Woodlands Drive 17 Residences price list and prices nearby
Sim Lian has not released the price list, so there is no price to quote yet. The land price is not a selling price; wait for the price list before judging value.
What the land cost
| Site | Won by | Awarded | Land price |
|---|---|---|---|
| This site | Sim Lian | January 2026 | S$484M, about S$794 psf per plot ratio |
| The other Woodlands Drive 17 site (Wynwood Grand) | CDL | August 2025 | S$360.9M, about S$782 psf per plot ratio |
Land prices are the developers' cost, not selling prices.
This site's bid was reported as a record land rate for an EC at the time, a little above its neighbour's. The two ECs are the first new EC sites in Woodlands since Northwave on Woodlands Avenue 12, awarded in 2015 and completed in 2019, so there are few recent EC prices in the town to compare against.

Send Me The Price ListHow you pay for Woodlands Drive 17 Residences
An EC bought from the developer is paid for in stages while it is built. You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest as the building goes up. A bank loan covers up to 75% and is drawn down the same way, so the monthly instalments start small.
| Stage | Of the price |
|---|---|
| Booking (option to purchase) | 5%, cash |
| Sale and Purchase Agreement | 15% |
| Foundation | 10% |
| Reinforced concrete framework | 10% |
| Partition walls | 5% |
| Roofing and ceiling | 5% |
| Door and window frames, wiring, plumbing | 5% |
| Car park, roads and drains | 5% |
| TOP (keys) | 25% |
| Legal completion (CSC) | 15% |
The standard schedule for homes under construction; the exact stages are in your Sale and Purchase Agreement. Stamp duty and legal fees are paid on top.
Loans for an EC
- EC buyers use bank loans, not HDB loans
- Until TOP, the monthly mortgage can't be more than 30% of the household's gross monthly income, and all debts together no more than 55%
- Banks test what you can afford at a 4% interest rate, whatever the actual rate
- So at the S$16,000 income ceiling, a price above about S$1.34 million needs more cash or CPF than the usual 25%
Stamp duty
| Part of the price | Buyer's Stamp Duty |
|---|---|
| First S$180,000 | 1% |
| Next S$180,000 | 2% |
| Next S$640,000 | 3% |
| Next S$500,000 | 4% |
| Next S$1.5 million | 5% |
| Above S$3 million | 6% |

More about Woodlands Drive 17 Residences
About Woodlands Drive 17 Residences
A new EC beside Woodlands Hospital. Woodlands South MRT close by. The older 5-year MOP and deferred payment scheme. Woodlands Drive 17 Residences brings these advantages together in a planned community of about 560 homes by Sim Lian, the larger of the two new ECs on Woodlands Drive 17. Here is why this upcoming launch is worth a close look.
What you're buying
Woodlands Drive 17 Residences is a new 99-year executive condominium by Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd, part of Sim Lian Group. Located along Woodlands Drive 17 in District 25, Woodlands Drive 17 Residences occupies about 26,980 sq m and offers about 560 homes.
An EC is a public-private housing hybrid built and sold by a private developer for eligible Singapore households. Woodlands Drive 17 Residences carries the S$16,000 monthly household income ceiling and the older EC ownership rules. That gives eligible families a route from HDB living into a new privately developed home, while remaining in the north.
Sim Lian's Aurelle of Tampines provides a real EC launch reference: 682 of its 760 homes sold on 8 March 2025 at an average of about S$1,766 psf. That is the launch price of Aurelle of Tampines, a separate Sim Lian EC in Tampines.
Location
Woodlands South MRT and the interchange one stop away
Woodlands Drive 17 Residences is about 165 m from Woodlands South MRT in a straight line from the centre of Woodlands Drive 17 Residences. Woodlands South sits on the Thomson-East Coast Line, with a sheltered walkway to Exit 5 planned as part of Woodlands Drive 17 Residences.
One stop away, Woodlands MRT connects the Thomson-East Coast Line with the North-South Line. Causeway Point and the regional bus interchange are linked to Woodlands MRT, putting the regional centre's shopping and transport connections together at the next station.
The Thomson-East Coast Line runs south towards the city, while Woodlands North is two stops away in the other direction. The combination gives Woodlands Drive 17 Residences access to the regional centre, a second MRT line and the northern rail gateway from the same starting station.
Woodlands Hospital next door
Woodlands Drive 17 Residences is next to Woodlands Hospital, which opened on 13 July 2024 to serve the north. Hospital access is part of the existing location offer, with a major healthcare institution beside the new EC.
For healthcare staff based at Woodlands Hospital, the adjacency is especially relevant: home and workplace share the Woodlands South setting. For families with healthcare among their priorities, the same hospital is a substantial neighbourhood amenity.
