One Chuan Grove price list and prices nearby

No price list has been released, so there is no price to quote yet. Prices come out with the launch, which the developer plans for Q1 2027.

The nearest comparison is Chuan Park, a 916-home condo nearby. It launched in November 2024 at an average of about S$2,579 psf, and about 76% of its homes sold on launch day. Expect One Chuan Grove to be judged against that.

These are other projects on Lorong Chuan, not One Chuan Grove's own prices, which aren't out yet.

The land cost the developer about S$1,331 to S$1,376 psf per plot ratio across its two parcels. That's a cost to the developer, not a selling price, but it's one reason not to expect prices below Chuan Park's. A new home costs more than a resale one nearby, so compare the total price, the layout and the building's age, not just the psf.

How you pay for One Chuan Grove

One Chuan Grove will be bought while it is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

One Chuan Grove location: Lorong Chuan, Serangoon

One Chuan Grove sits on Lorong Chuan, between the Circle Line and the established homes of Serangoon, in District 19. The area has seen little new private housing, but the food, parks and malls Serangoon and Bishan families rely on are already here.

Getting around

Lorong Chuan MRT on the Circle Line is the nearest station. Serangoon is one stop away, with the North East Line, and Bishan is one stop the other way, with the North-South Line. That puts three train lines within a stop of home. The walk to the station will be measured once the site plan is out.

Drivers can reach the Central Expressway from Lorong Chuan. Roads around Lorong Chuan and Serangoon carry school and commuter traffic at peak times.

Schools in the area

Families here look at St Gabriel's Primary, Kuo Chuan Presbyterian Primary and CHIJ Our Lady of Good Counsel, and the Australian International School and Stamford American International School are in the wider area.

Official distances depend on the final block addresses, which are not out yet. Primary 1 priority depends on each home's registered address and MOE's rules, and no purchase guarantees a place.

Food and daily needs

Serangoon Gardens is a short trip away, with Chomp Chomp Food Centre for supper and a village strip of restaurants and cafés. NEX at Serangoon, one stop on the Circle Line, has a supermarket, a cinema and hundreds of shops for the weekly errands. The estate's own 7 shops and childcare centre add daily convenience at the foot of the blocks.

Parks and nature

Bishan-Ang Mo Kio Park has open lawns, a river and cycling and jogging paths for slow Sundays. The Serangoon Park Connector links into the wider park network for longer walks and rides.

Good to know

The site plan, entrances and drop-off points are not out yet, so which way each block faces is still unknown. Stacks may face existing or future buildings, so check the site plan before you choose.

Who this location suits

Serangoon and Bishan families who want a newer, bigger home without leaving their schools and routines, professionals who want the Circle Line at the door, and anyone who wants Chomp Chomp and NEX close by.

More about One Chuan Grove

About One Chuan Grove

One Circle Line stop to Serangoon. One stop the other way to Bishan. A new private condominium with 1,056 homes, seven shops and a childcare centre of its own. One Chuan Grove brings a new residential address to Lorong Chuan, between two interchanges that connect the Circle Line with the North East and North-South lines. Here is why this upcoming launch is worth a close look.

What you're buying

One Chuan Grove is a 99-year private condominium by Sing Holdings Residential Pte. Ltd. and Sunway Developments Pte. Ltd. at Lorong Chuan in Serangoon, District 19. The plan combines two adjacent land parcels into one project, with five residential blocks: one of 24 storeys and four of 27 storeys.

Apartments range from 474 to 1,561 sq ft. That gives One Chuan Grove a broad span of home sizes, serving buyers seeking a smaller private home as well as households wanting more floor area. The seven shop units and childcare centre add everyday uses within the same address.

The combined land area is 30,345.8 sq m, with about 91,038 sq m of gross floor area. One Chuan Grove is planned as one combined residential project across that land, rather than two separately marketed condos on the neighbouring parcels.

Location

Lorong Chuan MRT, between two interchanges

Lorong Chuan MRT on the Circle Line is the nearest station to One Chuan Grove. Serangoon is one stop away, with a change to the North East Line. Bishan is one stop in the opposite direction, with a change to the North-South Line. From Lorong Chuan, either direction puts an interchange just one stop away.

