Dunearn Road Residences price list and prices nearby
The developers have not released the price list, so there is no price to quote yet. Dunearn House next door sold 56% of its 380 homes on its first launch weekend in July 2026; this site is smaller and lower, so compare the two once prices are out.

Dunearn House sold 212 of its 380 homes (56%) on its first launch weekend at an average of S$3,140 psf, and every 3-bedroom went that weekend. About 86% of its buyers were Singaporeans. It's another project, not this one's prices.

Land cost isn't a selling price, but don't expect this launch to start below Dunearn House.

Send Me The Price ListHow you pay for Dunearn Road Residences
Dunearn Road Residences will be bought while it is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about Dunearn Road Residences
About Dunearn Road Residences
About 330 homes by Wing Tai and Metro. Buildings capped at 10 storeys, stepping down to five beside Swiss Club Road. A supermarket and childcare centre on the ground floor, with a planned park adjoining Dunearn Road Residences. This new Bukit Timah launch brings a lower-rise home to the start of Turf City, close to the Swiss Club bungalow enclave. Here is why this launch is worth a close look.
What you're buying
Dunearn Road Residences is a new 99-year leasehold private condominium with first-storey commercial space on Dunearn Road. The address sits within Bukit Timah Turf City, in District 10 and the Core Central Region. Dunearn Road Residences occupies the second Dunearn Road land parcel, next to Dunearn House.
Winrich Investment Pte. Ltd. and Metrobilt Construction Pte Ltd won the land on 4 May 2026. Winrich is a wholly-owned subsidiary of Wing Tai Holdings, and Metrobilt is a subsidiary of Metro Holdings. Together, the partners bring a new residential project to the former racecourse precinct as Turf City begins its next chapter.
Location
Dunearn Road and the Swiss Club bungalow enclave
Dunearn Road Residences is close to the Swiss Club Good Class Bungalow enclave. Swiss Club Road lies beside the western part of Dunearn Road Residences, where the five-storey height limit brings the planned building scale down alongside the bungalow setting.
For buyers who want to remain around Bukit Timah, the appeal is a new condo near a landed neighbourhood. The address combines the familiar Dunearn Road setting with a home in the emerging Turf City precinct, giving existing residents a way to stay local as they move into a newly built property.
Sixth Avenue MRT and the Downtown Line
Dunearn Road Residences is within walking distance of Sixth Avenue MRT on the Downtown Line, between Sixth Avenue and King Albert Park stations. King Albert Park is planned as a Cross Island Line interchange. Botanic Gardens is two stops from Sixth Avenue, while trains continue direct to Newton, Bugis and the Downtown core.
That puts a direct city-bound line behind the Bukit Timah address. For professionals whose work takes them to Newton, Bugis or Downtown, the connection brings those destinations onto the same train line as home. Botanic Gardens adds another named destination on the route, beyond the workday commute.
Dunearn Road, Bukit Timah Road, Eng Neo Avenue and the PIE
Dunearn Road Residences is close to Bukit Timah Road, Eng Neo Avenue and the Pan Island Expressway. The road network adds driving connections to the Downtown Line, serving households whose regular journeys extend beyond the rail corridor.
Sixth Avenue for familiar neighbourhood amenities
The Sixth Avenue enclave is nearby, giving Dunearn Road Residences an established neighbourhood destination alongside the new commercial space planned within the condo. For buyers already living around Bukit Timah, Sixth Avenue is part of the existing amenity setting that makes staying in the area attractive.
Beauty World Centre and Bukit Timah Plaza
Beauty World Centre and Bukit Timah Plaza are nearby. Beauty World MRT is two Downtown Line stops from Sixth Avenue. These named shopping destinations extend the retail options beyond Sixth Avenue and the ground-floor uses within Dunearn Road Residences.
The combination gives buyers established places for shopping and errands around a new home address. Dunearn Road Residences enters a part of Bukit Timah with existing retail destinations, while the planned supermarket brings a separate grocery function into the project itself.
A park adjoining Dunearn Road Residences
A planned park adjoins Dunearn Road Residences. For families who value green space close to home, the boundary relationship is the attraction: the park is planned beside the condo, placing a green amenity immediately alongside the residential address.
That adds a second part to the lower-rise proposition. Dunearn Road Residences combines its bungalow-neighbourhood setting with a planned adjoining park, bringing the outdoor appeal beyond the grounds of the condo itself.
Bukit Timah Nature Reserve and the Rail Corridor
Bukit Timah Nature Reserve and the Rail Corridor are nearby. These established outdoor destinations add to the green setting around Dunearn Road Residences, alongside the park planned at the boundary.
