The land was dear. Six developers bid between about S$1,360 and S$1,556 psf per plot ratio, and the winning rate is the second-highest for a residential government site in the city fringe, after Jiak Kim Street in 2017. Earlier one-north sites went for S$1,037 to S$1,246. Land cost isn't a selling price, but don't expect this launch to start at Bloomsbury's prices.

Send Me The Price ListHow you pay for Dover Drive Residences
Dover Drive Residences will be bought while it is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about Dover Drive Residences
About Dover Drive Residences
A new private home in Greater one-north. Commercial space on the first storey. Fairfield Methodist School close by, with Buona Vista interchange one stop from one-north MRT. Dover Drive Residences brings about 625 homes to the first government land parcel released in Dover-Medway, by the group already building at Bloomsbury Residences and Hudson Place Residences. Here is why this launch is worth a close look.
What you're buying
Dover Drive Residences is a new 99-year leasehold private condominium on Dover Drive, in the Queenstown planning area. The address falls within District 5 and the Rest of Central Region. The land covers 13,517.2 sqm, with a maximum gross floor area of 56,773 sqm and a plot ratio of about 4.2.
CNQC Realty (Prime) Pte. Ltd., Forsea Residence Pte. Ltd. and Jianan Realty Investments (1) Pte. Ltd. won the land on 31 March 2026. These are the companies linked to Qingjian Realty, Forsea Holdings and Jianan Capital. Their purchase adds Dover Drive to a residential presence already established in one-north.
Location
Dover-Medway, within Greater one-north
Dover Drive Residences sits on land from the former Dover Estate, whose HDB blocks were cleared in 2018 and 2019 under the Selective En bloc Redevelopment Scheme. The address forms part of Dover-Medway, the planned neighbourhood along Dover Road within Greater one-north.
The setting brings housing into an area known for work and learning. For buyers whose careers or studies are already based around one-north, Dover Drive Residences puts the home search in the same district as those existing commitments. This is the central location argument: living close to the knowledge hub itself.
one-north MRT, Buona Vista interchange and the city
Dover Drive Residences is near one-north MRT on the Circle Line. One stop away, Buona Vista provides the East-West Line interchange, with The Star Vista and Rochester Mall nearby for shopping and dining. In the other direction, Kent Ridge is one stop from one-north. Holland Village is two stops from one-north, bringing its cafes, bars and restaurants into the same rail connection.
Buona Vista gives access to the East-West Line for the CBD and Jurong. The Circle Line also links HarbourFront and Marina Bay through the completed loop. For a household with destinations across the west and the city, the useful feature is the combination of the Circle Line and an East-West Line interchange just one stop away.
The AYE and PIE
The Ayer Rajah Expressway and Pan-Island Expressway are nearby. They add road connections alongside the rail network for Dover Drive Residences households travelling beyond one-north. The location therefore serves buyers who drive as well as those whose regular journeys follow the Circle Line or East-West Line.
Fusionopolis, Biopolis, Mediapolis and Singapore Science Park
Fusionopolis, Biopolis and Mediapolis are in one-north, with Singapore Science Park nearby. The wider knowledge hub houses technology, media and biomedical firms alongside institutes of higher learning. Dover Drive Residences places a new private-home option within that work-and-learning setting.
For professionals based in those industries, the attraction is specific to the address. A home in Dover connects the residential decision with the employment clusters around it. The appeal comes from living in the same wider district as Fusionopolis, Biopolis or Mediapolis, rather than choosing the west solely for a rail journey into town.
Groceries at Fusionopolis, one-north and Dover
Cold Storage Fusionopolis, Cold Storage One North and FairPrice Dover are nearby. These named supermarkets give Dover Drive Residences households grocery options across both the one-north employment area and the Dover neighbourhood. The everyday retail setting already extends beyond the commercial space planned within Dover Drive Residences itself.
The Star Vista and Rochester Mall
The Star Vista and Rochester Mall add shopping and dining around Buona Vista. They give Dover Drive Residences buyers two established retail destinations in the surrounding area, complementing the supermarkets around Fusionopolis and Dover.
For buyers already working in one-north, that means the housing choice sits among familiar retail addresses. Dover Drive Residences brings a new home into a wider area with existing places to shop and eat, alongside the next phase of housing planned in Dover-Medway.
Holland Village for cafes, bars and dining
Holland Village adds a distinct dining destination to the Dover Drive Residences address. Its cafes, bars and restaurants broaden the food options beyond the malls around Buona Vista, giving the surrounding area a separate place for meals out and social occasions.
Ghim Moh Market and Food Centre
Ghim Moh Market and Food Centre adds hawker food to the neighbourhood choices. Named stalls include Ghim Moh Chwee Kueh, Guan Kee Fried Kway Teow and Famous Annie's Peanut Ice Kachang. These are specific food destinations around the Dover area, alongside the restaurants at Holland Village and Buona Vista.
For Queenstown and Dover households, the appeal includes remaining connected to established hawker food while moving into a new private home. Dover Drive Residences combines the new neighbourhood at Dover-Medway with the existing food destinations around it.
one-north Park and Kent Ridge Park
one-north Park and Kent Ridge Park are nearby. one-north Park forms an integrated green connector across the district, bringing green space into the same area as the offices and learning institutions. For Dover Drive Residences, the surrounding appeal includes parks as well as employment and transport.
