No price list has been released, so there is no price to quote yet. The prices come with the developer's preview.
For context only: Springleaf Residence, the parcel next door, sold 92% of its 941 homes on its launch weekend in August 2025. That shows demand for the area, not this project's price.

This site's land cost more than Springleaf Residence's. It went for about S$1,062 psf per plot ratio after five bids in October 2025, against S$905 for the sole bid on the Springleaf parcel in April 2024. Land cost isn't a selling price, but don't expect this launch to start at Springleaf's 2025 prices.

You pay 5% in cash to book, 15% when you sign the Sale and Purchase Agreement, and the rest in stages as the building goes up. The bank loan is drawn down the same way, so the monthly instalments start small and rise.

More about Upper Thomson Road Residences
About Upper Thomson Road Residences
Springleaf MRT next door. Springleaf Forest and Springleaf Nature Park alongside. Established food names across Upper Thomson Road. Upper Thomson Road Residences brings new private homes to a location that combines rail access with a nature-led setting, with commercial space planned at ground level. Here is why this upcoming launch is worth a close look.
What you're buying
Upper Thomson Road Residences is the working name for Upper Thomson Road Parcel A, a new 99-year private condominium by Wee Hur Property Pte Ltd and GSC Holdings Pte Ltd. Upper Thomson Road Residences is along Upper Thomson Road, next to Springleaf MRT, with about 595 homes.
Upper Thomson Road Residences occupies 24,421.9 sq m, with a maximum permissible gross floor area of 53,729 sq m. The permitted use combines residential homes with commercial space on the first storey. This puts a mixed residential and commercial format into the Springleaf address, alongside the existing shophouses across Upper Thomson Road.
Location
Next to Springleaf MRT
Upper Thomson Road Residences is next to Springleaf MRT on the Thomson-East Coast Line. The same line runs directly to Orchard and Marina Bay without a transfer. For buyers who want the greenery of Springleaf while retaining a direct city rail connection, this is the central advantage of the address.
Woodlands is two stops from Springleaf MRT and provides the North-South Line interchange. Woodlands North is three stops away. Heading towards the city, the Thomson-East Coast Line also links Springleaf with Caldecott and Outram. The route gives Upper Thomson Road Residences a north-to-city connection from the station next door.
Springleaf MRT opened on 28 August 2021 at 825 Upper Thomson Road. The entrances serve Springleaf Nature Park, the Thong Soon estate and the Upper Thomson Road shophouses. The station is part of the existing neighbourhood infrastructure, with residential streets, food destinations and parkland around it.
Greenery and landed homes
The surroundings of Upper Thomson Road Residences are a low-density enclave of greenery and landed homes. Springleaf Forest and Springleaf Nature Park are adjacent. That gives the location a particular character: new condominium homes within an area already defined by lower-rise housing and substantial green surroundings.
The Thong Soon estate and Upper Thomson Road shophouses add an established residential and commercial layer. The appeal is rooted in named places already here, rather than depending entirely on new shops or future neighbourhood facilities.
Springleaf Nature Park by the Seletar River
Springleaf Nature Park covers about six hectares by the Seletar River. Trails and an observation deck give the park distinct places for nature recreation, with more than 80 bird species recorded. Upper Thomson Road Residences has a named nature park alongside, bringing more substance to the green setting than landscaping within a condominium alone.
Springleaf Nature Park has a rest shelter, toilets and a car park, alongside the birdwatching observation deck. These facilities support the park as a destination for nature walks and photography. For buyers who value outdoor space, the park is part of an established natural setting around the new homes.
Upper Seletar Reservoir, Lower Seletar Reservoir and Central Catchment
Central Catchment Nature Reserve, Upper Seletar Reservoir and Lower Seletar Reservoir form part of the wider surroundings. Springleaf therefore sits within a larger landscape of reserve and reservoirs, with Springleaf Nature Park providing a distinct local green space beside Upper Thomson Road Residences.
The combination gives the address a nature-led identity at several scales: the park alongside, the forest nearby and the wider reservoir landscape. For a buyer choosing Springleaf for its setting, those are separate and established parts of the location.
Food across Upper Thomson Road
Springleaf Prata Place, Casuarina Curry and Pacamara Boutique Coffee Roasters are across Upper Thomson Road. The names give the immediate food offer its character, with prata, curry and coffee represented among the established destinations. Upper Thomson Road Residences brings new homes opposite an existing dining cluster.
The food offer adds a different kind of amenity to the park-and-station combination. Alongside the train connection and green spaces, the Upper Thomson Road shophouses give the neighbourhood an established place to eat and meet.
Northpoint City and healthcare in Yishun
Northpoint City and Khoo Teck Puat Hospital are in Yishun, a short drive from Upper Thomson Road Residences. Northpoint City adds a substantial shopping destination beyond the immediate shophouse cluster. The wider location therefore includes both the local Upper Thomson Road food offer and the larger retail destination in Yishun.
Khoo Teck Puat Hospital and Yishun Community Hospital serve the north. For households with healthcare commitments in Yishun, these named hospitals add a practical connection to the area alongside the retail offer. The Upper Thomson location sits within that wider northern network.
Upper Thomson Road and the SLE
Upper Thomson Road, Mandai Road and the Seletar Expressway provide road access. The Seletar Expressway links to the Central Expressway and Tampines Expressway. For households using both rail and road, Upper Thomson Road Residences combines the station-side address with connections into the expressway network.
School
Primary 1 registration