The strength of that position is the choice of rail lines. You start on the Circle Line, with the North East Line and North-South Line reached through the stations on either side. For a household whose members travel in different directions, One Chuan Grove offers access to three lines through that compact interchange arrangement.

Serangoon and Bishan each serve a different connection. The location gives both equal weight: one stop to either interchange, rather than placing one alternative several stations farther away. That is the central transport advantage of the Lorong Chuan address.

A Serangoon address with Bishan alongside

One Chuan Grove sits in Lorong Chuan, Serangoon, with Bishan on the other side of the Circle Line connection. For families rooted in this part of Singapore, the appeal is a new private home within the same wider neighbourhood. A move into a new building can preserve the location that already works for the household.

The surrounding private-condo market includes Chuan Park and The Chuan. One Chuan Grove adds a new residential option to that established Lorong Chuan cluster, bringing shops and childcare into the project as part of its own offering.

Bishan-Ang Mo Kio Park

Bishan-Ang Mo Kio Park is one of the larger parks in the area, with cycling and jogging paths. For buyers who value outdoor exercise, it adds an established green destination to the wider location, beyond the residential streets of Lorong Chuan.

The cycling and jogging paths give the park a practical recreational role. One Chuan Grove combines a Serangoon home address with access to the wider Bishan area's outdoor attractions, adding another reason for families already attached to this part of Singapore to stay here.

School

A childcare centre within One Chuan Grove

One Chuan Grove includes a childcare centre within the project. For families with younger children, that brings childcare into the residential address itself, alongside the apartments and shops. It makes early-years care part of the plan for One Chuan Grove from the outset.

Having childcare within One Chuan Grove brings the home and an early-years service into the same residential setting. For a household choosing a home for the years before primary school, that is a specific family feature built into the project brief.

Staying in the same school community

If your children already attend school in the Serangoon or Bishan area, a new home at One Chuan Grove keeps your search within the same part of Singapore. Staying with the same school preserves familiar classmates and teachers while the family moves into a new private home.

For Primary 1 registration, home-to-school distance is part of the priority framework, tied to the individual block address. School admission follows the Primary 1 registration process. The attraction for an established local family is continuity: a new home while remaining connected to the area where the children already study.

Why this project?

Two adjacent parcels, one combined project

One Chuan Grove brings together two adjacent land parcels acquired by the same developers in 2025. The first covers 15,831.5 sq m and the second 14,514.3 sq m. Together they form the 30,345.8 sq m land holding behind the combined scheme.

That assembly gives One Chuan Grove the scale for 1,056 apartments, seven shops and a childcare centre within one project. The residential, retail and childcare elements belong to the same overall plan, giving buyers more than a standalone apartment offering.

Five blocks with a defined height profile

One Chuan Grove has one 24-storey block and four 27-storey blocks. The confirmed arrangement establishes a five-block residential scheme, with homes distributed across buildings of two heights. The project combines that scale with a 99-year tenure across both original land parcels.

For buyers looking for a new condo in Lorong Chuan, One Chuan Grove brings a substantial new supply of homes to the same address. The 1,056-home scale also places One Chuan Grove above the 916-home Chuan Park in total apartment count.

Apartments from 474 to 1,561 sq ft

The smallest One Chuan Grove apartments are 474 sq ft and the largest are 1,561 sq ft. The range extends from a smaller floor-area commitment to substantially more space, bringing different household sizes into the same project.

That spread matters for buyers whose priority is the Lorong Chuan location. One Chuan Grove offers a broad size range within that address, so the appeal extends beyond one narrow home-size category. Smaller households and families seeking more room share access to the same location and project amenities.

Seven shops, each 409 sq ft

One Chuan Grove includes seven shop units, each measuring 409 sq ft. Retail space is part of the project itself, alongside the residential blocks and childcare centre. The shops add a commercial component within the same address as the homes.

For buyers who value convenience close to home, the combination of shops and childcare is a clear feature of the overall plan. One Chuan Grove brings these uses together within a single residential project, rather than making the apartment blocks the whole offering.

The neighbours

Chuan Park: a S$2,579 psf launch benchmark

Kingsford Group's Chuan Park launched on 10 November 2024 with 916 homes. On launch day, 696 homes sold, about 76% of the total, at an average of about S$2,579 psf. That gives Lorong Chuan a dated new-launch benchmark from a named neighbouring project.