Rochester Park and the Rail Corridor also form part of the wider one-north green setting. These named spaces add another dimension to an address associated with technology and research, giving buyers outdoor destinations alongside the commercial and institutional surroundings.
School
Fairfield Methodist School close by
Fairfield Methodist School (Primary) and Fairfield Methodist School (Secondary) are close to Dover Drive Residences. For families already connected to Fairfield Methodist, the address brings a new private-home option into the same school area.
Keeping the same school through a home upgrade supports continuity for children and parents. A new home need not bring a new school community with it. For Fairfield Methodist families who want to remain around Dover, that is a direct reason to choose the neighbourhood.
Primary 1 priority and home-to-school distance
Home-to-school distance affects priority in Primary 1 registration. The distance measurement runs between the approved building outline and the school boundary, with the individual block address forming part of the registration process. The priority band belongs to the particular home address.
New Town Primary School and Henry Park Primary School are also nearby primary-school options. Together with Fairfield Methodist School (Primary), they give the wider Dover area several named primary schools for families looking to put down roots around one-north.
Anglo-Chinese School (Independent) and Anglo-Chinese Junior College
Anglo-Chinese School (Independent) and Anglo-Chinese Junior College are nearby. Their presence extends the school setting around Dover Drive Residences beyond primary education, adding established secondary and pre-university institutions to the surrounding area.
UWCSEA, Dover Court, NUS and INSEAD
UWCSEA (Dover) and Dover Court International School are nearby, giving international-school households a reason to make Dover their residential base. For families already using either school, Dover Drive Residences places a new home within the wider education district they know.
NUS and INSEAD are also nearby. The combination of schools, university education and research-related employment gives Dover Drive Residences relevance to households whose work and learning commitments span several institutions in this part of Singapore.
Why this project?
Homes with commercial space on the first storey
Dover Drive Residences is zoned for residential use with commercial use on the first storey. Up to 3,000 sqm of gross floor area is allowed for that commercial component. The planning brings space for shops into the same project as the homes, adding a mixed-use feature to the residential address.
For buyers who want convenience within the grounds, the first-storey commercial component is a concrete part of the proposition. Dover Drive Residences combines private homes with planned ground-level retail space, alongside the existing supermarkets and malls in the wider neighbourhood.
At least 550 sqm for childcare
Dover Drive Residences requires at least 550 sqm of gross floor area for childcare. That puts an early childhood centre within the planning requirements, making childcare space part of the project rather than simply another amenity in the surrounding district.
For a family with young children, this gives the first storey a second purpose beyond shopping. The homes, commercial component and childcare provision bring three household needs into the same address. That combination is especially relevant to parents whose workplaces are also in one-north.
A larger community within the one-north housing range
Dover Drive Residences brings about 625 homes, alongside one-north projects such as Hudson Place Residences with 327, Bloomsbury Residences with 358 and Blossoms by the Park with 275. The new Dover Drive project is larger by home count than each of those named launches.
At about 625 homes, Dover Drive Residences brings roughly twice the home count of Hudson Place Residences. The scale gives Dover-Medway a sizeable new private residential community at the start of the neighbourhood's next chapter.
A new 99-year lease in Queenstown
Dover Drive Residences adds a new 99-year leasehold option for buyers who want to remain within Queenstown and the west side of town. For existing HDB and condo owners around Dover, the move combines a new home with continuity of location: the schools, employment clusters and established surrounding amenities remain the reasons to stay.
The neighbours
Bloomsbury Residences on Media Circle
Bloomsbury Residences is a 99-year leasehold project on Media Circle by Qingjian Realty and Forsea. Its March 2025 launch sold 25.1% of the homes at an average of S$2,474 psf. By the end of Q2 2026, Bloomsbury Residences was about 88% sold, at an average of S$2,529 psf.
That sales progression gives Dover Drive Residences buyers a dated view of the same group's one-north presence. Bloomsbury Residences establishes both a local project reference for the team and a price benchmark within the surrounding housing market.
Hudson Place Residences: the May 2026 launch
Hudson Place Residences, also on Media Circle, launched on 16 May 2026. Qingjian, Forsea, Hoovasun and Jianan are the partners behind Hudson Place Residences. During Q2 2026, Hudson Place Residences sold 213 of its 327 homes at an average of S$2,471 psf.
New-sale starting prices at Hudson Place Residences in May 2026 were about S$1.4 million for a 2-bedroom, above S$2 million for a 3-bedroom and from S$2.7 million for a 4-bedroom. Those figures put named home types and total purchase prices alongside the psf benchmark in one-north.
LyndenWoods in Singapore Science Park
LyndenWoods is a 343-home, 99-year leasehold project in Singapore Science Park. In July 2025, LyndenWoods was 96.5% sold at a median of S$2,463 psf. It adds a residential price reference from the neighbouring science-and-research setting, alongside the Media Circle launches.
