Lentor Central price list and prices nearby

No price list has been released, so there is no price to quote yet. URA awarded the land in March 2026 for S$657.1 million, the highest land price yet in Lentor Hills, so prices may launch above the estate's earlier projects. The price list comes with the launch.

The land behind this launch cost more. Its winning bid was reported at S$1,278 psf per plot ratio, against S$920 for the Lentor Gardens Residences site, so a like-for-like home here is unlikely to start lower. Compare by bedroom type once the price list is out, not by the headline psf.

How you pay for Lentor Central

Lentor Central will be bought while it is still being built, so you don't pay the whole price at once. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about Lentor Central

About Lentor Central

About 553 new homes in three towers. Next to Lentor Modern mall. About 400 m from Lentor MRT. Lentor Central brings GuocoLand back to Lentor Hills for a fifth residential project, after four fully sold launches in the estate. Here is why this launch is worth a close look.

What you're buying

Lentor Central is a new 99-year private condominium by GuocoLand (Singapore) Pte. Ltd., Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd. Lentor Central is in District 26, within the Ang Mo Kio planning area and the Outside Central Region. The launch is targeted for the first half of 2027.

The planned homes are arranged across two 26-storey towers and one 27-storey tower. Lentor Central occupies 15,925.8 sqm, with a maximum gross floor area of 47,778 sqm. The plan brings about 553 homes into a three-tower address beside the estate's existing shopping and rail connection.

Location

Beside Lentor Modern and a landed housing estate

Lentor Central is next to Lentor Modern and a landed housing estate, with Lower Seletar Reservoir and Lower Peirce Reservoir nearby. That setting combines an established retail destination with lower-rise residential surroundings and reservoir landscapes in the wider area.

For buyers drawn to Lentor, this is the location combination that matters: shops and the station around Lentor Modern, landed housing beside Lentor Central, and planned parkland around the new homes. The address brings the estate's practical centre and its residential surroundings into the same housing choice.

About 400 m from Lentor MRT

Lentor Central is about 400 m from Lentor MRT on the Thomson-East Coast Line. Lentor Modern mall connects directly to Lentor MRT, putting the station and shops together next door. Orchard is an interchange on the line, which also serves Woodlands, Marina Bay, Gardens by the Bay and the East Coast. Maxwell and Shenton Way are direct destinations from Lentor too.

For work in Shenton Way or Marina Bay, the rail link runs to the destination without a change of line. Orchard adds shopping on the same connection, while Woodlands gives a northern direction of travel. The Thomson-East Coast Line makes Lentor Central relevant to buyers whose journeys extend well beyond Ang Mo Kio.

Lentor Modern mall, open since January 2026

Lentor Modern mall opened on 6 January 2026 with about 90,000 sq ft of shops and dining. The mall serves more than 80,000 households around Ang Mo Kio, Springleaf and Bright Hill. For Lentor Central, the shopping destination next door is already open, with named tenants serving the surrounding community.

Cold Storage Fresh for groceries

Cold Storage Fresh is an anchor tenant at Lentor Modern. For buyers who want supermarket access close to home, the appeal is specific: a named grocery anchor within the mall beside Lentor Central. The supermarket and direct MRT access sit within the same retail destination.

Mulberry Learning and enrichment next door

Mulberry Learning preschool anchors Lentor Modern alongside Cold Storage Fresh. Aspire Hub, Hua Xia Language Centre, Cristofori Music Academy and PlayFACTO School add enrichment options. Preschool and children's classes therefore form part of the amenity mix beside Lentor Central, giving families more than shopping as a reason to use Lentor Modern.

Clinic, dental care, TCM and pharmacy

Pinnacle Family Clinic, Luminous Dental, Ma Kuang TCM and Guardian are at Lentor Modern. The named healthcare and pharmacy offering places several types of everyday care together in the mall. For households with children or older family members, that adds practical value to having Lentor Modern next door.

Dining at Lentor Modern

Jew Kit Hainanese Chicken Rice, Nan Yang Dao, Tim Hortons, Nolita and Ssada Gimbab are among the dining names at Lentor Modern. Food and drink sit alongside the grocery, healthcare and education tenants, giving the mall several distinct roles for residents of Lentor Central.

Anytime Fitness and Healing Touch Spa

Anytime Fitness and Healing Touch Spa add fitness and wellness to Lentor Modern. The gym gives buyers a named workout destination beside Lentor Central, extending the appeal of the neighbouring mall beyond household errands. The retail mix serves both family needs and personal routines.

Lower Seletar Reservoir and Lower Peirce Reservoir

Lower Seletar Reservoir and Lower Peirce Reservoir are nearby. These two named reservoirs add a nature setting to the wider Lentor area, alongside the shops and rail connection around Lentor Modern. For buyers who value the northern reservoir belt, Lentor Central places a new private home within that part of Singapore.