For households that already value trails and green routes, the location brings several reasons to stay in Bukit Timah. The new home sits within a district whose appeal includes access to nature, with Turf City's wider landscape plans adding another layer over time.
School
Methodist Girls' School, Raffles Girls' Primary and Nanyang Primary
Methodist Girls' School (Primary), Raffles Girls' Primary School and Nanyang Primary School are nearby. They give the wider Bukit Timah area several named primary schools around the Dunearn Road Residences address.
For families already connected to these schools, remaining in the same neighbourhood supports continuity through a home upgrade. A move into a new condo stays tied to the school area and the wider Bukit Timah community the family already knows.
Primary 1 priority by distance
Primary 1 registration gives priority by home-to-school distance. The distance band relates to the individual block address and the school. For families planning ahead, the home address is therefore part of the Primary 1 registration priority framework.
Nanyang Girls' High, Hwa Chong Institution and National Junior College
Nanyang Girls' High School, Hwa Chong Institution and National Junior College are nearby. Methodist Girls' School (Secondary) is also in the wider catchment. Their presence extends the education setting beyond primary school, giving families established secondary and pre-university institutions around the Bukit Timah area.
Tertiary and international education in the wider area
Ngee Ann Polytechnic, SIM and SUSS are in the wider education catchment. International schools in the wider area include Swiss School, SKIS and Hwa Chong International. Dunearn Road Residences places a new private-home option within this broader education setting, with institutions serving different stages and schooling needs.
Why this project?
Lower-rise planning, with a five-storey western edge
Dunearn Road Residences is capped at 10 storeys, with a five-storey limit on the western part beside Swiss Club Road. Those height limits establish the physical scale of the planned homes, giving buyers a defined lower-rise alternative within Bukit Timah.
For landed-home owners who prefer lower buildings, the western edge is a particularly relevant detail. The planning brings the height down where Dunearn Road Residences meets the bungalow surroundings, tying the new condo's scale to its immediate setting.
A plot ratio of 1.6
The land covers 19,045.9 sqm, with a maximum gross floor area of 30,474 sqm and a plot ratio of 1.6. Plot ratio relates allowable gross floor area to land area: 1.6 means the permitted gross floor area is 1.6 times the land area.
Together with the height limits, that figure gives substance to the lower-rise positioning. Dunearn Road Residences offers a specific planning format for buyers attracted to a new condo in the bungalow belt, rather than relying on the District 10 address alone.
A supermarket downstairs, required for at least 10 years after TOP
A supermarket is required on the ground floor of Dunearn Road Residences, with operation required for at least 10 years after TOP. The grocery use is part of the land requirements, giving the residential address a defined everyday convenience within the project.
For a family or right-sizing household, this puts a frequent errand at home. The supermarket requirement ties the buying proposition to an everyday use, with the minimum operating period extending that requirement beyond completion.
Childcare on the ground floor
An early childhood development centre of at least 600 sqm is planned within Dunearn Road Residences. Childcare is a required ground-floor use, placing an early-years facility within the same project as the homes.
For parents with young children, that is a separate benefit from the primary and secondary schools in the wider area. The childcare provision brings an early-years use into the home address itself, alongside the supermarket downstairs.
Commercial uses centred on everyday needs
Dunearn Road Residences plans up to 1,400 sqm of first-storey commercial space. Bars, pubs, massage establishments, offices and live entertainment are excluded from the commercial uses. The permitted mix keeps the ground-floor proposition centred on the required supermarket and childcare functions.
About 330 homes beside a 380-home neighbour
Dunearn Road Residences plans about 330 homes, against 380 at Dunearn House next door. That is about 50 fewer homes than the adjoining first Dunearn Road project. For buyers drawn to a smaller residential community, the planned home count is part of the distinction.
The neighbours
Dunearn House: the first Dunearn Road parcel
Dunearn House is the separate adjoining project by Frasers Property, CSC Land and Sekisui House. Its 380 homes are arranged in five blocks, with 2- to 4-bedroom homes ranging from 527 to 1,378 sq ft. The first Dunearn Road parcel gives the neighbourhood an immediate new-launch reference next door.
Dunearn House sold 212 homes, or 56%, on its first launch weekend in July 2026 at an average of S$3,140 psf. All of its 3-bedroom homes sold on that launch weekend. The figures describe the neighbouring launch at that point in July 2026.
Launch starting prices at Dunearn House were S$1.475 million for a 2-bedroom, S$2.597 million for a 3-bedroom and S$3.588 million for a 4-bedroom. Those figures put total purchase prices alongside the psf average in the immediate Dunearn Road setting.
