close Residences has about 470 planned homes. The Arcady at Boon Keng has 172 homes, while Frasers Property's Sky Eden@Bedok has 158. Kallang Close Residences has more than twice the homes of either project, giving the new launch a larger residential scale than those two named references.
The neighbours
The Arcady at Boon Keng
The Arcady at Boon Keng is a 172-home freehold project that launched on 20 January 2024 at an average of about S$2,570 psf. Fifty-one homes sold that day. The launch provides a dated private-home price reference around Boon Keng, alongside the new riverfront proposition at Kallang Close Residences.
For 2026, The Arcady at Boon Keng recorded a median of S$2,659 psf across 15 transactions, with a median total price of S$2.70 million, as at 25 July. Psf means price per square foot: the home's price divided by its floor area. The figures give both an area-based price and a total-price reference for the named project.
Citylights beside Lavender MRT
Citylights is a 99-year project beside Lavender MRT, completed in 2007. Its 2026 resale median was S$2,019 psf, as at 25 July. Citylights adds an established resale reference with a station-side location, complementing The Arcady at Boon Keng's newer freehold offering in the surrounding market.
Kallang Riverside and the earlier launch cycle
Kallang Riverside's 2014 launch marks the earlier private residential launch cycle along the Kallang Avenue stretch. The gap gives Kallang Close Residences a clear place in the local housing story: new private homes returning to this riverfront area after more than a decade.
Who's building it
Frasers Property and Mitsubishi Estate
Kallang Close Residences is the first partnership between Frasers Property and Japan's Mitsubishi Estate. The land was awarded to Frasers Property Phoenix Pte. Ltd. and MJR Investment Pte. Ltd. on 10 April 2026. MJR Investment is Mitsubishi Estate's vehicle in the joint venture.
Frasers Property, headquartered in Singapore
Frasers Property is a Singapore-headquartered owner, developer and manager of residential, retail, commercial, business-park, industrial, logistics and hospitality assets. That portfolio places the homes business within a broader property group, bringing experience across several real-estate uses to the partnership behind Kallang Close Residences.
Sky Eden@Bedok as a residential reference
Frasers Property's Sky Eden@Bedok sold 118 of its 158 homes on its first launch day, 7 September 2022, about 75%. The named launch gives buyers a concrete Singapore residential reference for Frasers Property, alongside the wider group portfolio.
A second partnership at Valley Point and Fraser Suites Singapore
Frasers Property and Mitsubishi Estate also formed a 51:49 joint venture in 2026 to redevelop Valley Point and Fraser Suites Singapore. The two groups' work together therefore extends beyond Kallang Close Residences to another named Singapore redevelopment.
S$610.75 million for the land
The Kallang Close tender launched on 8 December 2025 and closed on 7 April 2026. Four bids were received. Frasers Property and Mitsubishi Estate secured the land with S$610.75 million, about 0.7% above the S$606.4 million offer from CDL Kallista Pte. Ltd.
Intrepid Investments and TID Residential offered S$561.7 million. Winrich Investment and Metrobilt Construction offered S$536.2 million. The partnership behind Kallang Close Residences won against three other bidding groups, with the two highest offers close together.
The land-rate context
The winning land price was about S$1,415 psf ppr. Psf ppr means land price per square foot of allowable floor area. For context, the Tanjong Rhu Road land parcel was awarded at about S$1,455 psf ppr in February 2026, while Dorset Road was awarded at about S$1,338 psf ppr in October 2025. These figures describe land purchases across named city-fringe locations.
Future
PIE cycling bridge on the Kallang River, targeted by 2027
A PIE cycling bridge on the Kallang River is planned for 2027. The bridge forms part of the wider programme of river links and active-mobility improvements. For the area around Kallang Close Residences, the initiative adds to the longer-term role of the river as a route for movement as well as recreation.
Bishan-to-City green links, first phase completed in 2023
The Bishan-to-City links aim for a 10 km green commute along the Kallang Park Connector from Bishan towards the city. The first phase was completed in early October 2023. The wider programme gives the river corridor a transport function alongside its park and recreation role.
Kallang Alive, a planned waterfront sports precinct
Kallang Alive plans a car-lite, walkable sports precinct opening towards the waterfront. The National Stadium and Indoor Stadium sit within the existing Sports Hub setting. The plan brings sport, public space and the water into the wider area's future direction.
Kampong Bugis, a long-term waterfront plan
Kampong Bugis is planned as a car-lite waterfront precinct of about 17 hectares and around 4,000 homes. The plan includes a proposed Kallang Riverside Park waterfront. That adds a substantial future residential chapter around the Kallang River, alongside the new homes at Kallang Close Residences.
Together, the river links, sports-precinct plans and Kampong Bugis housing direction give Kallang Close Residences a setting with more planned around it. The purchase proposition combines an existing river and operating rail lines with public-space and waterfront plans that extend beyond the condo.