School

Anderson Primary School and CHIJ St Nicholas Girls' School

Anderson Primary School and CHIJ St Nicholas Girls' School are among the established schools near Lentor Central. These are named education connections for families who want to stay around Ang Mo Kio and the surrounding estates while moving into a new private home.

Presbyterian High School

Presbyterian High School is also nearby. The school adds another education connection to the Lentor Central location, broadening the family appeal beyond the primary-school search. For households with children at different stages, the surrounding school names are part of the reason to remain around this area.

Keeping a familiar school community

For families already connected to schools around Ang Mo Kio and Lentor, a local upgrade supports continuity. A new home becomes part of the same wider school neighbourhood, keeping education and family connections central to the move. Lentor Central offers that route into a new condo within the area.

Primary 1 priority follows the registered address

Primary 1 registration gives priority by home-to-school distance, using the final registered home address. At Lentor Central, the applicable distance band follows that address, with school admission governed by the registration rules. Anderson Primary School and CHIJ St Nicholas Girls' School are nearby school connections within that framework.

Why this project?

A new home beside amenities already operating

The supermarket, preschool, enrichment centres, healthcare tenants and dining at Lentor Modern are already part of the estate. For Lentor Central, that gives the location an immediate foundation: the commercial destination beside the new homes has opened and is serving households around Lentor. The amenity story starts with actual tenants.

A three-tower plan between two earlier project sizes

At about 553 homes, Lentor Central sits between the 533-home Lentor Mansion and the 598-home Lentor Hills Residences in home count. The three-tower plan gives buyers a defined project scale within an estate where GuocoLand has already launched several residential projects.

Green Mark Platinum, Super Low Energy target

Lentor Central targets BCA Green Mark Platinum (Super Low Energy) on completion, together with Maintainability, Whole Life Carbon, and Health and Wellbeing badges. The targets put energy performance, maintainability and wellbeing into the project's stated direction, alongside the location and tower plan.

For buyers drawn to energy-conscious homes, that makes sustainability part of Lentor Central's product proposition. The target spans more than the energy label alone, with named badges addressing the building's maintenance, carbon and wellbeing objectives.

Landscaped gardens and efficient layouts in the plans

Landscaped gardens and efficient layouts are planned for Lentor Central. The emphasis brings greenery and the use of interior space into the home proposition. Alongside the nearby reservoirs and future parks, the planned gardens carry the green setting into the residential concept itself.

The eighth land release in the current Lentor Hills pipeline

Lentor Central is the eighth government land sale launched in Lentor Hills and the last confirmed parcel in the current pipeline. That places Lentor Central at the latest stage of the estate's sequence of new residential launches, with earlier projects already forming the surrounding neighbourhood.

The neighbours

Lentor Modern next door

Lentor Modern has 605 homes in three 25-storey towers and obtained TOP in August 2025. The residential component and mall make Lentor Modern both a neighbouring condo and an amenity destination for Lentor Central. The relationship is direct: a completed residential neighbour with shops and station access beside the new launch.

Lentor Hills Residences and Lentor Mansion

Lentor Hills Residences has 598 homes, while Lentor Mansion has 533. Lentor Mansion completed in the third quarter of 2026. The two projects add named residential communities to Lentor Hills, giving the new estate a housing base beyond Lentor Modern.

The earlier Lentor Central Residences

Lentor Central Residences is the separate 477-home project that launched on 8 and 9 March 2025. At launch, 445 homes sold, or 93%, at an average of S$2,200 psf. Lentor Central Residences was fully sold by 30 June 2026 and is directly across the road from Lentor Modern and Lentor MRT.

Launch starting prices at Lentor Central Residences included a 915 sq ft 3-bedroom from S$1.813 million and a 1,184 sq ft 4-bedroom from S$2.368 million. These figures give the neighbourhood a dated reference for both home size and total price at the earlier launch.

Lentor Gardens Residences and July 2026 prices

Lentor Gardens Residences has 499 homes and launched on 18 July 2026, selling 270 homes on launch day, or 54%, at an average of S$2,350 psf. Compact 3-bedroom average prices ranged from S$2.05 million to S$2.21 million. The July launch adds a more recent price reference within Lentor Hills.

Psf means price per square foot: the price of a home divided by its floor area. The S$2,200 psf launch average at Lentor Central Residences and S$2,350 psf average at Lentor Gardens Residences describe those projects at their respective launches. They put actual local sales prices into the Lentor neighbourhood story.

An estate with buyers already committed

The six Lentor Hills projects launched before Lentor Gardens Residences sold 2,929 of their 2,954 homes, about 99%, by July 2026. That is the wider estate backdrop for Lentor Central: earlier launches have brought buyers into Lentor Hills, with a high proportion of those homes already sold.