Causeway Point for shopping and transport
Causeway Point is the largest mall in Woodlands and links to Woodlands MRT and the regional bus interchange. Causeway Point and Woodlands Square are about 1.4 km from the centre of Woodlands Drive 17 Residences in a straight line.
That places Woodlands Drive 17 Residences near an established regional shopping destination. Causeway Point brings the mall and transport hub together, giving the new EC a regional-centre amenity base beyond the immediate Woodlands Drive 17 surroundings.
Woodlands Regional Library at the Civic Centre
Woodlands Regional Library is in Woodlands Civic Centre near Causeway Point. The library adds a public learning resource alongside the shopping and transport hub, broadening the appeal of Woodlands Central for families with children.
The Seletar Expressway
Woodlands Drive 17 Residences is near the Seletar Expressway, or SLE. Road access complements the rail connection at Woodlands South, giving households both an expressway connection across the north and MRT access towards the city.
School
Innova Primary on Woodlands Drive 17
Innova Primary School is at 80 Woodlands Drive 17, placing a primary school on the same named road as Woodlands Drive 17 Residences. Woodgrove Primary School is another primary school in the surrounding area.
For families already connected to schools in Woodlands, a new EC in Woodlands South offers continuity around an established school community. The attraction is a housing upgrade within the same town, with the children's education remaining part of that local connection.
How Primary 1 distance priority works
Primary 1 registration gives priority by the distance between the individual home address and the school, alongside the applicable registration rules and available places. Distance priority is tied to the home address rather than the EC's working name.
Why this project?
The older 5-year MOP
The tender for Woodlands Drive 17 Residences closed on 13 January 2026, before the 8 May 2026 EC rule change. Woodlands Drive 17 Residences therefore keeps a 5-year minimum occupation period, or MOP. ECs under the newer rules carry a 10-year MOP.
That is a five-year difference in the required occupation period. For an eligible family buying a home to live in, the shorter MOP brings the next resale milestone forward by five years against an EC under the newer rules. The distinction comes from the rules attached to the land tender, rather than the eventual launch date.
Full privatisation after 10 years
Under the older rules, Woodlands Drive 17 Residences reaches full privatisation after 10 years. ECs under the newer rules reach that milestone after 15 years. The older framework therefore brings both the end of MOP and full privatisation forward by five years.
The ownership path starts as an EC for eligible households and moves through defined milestones. For a family planning a long period of ownership, that timeline is a concrete difference between Woodlands Drive 17 Residences and ECs on the newer framework.
The deferred payment scheme remains available
Woodlands Drive 17 Residences retains access to the deferred payment scheme under the older rules. The scheme allows part of the purchase payments to be deferred, giving eligible buyers another payment structure alongside the progressive payment approach. ECs under the newer rules no longer offer the deferred payment scheme.
For an HDB upgrader managing an existing home and a new EC purchase, payment timing is part of the upgrade proposition. Retaining this scheme gives Woodlands Drive 17 Residences a financing feature that later-rule ECs have lost.
An HDB-to-EC transition with time to move
Eligible HDB owners must dispose of their existing flat within six months of collecting their EC keys. That places the disposal deadline after key collection, giving the move from an HDB flat into Woodlands Drive 17 Residences a defined transition window.
A required early-childhood centre
Woodlands Drive 17 Residences must include an early-childhood development centre of at least 500 sq m gross floor area for about 100 children, operated for at least 10 years. Childcare provision is therefore built into the requirements for Woodlands Drive 17 Residences.
For young families, the appeal is the inclusion of an early-years facility within the residential address. The minimum floor area, capacity and operating period make this a specific family-focused provision within the new EC.
A substantial new EC community
With about 560 homes, Woodlands Drive 17 Residences is the larger of the two new ECs on Woodlands Drive 17. The land area is 26,979.9 sq m, with a gross plot ratio of 2.1 and maximum gross floor area of 56,658 sq m.
Plot ratio expresses allowable floor area relative to land area. Here, the 2.1 ratio sets the scale of building floor area across the land, giving the new EC a defined planning envelope rather than a home count alone.
New EC supply after a long gap
Before the two Woodlands Drive 17 EC parcels, Woodlands' last new EC land award was Northwave on Woodlands Avenue 12 in 2015. Woodlands Drive 17 Residences brings a new EC option back to the town after that long gap in land supply.
The neighbours
Wynwood Grand on the same road
Wynwood Grand is the other new EC on Woodlands Drive 17, by City Developments Limited. Its planned scale is about 430 homes, against about 560 at Woodlands Drive 17 Residences. Both bring new EC housing to the Woodlands South area, with Woodlands Drive 17 Residences offering the larger planned home count.