One-north Eden and One-north Residences resale prices
One-north Eden resale transactions averaged S$2,387 psf over the 12 months to July 2026, with a range of S$2,312 to S$2,468 psf. One-north Residences resale transactions averaged S$1,599 psf over the same period, ranging from S$1,136 to S$2,033 psf.
Psf means price per square foot: the purchase price divided by the floor area of the home. The two resale averages sit alongside new-sale figures at Bloomsbury Residences, Hudson Place Residences and LyndenWoods, showing several price points within the wider one-north housing market.
Queenstown and Penrith
Queenstown recorded a 2025 new-sale median of S$2,717 psf and a resale median of S$2,047 psf. Penrith, a 462-home project near Queenstown MRT, recorded 97% take-up at its October 2025 launch at an average of S$2,805 psf. These figures add the wider Queenstown context to the one-north references.
Who's building it
Qingjian Realty, Forsea and Jianan
The legal developer companies are CNQC Realty (Prime) Pte. Ltd., Forsea Residence Pte. Ltd. and Jianan Realty Investments (1) Pte. Ltd. Their group connections bring Qingjian Realty, Forsea Holdings and Jianan Capital to Dover Drive Residences. Forsea Holdings is a subsidiary of China Communications Construction Co.
Qingjian Realty has operated in Singapore since 2008. Its residential portfolio includes JadeScape, Forett at Bukit Timah and The Visionaire, as well as the one-north projects already described. JadeScape has 1,206 homes and was fully sold by September 2022.
For Dover Drive Residences, the local experience is especially relevant. The team brings a continuing residential presence in one-north to the first Dover-Medway parcel, with named projects in the same wider employment and education district.
Six bids and a S$951 million land purchase
The Dover Drive Residences tender opened on 26 November 2025 and closed on 26 March 2026. Six bids were received, ranging from about S$1,360 to S$1,556 psf ppr. The winning consortium offered S$951,000,999 for the land.
The second-highest bid came from SMCL Dover 3 and CSC Land Group at S$911,159,632, or about S$1,491 psf ppr. The winning offer was about S$39.8 million above that bid. Dover Drive Residences therefore began with competition between six bidders and a substantial commitment from the winning consortium.
The land rate in context
The winning land rate was about S$1,556 psf ppr. Psf ppr measures land cost per square foot of allowable floor area. Earlier one-north land transactions included Slim Barracks Rise A at S$1,246 psf ppr and Slim Barracks Rise B at S$1,210 psf ppr in 2021, Media Circle at S$1,191 psf ppr in 2024 and Media Circle A at S$1,037 psf ppr in 2025.
Future
Dover-Medway: the Master Plan 2025 neighbourhood
The Master Plan 2025 direction introduces Dover-Medway as a neighbourhood with public and private homes and amenities along Dover Road. Dover Drive Residences occupies the first government land parcel released within that planned neighbourhood, putting the new condo at the start of the residential expansion.
The Dover-Medway plans promote cycling paths, sheltered walkways and access to public transport. A Dover-Medway park is also planned. Together, the housing, amenity and mobility plans extend the purpose of Greater one-north from a place to work and learn into a fuller residential neighbourhood.
Kampong AI: planned completion by 2028
Kampong AI at LaunchPad @ one-north is planned for full completion by 2028. The startup park includes 14,500 sqm of offices for 70 companies and 200 homes. Its combination of offices and housing adds another work-and-living project within the wider one-north district.
For Dover Drive Residences buyers connected to technology and research, Kampong AI adds a named future project to the existing employment landscape. The planned offices extend the startup setting around a home already positioned near one-north's established business clusters.
The Circle Line loop: opened in July 2026
Circle Line Stage 6 opened on 12 July 2026, adding Keppel, Cantonment and Prince Edward Road and completing the link between HarbourFront and Marina Bay. This part of the area's transport story is already in place, giving Dover Drive Residences the benefit of the completed loop as Dover-Medway takes shape.
Who it suits
Professionals working in one-north and Singapore Science Park
You work in technology, media, biomedical research or a related field around one-north and want home in the same wider district. Dover Drive Residences puts the work-and-learning location at the centre of the purchase, with residential plans that bring more homes into the knowledge hub.
Queenstown and Dover HDB upgraders
You have completed your HDB MOP and want to move into a private home while remaining on the west side of town. Dover Drive Residences gives the upgrade a new lease and mixed-use format, with the surrounding school, food and transport addresses keeping the move connected to the area you know.
Families already connected to Dover schools
Your children attend Fairfield Methodist School, UWCSEA (Dover) or Dover Court International School, and staying in the same education area matters. Dover Drive Residences brings a new private-home choice into that school setting, with childcare space also required within the project.
Households with work and study commitments around NUS
Your household is connected to NUS, INSEAD or Singapore Science Park. A home around Dover puts those institutions within the same wider residential search. Dover Drive Residences brings new housing to a district whose appeal already rests on learning, research and employment.
Buyers drawn to a new neighbourhood within an established hub
You want a new private home where the next residential chapter is beginning around existing work, transport and education destinations. Dover Drive Residences combines the first Dover-Medway land release with the surrounding one-north setting, bringing new homes and first-storey commercial space into that next phase.