Primary 1 registration uses home-to-school distance as part of admission priority. The relevant distance band follows the final home address, while admission follows the registration process. School allocation remains separate from the home purchase.
Why this project?
A station-side address in a nature-led enclave
Upper Thomson Road Residences combines an address next to Springleaf MRT with adjacency to Springleaf Forest and Springleaf Nature Park. The two features work together: rail gives the location a city connection, while the park and forest give Springleaf its green identity. Buyers drawn to nature have a specific station beside the new homes.
Commercial space at ground level
The permitted use includes commercial space on the first storey, with about 2,000 sq m of commercial space planned. This adds a commercial component within Upper Thomson Road Residences itself, alongside the existing Upper Thomson Road shophouses. The format gives the new residential address a second layer beyond homes alone.
A substantial residential community
About 595 homes places Upper Thomson Road Residences below the 941-home count at Springleaf Residence. The two projects bring different residential scales to the same wider Springleaf neighbourhood. Upper Thomson Road Residences adds a new choice alongside the earlier launch, with its own commercial component.
A 24,421.9 sq m land parcel
The land area is 24,421.9 sq m and the maximum permissible gross floor area is 53,729 sq m, giving a plot ratio of about 2.2. Plot ratio expresses the amount of allowable floor area relative to the land area. Here, the figures describe the scale of the residential and commercial programme planned for Upper Thomson Road Residences.
Private condominium ownership
Upper Thomson Road Residences is a private condominium on a 99-year lease. The private condominium classification places Upper Thomson Road Residences outside the EC eligibility, MOP and resale framework. For buyers seeking a new private home around Springleaf, that is the ownership category offered here.
The neighbours
Springleaf Residence
Springleaf Residence contains 941 homes. At its August 2025 launch weekend, 92% sold at an average of about S$2,175 psf. By 30 June 2026, Springleaf Residence was 97% sold. Those dated results establish an earlier new-launch reference within Springleaf itself.
Psf means price per square foot of a home's floor area. Springleaf Residence's August 2025 launch average provides a specific local price reference, attached to a named project and launch period. Upper Thomson Road Residences follows that earlier residential addition to the neighbourhood.
Lentor Gardens Residences
Lentor Gardens Residences sold 270 homes, or 54%, on 18 July 2026 at an average of S$2,350 psf. Three-bedroom homes accounted for 42% of launch-day sales, two-bedroom homes for 40% and four-bedroom homes for 18%. This gives the wider Thomson corridor another dated private-home launch reference.
The wider Lentor Hills area had seen six launches and nearly 3,000 homes since September 2022, as at October 2025. Upper Thomson Road Residences joins a broader corridor of new private housing while retaining its own Springleaf park-and-station location.
Thomson Reserve
Thomson Reserve's released October 2026 starting prices are S$1.544 million for a two-bedroom home at S$2,608 psf, S$2.503 million for a three-bedroom home at S$2,643 psf, and S$3.388 million for a four-bedroom home at S$2,737 psf. These figures add another named Upper Thomson price reference to the surrounding new-home market.
Who's building it
Wee Hur Property Pte Ltd and GSC Holdings Pte Ltd
Upper Thomson Road Parcel A was awarded to Wee Hur Property Pte Ltd and GSC Holdings Pte Ltd on 31 October 2025. GSC Holdings is Wee Hur's largest shareholder. Wee Hur was founded in 1980 and listed on the SGX Mainboard in 2008, giving the project a developer history extending across several decades.
The S$613.939 million land award
The winning price was S$613,939,000, equivalent to about S$1,062 psf per plot ratio. Five bids were received when the tender closed on 23 October 2025. Frasers Property Phoenix and SB (Westpoint) Investment submitted the second-highest bid of S$601.5 million, about 2% below the winning offer.
The other bidders were GuocoLand with Intrepid Investments and TID Residential, Kingsford Huray, and Sim Lian. The award puts named companies and a completed land transaction behind Upper Thomson Road Residences. The land rate measures acquisition cost against allowable floor area, a different measure from the psf paid for a home.
Parc Centros and Parc Botannia
Wee Hur's residential track record includes Parc Centros in Punggol, a 618-home joint venture with ZACD Group completed in 2016. Parc Botannia in Sengkang contains 735 homes and was a joint venture with Sing Holdings. Both were fully sold, with Parc Botannia fully sold by March 2021.
These named projects show experience delivering residential communities with hundreds of homes. For Upper Thomson Road Residences, that is a relevant part of the developer story: prior work at a substantial residential scale, alongside smaller projects in the wider portfolio.
Bartley Vue, Urban Residences and Villas @ Gilstead
Bartley Vue received TOP on 23 April 2026. The 115-home project comprises two 16-storey towers in District 19 and was fully sold at an average of about S$1,850 psf. Urban Residences and Villas @ Gilstead were also fully sold as at April 2026, alongside Parc Centros and Parc Botannia.
Construction experience within the group
Wee Hur's construction arm builds the group's development projects. Property development and construction therefore sit within the same group's experience. Upper Thomson Road Residences comes from a business with both residential development history and an established construction operation.
Future
June 2022: the wider Springleaf planning study
The June 2022 Springleaf planning study covers a 33-hectare area with about 2,000 planned homes and nature recreation. Upper Thomson Road Residences forms part of a wider residential setting whose planning brings housing and green surroundings into the same area.
For buyers drawn to Springleaf, the broader direction is a residential neighbourhood shaped around its nature setting. The existing park, forest and MRT station give that future chapter an established starting point, rather than a location defined entirely by new infrastructure.