Psf means price per square foot of a home's floor area. The S$2,579 psf figure is Chuan Park's launch-day average, placing a price measure against the November 2024 launch. For One Chuan Grove, the neighbouring launch demonstrates an established market for new private homes in Lorong Chuan.

Chuan Park is a redevelopment of the former condominium of the same name, acquired by Kingsford Group through a collective sale. One Chuan Grove comes from two government land parcels bought by Sing Holdings Residential and Sunway Developments. The two projects bring new private housing to Lorong Chuan through different land-acquisition routes.

The Chuan: an established resale neighbour

The Chuan was completed in 2007. Transactions over the 12-month period covered by April 2026 figures ranged from about S$2,029 to S$2,436 psf, averaging about S$2,182 psf. These are dated resale figures for The Chuan, alongside Chuan Park's new-launch benchmark.

Together, The Chuan and Chuan Park show two parts of the Lorong Chuan private-home market: an established completed condo and a more recent new launch. One Chuan Grove adds another new-home choice within that same residential location.

Who's building it

Sing Holdings Residential and Sunway Developments

Sing Holdings Residential Pte. Ltd. and Sunway Developments Pte. Ltd. were the successful tenderers for both Chuan Grove parcels. The partnership secured the first parcel in July 2025 and the second in September 2025, assembling the land behind One Chuan Grove.

Sing Holdings: founded in 1964

Sing Holdings was founded in 1964 and has been listed on SGX since 2007. Its residential history includes Parc Botannia in Sengkang and North Gaia EC in Yishun. These give the business named Singapore housing projects behind the One Chuan Grove launch.

Parc Botannia is fully sold and obtained its TOP in FY2022. At North Gaia, more than 99% of homes had options issued by 2 April 2025, and TOP was reached in July 2025. The track record includes completed homes in both Sengkang and Yishun, alongside the next project at Lorong Chuan.

Sunway Developments and Sunway Group

Sunway Developments is the Singapore arm of Malaysia's Sunway Group, which was founded in 1974. One Chuan Grove brings that group background together with Sing Holdings' Singapore residential experience in a joint venture for both parcels.

The first parcel: seven bids in July 2025

The first Chuan Grove parcel was awarded on 17 July 2025 for S$703.6 million. Seven bids were submitted. The land rate was about S$1,376 psf ppr, with a maximum gross floor area of 47,495 sq m.

The second parcel: five bids in September 2025

The second Chuan Grove parcel was awarded on 10 September 2025 for S$623.91 million. Five bids were submitted. The land rate was about S$1,331 psf ppr, with a maximum gross floor area of 43,543 sq m.

Across the two parcels, the combined land consideration was about S$1.33 billion. Psf ppr means land price per square foot of allowable floor area. The two awards establish the land investment behind One Chuan Grove and the sequence that brought the adjacent parcels under the same partnership.

Future

Sales launch planned by Q1 2027

One Chuan Grove has a planned sales launch by Q1 2027. The launch brings the combined Chuan Grove project to market under its confirmed name, with the apartment count, size range, shops and childcare centre already defining the offering.

Completion target: 2030

The completion target for One Chuan Grove is 2030. That places the project within a longer-term home-moving plan for buyers seeking a new Lorong Chuan property, supported by the existing Circle Line connection and the established residential neighbourhood.

Who it suits

You want a new home without leaving Serangoon or Bishan

If your family is rooted in Serangoon or Bishan, One Chuan Grove gives you a new private-home option in the same wider area. You retain the location that matters to your household while moving into a newly built condo.

You travel in different directions

If your household uses more than one rail line, One Chuan Grove's position between the Serangoon and Bishan interchanges gives you a strong reason to choose Lorong Chuan. You have the Circle Line as the starting point, with a different interchange one stop in either direction.

You want childcare within the residential address

If early-years care is part of your home search, One Chuan Grove includes a childcare centre within the project. You get that family-focused element alongside the shops and apartments, bringing several uses into one address.

You are planning for a later move

If your home search is built around a longer horizon, One Chuan Grove's 2030 completion target puts a new Lorong Chuan option into that plan. You can pursue the address and the new-build offering as part of your next stage in Serangoon.