The neighbouring parcel was awarded on 26 August 2025 for S$360.899 million, at about S$782 psf per plot ratio. Sim Lian's winning land rate for Woodlands Drive 17 Residences was about S$794 psf per plot ratio in January 2026.
Northwave and BelleWoods
Northwave has 358 homes, launched in 2016 and was completed in 2019. BelleWoods has 561 homes and launched in 2014. These established EC names form part of Woodlands' existing housing landscape, while Woodlands Drive 17 Residences adds a new 99-year option at Woodlands South.
At about 560 homes, Woodlands Drive 17 Residences has a planned home count close to BelleWoods' 561 and above Northwave's 358. The scale places Sim Lian's new EC alongside an established Woodlands EC community in home-count terms.
Who's building it
Sim Lian Land and Sim Lian Development
Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd won Woodlands Drive 17 Residences. Sim Lian JV (Woodlands) Pte. Ltd. was appointed as the developer from 20 April 2026. Behind the new EC is Sim Lian Group, with an EC portfolio dating back to 2001.
An EC track record from The Dew to Aurelle of Tampines
Sim Lian's EC portfolio includes The Dew in Bukit Batok, with 248 homes in 2001; The Tampines Trilliant, with 670 homes and a 2012 launch; Wandervale, with 534 homes in 2016; and Treasure Crest, with 504 homes in 2016. Aurelle of Tampines was Sim Lian's fifth EC since 2001.
Treasure Crest was fully sold, while Wandervale sold 485 of its 534 homes in the recorded sales period. Those projects give Sim Lian experience across several EC communities and launch cycles, bringing a long EC history behind Woodlands Drive 17 Residences.
The S$484 million winning bid
The tender opened on 16 October 2025 and closed on 13 January 2026 with three bids. Sim Lian's S$484 million bid led a CNQC Realty-led consortium at S$482,093,836 and Intrepid Investments with TID Residential at S$463,498,700. Woodlands Drive 17 Residences was awarded on 20 January 2026.
At about S$794 psf per plot ratio, the winning bid set a record EC land rate at the time. Psf per plot ratio measures land cost against allowable floor area; the figure belongs to the land acquisition. The winning bid secured Sim Lian the second Woodlands Drive 17 EC parcel.
A 60-month completion period
Woodlands Drive 17 Residences carries a project completion period of 60 months from tender acceptance. That establishes the delivery period attached to the land award, taking the new EC from the January 2026 tender milestone into its construction programme.
Future
June 2026: Woodlands as a northern gateway
The June 2026 plan identifies Woodlands Regional Centre as the northern gateway economic hub. Woodlands Regional Centre covers about 100 hectares of developable land across Woodlands Central and Woodlands North Coast, placing Woodlands Drive 17 Residences within a town with a substantial regional-centre planning role.
Woodlands Central and Woodlands North Coast give the regional centre two distinct precincts. For buyers who want to remain in the north, that wider planning framework adds a longer-term regional context to the established Causeway Point and Woodlands MRT hub.
Woodlands North and the RTS Link
Woodlands North is the RTS Link terminus for the connection to Bukit Chagar in Johor Bahru. From Woodlands South, Woodlands North is two Thomson-East Coast Line stops away. For households with family or regular destinations in Johor Bahru, that places the cross-border rail gateway on the same MRT line as Woodlands Drive 17 Residences.
Who it suits
You want to upgrade within Woodlands
Woodlands Drive 17 Residences suits you if your next move is from an HDB flat into a new EC while remaining in Woodlands. The town's hospital, regional shopping hub and rail connections stay part of the location offer, with Sim Lian bringing a new residential option to Woodlands South.
You qualify for the older EC framework
If your household meets the EC eligibility rules and the S$16,000 monthly income ceiling, Woodlands Drive 17 Residences offers the older 5-year MOP and deferred payment framework. The shorter occupation requirement is a clear reason to favour this EC framework over the newer one.
You work at Woodlands Hospital or use the TEL
If Woodlands Hospital is your workplace, Woodlands Drive 17 Residences puts your new home beside the hospital. If your work lies along the Thomson-East Coast Line, the Woodlands South location gives you a rail-led address with the North-South Line interchange one stop away.
You are starting a family in the north
Woodlands Drive 17 Residences suits eligible first-time families who want a new EC with early-childhood provision built into the requirements. The older rules reserve a 70% first-timer quota, while Singapore Citizens buying their first residential property pay no Additional Buyer's Stamp Duty.