Fourth Avenue Residences and Royalgreen
Fourth Avenue Residences recorded a 2026 median of S$2,683 psf across seven caveats to June. Royalgreen had a Q2 2026 median of S$2,817 psf. These dated figures add further Bukit Timah condo references alongside the Dunearn House launch.
Psf means price per square foot: the purchase price of a home divided by its floor area. Across these named condos, the quoted figures give buyers a picture of recorded prices within the wider Bukit Timah housing market.
Watten House
At Watten House, 1,539 sq ft homes transacted in March 2026 at about S$4.80 million to S$5.09 million, or S$3,118 to S$3,307 psf. That provides a further named transaction reference in the wider District 10 setting, with a specific home size attached to the total prices.
Who's building it
Wing Tai and Metro through Winturf Investment
Winturf Investment Pte Ltd is the joint venture for Dunearn Road Residences, held 70% by Winrich Investment and 30% by Metrobilt Construction. Their parent groups are Wing Tai Holdings and Metro Holdings. Wing Tai has been listed since 1989, and Metro since 1973.
Dunearn Road Residences marks Metro's return to the Singapore residential market alongside Wing Tai. The project brings the two listed groups together for the second Dunearn Road parcel, with Winturf Investment developing the homes and first-storey commercial space for sale.
Wing Tai's residential track record
Wing Tai's portfolio includes River Green, The LakeGarden Residences, The Crest, Le Nouvel Ardmore, Helios Residences and The Tembusu. These named projects give Dunearn Road Residences a residential track record across several Singapore addresses.
River Green sold 460 of its 524 homes, or 88%, on its launch weekend in August 2025 at an average of S$3,130 psf. That is a dated recent launch reference for Wing Tai, alongside the group's wider residential portfolio.
Six bids and a S$533 million winning offer
Six groups bid for the second Dunearn Road parcel. Wing Tai and Metro won with S$532,999,999, or about S$1,625 psf ppr. The second-highest offer was S$517 million, or about S$1,576 psf ppr, from Frasers Property, CSC Land and Sekisui House, the partners behind Dunearn House.
The winning bid was about 3% above the second-highest offer. For Dunearn Road Residences, the tender brought Wing Tai and Metro into direct competition with the group building next door, giving the land purchase an immediate local reference.
Land cost against the first Dunearn Road parcel
The first Dunearn Road parcel sold for S$491.45 million, or about S$1,410 psf ppr, in July 2025. The winning rate for Dunearn Road Residences was about 15% higher. Psf ppr measures land cost per square foot of allowable floor area, tying the two land transactions to a common measure.
Future
Turf City: a 20- to 30-year residential plan
Bukit Timah Turf City is planned for about 15,000 to 20,000 public and private homes over 20 to 30 years. The plans bring public housing back to Bukit Timah after almost 40 years, adding a broader residential mix to the former racecourse precinct.
Four neighbourhoods are planned, including Stables Commune along Dunearn Road. The Racecourse Neighbourhood is centred on the old Grandstand. For Dunearn Road Residences buyers, these named neighbourhoods place the new condo within a wider transformation of the former racing grounds.
A planned 40-hectare nature park
A 40-hectare nature park is planned within Turf City, taking in Eng Neo Avenue Forest and Bukit Tinggi. Retained habitat, green links and future neighbourhood parks also form part of the precinct plans.
The wider green plan extends beyond the park adjoining Dunearn Road Residences. It gives Turf City a landscape-led residential direction, with nature and connected green spaces forming part of the future neighbourhood structure.
Former-racecourse heritage
Conservation is proposed for 22 former-racecourse buildings, including the North and South Grandstands, as well as the Dunearn Water Depot. The proposals retain named pieces of Turf City's history within the plans for new housing.
For buyers drawn to the character of the former racecourse, that gives the transformation a link to what was here before. Dunearn Road Residences enters a planned residential district with heritage elements proposed alongside new homes and parks.
Cross Island Line Phase 2
Turf City station, a working name, is under construction on Cross Island Line Phase 2. The civil contract of about S$530 million was awarded to a Shanghai Tunnel and Obayashi joint venture. King Albert Park is planned as the interchange between the Cross Island Line and Downtown Line.
That adds a second rail line to the future Turf City transport picture. Dunearn Road Residences already has the Downtown Line connection at Sixth Avenue, while the new Cross Island Line forms part of the wider precinct's next stage.
A car-lite precinct and planned green connections
Turf City is planned as a car-lite estate, with reduced parking provision required at Dunearn Road Residences. The Bukit Timah-Rochor Green Corridor is also planned. The precinct direction brings public transport and green connections into the same long-term housing plan.