Who's building it

GuocoLand and the residential partners

GuocoLand (Singapore) Pte. Ltd., Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd. secured the land for Lentor Central. The joint-venture interests are GuocoLand 50%, Intrepid Investments 40% and TID Residential 10%. The partnership combines GuocoLand with Hong Leong-linked residential developers.

The Hong Leong and Mitsui Fudosan connections

Intrepid Investments is wholly owned by Hong Leong Holdings. TID Residential is wholly owned by TID Pte. Ltd., the Hong Leong and Mitsui Fudosan joint venture. These relationships identify the groups behind the two partners alongside GuocoLand, giving the residential consortium a clear ownership structure.

GuocoLand's fifth residential project in Lentor Hills

GuocoLand's four earlier Lentor Hills projects, Lentor Modern, Lentor Hills Residences, Lentor Mansion and Lentor Central Residences, are fully sold. Lentor Central is the fifth. The local track record covers both the mall-linked Lentor Modern and several other residential projects in the same estate.

For a buyer, that experience is directly relevant to the address. GuocoLand is returning to a neighbourhood where GuocoLand has already developed homes and the retail destination beside Lentor Central. The launch builds on a named local portfolio rather than an unfamiliar residential location.

A S$657.1 million winning land bid

The Lentor Central tender launched on 8 December 2025 and closed on 3 March 2026 with five bids. The land award was announced on 6 March 2026. The winning bid was S$657.1 million, or about S$1,278 psf ppr, the highest land rate for a Lentor Hills parcel at the time of the tender.

The winning offer was 5.7% above the second bid, from Frasers Property, Sekisui House and Soilbuild, at S$1,208 psf ppr. Psf ppr is the land price per square foot of allowable floor area. The bidding figures describe the land purchase behind Lentor Central.

S$634.7 million in green financing

A S$634.7 million green club facility from OCBC and ICBC Singapore Branch supports Lentor Central. The financing sits alongside the Green Mark Platinum (Super Low Energy) target and the planned sustainability badges, making green objectives part of both the funding and product direction.

Future

Lentor Central launch, targeted for the first half of 2027

The sales launch for Lentor Central is targeted for the first half of 2027. The target brings another GuocoLand-led residential launch into Lentor Hills, following the earlier projects in the estate. Buyers have a new opportunity to choose a home around Lentor Modern and the Thomson-East Coast Line.

Hillock Park and Linear Park, planned around Lentor Central

The future Hillock Park and Linear Park are planned around Lentor Central. Together, the two named parks add green space to the residential setting, complementing the landscaped gardens planned within Lentor Central. Greenery forms part of both the home concept and the surrounding estate plan.

North-South Corridor viaduct, targeted for 2027

The North-South Corridor viaduct from Admiralty Road West to Lentor Avenue is targeted for 2027. Lentor Avenue places the planned viaduct within the wider transport story around Lentor Central, adding a road-infrastructure milestone alongside the existing rail connection.

North-South Corridor tunnel to the ECP, targeted for 2029

The rest of the North-South Corridor tunnel to the ECP is targeted for 2029. The two corridor milestones extend the transport plans beyond the immediate estate, linking the Lentor Avenue end of the project with the longer corridor towards the ECP.

Thomson-East Coast Line airport extension, planned for the mid-2030s

The Thomson-East Coast Line extension to Changi Airport is planned in connection with Terminal 5 in the mid-2030s. For Lentor Central, the plan adds an airport destination to the longer-term story of the line serving Lentor MRT. The future direction builds on the existing connections to Orchard, Marina Bay and the East Coast.

Who it suits

Ang Mo Kio and Yishun HDB upgraders

You want a new private home while keeping the north and Ang Mo Kio central to your housing search. Lentor Central brings a new condo option into that area, with established shopping beside the homes. For HDB owners, a private-home purchase follows completion of the flat's MOP.

Families connected to nearby schools

You want to remain around Anderson Primary School, CHIJ St Nicholas Girls' School or Presbyterian High School. Lentor Central combines those school connections with the preschool and enrichment offering at Lentor Modern, giving the home search a family focus across different education stages.

Thomson-East Coast Line commuters

You want a direct line to Orchard, Shenton Way or Marina Bay. Lentor Central puts Lentor MRT close to home and Lentor Modern beside the residential address, bringing the rail connection and household amenities together in the same local centre.

Buyers drawn to a greener residential setting

You want reservoirs and planned parks to be part of the location appeal. Lentor Central combines the surrounding nature setting with a stated low-energy target and planned landscaped gardens, making greenery and sustainability part of the reason to choose the address.

Buyers who value GuocoLand's Lentor experience

You want a new home from a team already active in the neighbourhood. Lentor Central follows four fully sold GuocoLand projects in Lentor Hills, with the neighbouring Lentor Modern providing a direct local reference for the team behind the new launch.
